Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,728 service calls we have performed 27,629 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/28/25: All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.5/27/25: There has been some activity inside the residence since the last service call. The guest bathroom light was on & the lid to the toilet tank was off when I arrived. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
5/27/25: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filters as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
5/27/25: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
5/27/25: The refrigerator has been turned on, the storm shutter & all of the window blinds have been opened since the last service call. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is open.
5/27/25: Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed. Left everything show ready when leaving.
5/27/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater has reached 10yrs of age. Front load washing machine door is open to prevent odors.
5/27/25: It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
5/27/25: The lawn has some excessive browning starting throughout the entire yard. The humidity level was back under 60% inside the garage after making the last adjustment. Will continue to monitor closely & adjust accordingly. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Ran water in lanai sink. The new irrigation system appears to be on.
5/27/25: The pool pump impeller housing had a crack in it & was leaking while the pump was running when I arrived see photos below. Reset the tripped gfi outlet in the garage & made sure the garage overhead doors were closed all the way. The right side overhead door has a small section of weather stripping missing that is allowing light to shine through. The fill valve in the half bathroom toilet by the pool has quit working correctly & would not quit trying to fill the tank. I shut the water supply valve to the toilet off for now & tagged the toilet as such. Client can address when they return. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 72.9% & 82.7. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
5/27/25: I had to remove some more of the fruit from the refrigerator as it was perishing. There are a couple sections of soffits pushed up along the back of the house. The pool is missing a couple tiles on the waterline. Client is addressing. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the truck in the driveway. Visual check of the boat photo below. Left the water main on when leaving.
5/27/25: An irrigation sprinkler head appears to be broken & causing a washout on the left side of the house in front of the pool cage see photos below. The lawn has some brown spots throughout the entire yard. Brought in two pieces of important mail with a stack of magazines & sales flyers. I put the envelope in the mailbox to be forwarded as it was under 13ozs.
5/27/25: There was a signature pest control technician spraying the lawn & a white Toyota Camry car parked in the driveway when I arrived. There is some browning throughout the entire lawn. Checked all damp rid buckets. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox.
5/27/25: The lawn has some light browning & some brown spots throughout the yard see photos below. Weeds are starting to build up in the landscape beds see photos below. Removed an arrow environmental services pest sign dated 5/16 from the front yard. New blinds are waiting to be installed over all the windows & sliding glass doors. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed.
5/27/25: The pool water level was a little low from evaporation when I arrived. I ran the hose in it during the service call to help bring the water level up. The lawn has some browning in the front & right side of the house see photos below. Made sure the water heater, range & ice maker were off. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Pool water spiqot fill valve was on. All accordion storm shutters are closed & panels on. Turned off the water main to the house only when leaving.
5/27/25: The gutter downspout on the back left corner of the house appears to have been worked on since the last service call photo below. I ran the hose in the pool during the service call to help keep the water level up. The lawn still has some browning in the front & backyard. The master bathroom tub appears to have a clogged or slow drain. I have tagged it as such. All ceiling fans are on. Visual check of the boat. Light was solid white. Both mini refrigerators on the lanai are off & doors propped open. Mesh storm shutters on lanai are closed. Storm shutter over front door will be closed if a hurricane is imminent.
5/27/25: The pool pump filter canister was leaking from a crack in the plastic on the backside just below the lid while the pool pump is running when I arrived see photo below. Will send a video of the leak to the client via text. The lawn has some browning in the front yard & left side of the house. Wine cooler was on & cold. All ceiling fans are off. Front load washing machine door is open to prevent odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green slip in mailbox. Left the water main on when leaving for the pool water auto filler.
5/23/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
5/23/25: There are some perishable items inside the refrigerator. Watered the plants on the front porch & lanai. All ceiling fans are off. Checked damp rid bag in lanai storage closet. Clear panels on lanai are closed. Put the key back inside the lockbox when leaving.
5/23/25: The humidity level was still slightly over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
5/23/25: Watered the plants by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
5/23/25: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered plant in the kitchen. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.

5/23/25: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
5/23/25: Brought in one piece of mail see photo below. All ceiling fans are off. Watered the plants on the table & rotated 1/4.
