Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,999 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/14/18: Upstairs AC unit running and keeping up. Lowest level readings temp79.1 and humidity 50.2%.
9/14/18: There were several insect droppings on master bath sink again as mentioned previously, I cleaned them up.
9/14/18: I checked the attic and found no evidence of a leak, moisture level appears normal.
9/14/18: Water was on upon arrival, the cleaning person must have left it on. As mentioned several times before, the weeds are really growing through the cracks on the lanai. May want to schedule someone to pull/spray/power wash the lanai, photos below. Weeds are also growing in the cracks of the driveway pavers.
9/14/18: The pool really need some attention there’s certain lines along the top tiles that need to be scrubbed debris floating on top and on the bottom and in one photo below you’ll see a dead frog floating along the edge. The pavers on the driveway need to be treated again as the weeds are growing up through them photos below. I’ve also attached several photos of palm tree shucks and fronds mainly along the back of your home as a comparison for next service call to be sure there are actually picking these up.
9/14/18: I moved each thermostat to 76 degrees to mitigate the higher humidity levels. The pool is above the skimmer port and has some debris floating in the top of the water. I do not see any breach in the screening.
9/14/18: I move the thermostat back one more degree to 77° based on the humidity level inside your home. On the water main on upon my arrival, this is not from our last inspection and I need my key five on the water main so there’s no way for me to drive Away without shutting your water off. I pulled/treated the weeds on your lanai, drive and entry walk way.
9/13/18: Hall toilet handle sticks a bit, need to jiggle handle. Smoke detector just leading into the master bedroom from the living room is chirping the battery needs replaced. To FedEx package slip at the front door see photo below.
9/13/18: Spots on ceiling in guest bedroom appear to be no worse.
9/13/18: Orange still on slceiling in master bedroom.
9/13/18: I emptied then filled all the small containers of the damp rid. The car hesitated before it started I think we need to heading for battery issue.
9/13/18: Drained water from system after water was turned off.
9/13/18: Water is off at unit 2004. Circuit breaker number 24 was tripped which is the circuit breaker that operates the shutters on the lanai. I could not run them up until I set that breaker when I’m up there in the back down.
9/13/18: The smoke detector in the hall downstairs leading to the guest bedroom and bath is chirping it needs the battery replaced.

9/13/18: The Watermain was on upon arrival as the contractors were inside your unit when I left the water was still on and they were still there. All sinks, tubs shower heads removed could not run. I put the new Marine air dryer in your car and found no power from the outlet to the car it appears the cord has gone bad. Are used a meter to check the outlet it has power there is no power at the end of the cord. I’ll pick up a cord and bring one next Thursday. I did look at the car interior over everything is fine.
9/13/18: Upstairs humidity 59.3% and temp 79.1 degrees.
9/13/18: The lawn is long but not excessively long. Water main is on, I suggest it be off when not occupied. Water heater is on, I suggest it be turned off when home is not occupied. Debris at the bottom of the pool, see photo below. Brought in several pieces of mail one looke important see photo below.
9/12/18: Car cover looks good.
9/12/18: Pulled and treated weeds in lanyard on the lanai.
9/12/18: Photo below of current brown spot in the front yard. Two screen panels on the lanai were blown out, photos below.
9/12/18: Is my opinion that the AC system is still not working properly was not running when I arrive I was not able to get a tour run on its own until I lifted the Safe-T-Switch then it ran until I placed the Safe-T-Switch back then it shut off. Appears somebody has worked on it but I’m not sure they remedy the problem. Photos below. Picture of debris on floor under thermostat.
9/12/18: I found several dead ants in guest bathroom, photo below. I did not find any live ants. I swept them up.
9/12/18: Debris on roof as documented in past reports.
9/12/18: The pool water level is over the skimmer port, draining is recommended. Weeds are getting more aggressive as documented in past photos. Gate on right side of home was wide open.
