Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,304 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/7/25: Brought in four pieces of mail & none of them appeared to be from Bank of America see photo below. The ac thermostat was blank & the ac system was off when I arrived. I did not find any tripped breakers & I was unable to get the ac system to turn on. The ac system will need to be repaired at this time. Will contact the client & advise them of the situation. The residence was recently inspected by a pest control company & may be treated for subterranean termites soon. I did not currently see any insects by the lanai door but it is still difficult to open & close. There were currently no dead bugs on any of the floors throughout the residence since turning off all the lamps connected to light timers. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
4/7/25: The humidity level was still under 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house. I put the key back in the lock box when leaving.
4/7/25: The lawn has some browning in the front & backyard see photos below. Both garbage cans on the left side of the garage are full of garbage. Made sure the water heater, range & icemaker were off. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Adjusted the irrigation system and added another day for watering per the client. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
4/7/25: Drive by. Returned to the residence to turn the hose off & check the water level in the pool after approximately 2-3hrs. The water level in the pool was back up to an optimal level just over the middle of the top skimmer port.
4/7/25: The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
4/7/25: Both garbage cans were down by the street for collection & and there was a small can of paint for the front door on the porch when I arrived. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
4/7/25: The pool water level was extremely low when I arrived almost to the bottom of the top skimmer port & the pump was starting to suck in air. I ran the hose in the pool during the entire service call & will have to return in approximately 2-3hrs to turn the hose off & check the water level in the pool. Poured one bottle of line down the AC Condensate drain line for preventative maintenance. Weeds are starting to build up in the landscape bed. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. All ceiling fans are off. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are open. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning. Power company is addressing.
4/4/25: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
4/4/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
4/4/25: Brought in a package that was laying by the front door when I arrived see photo below. Made sure the water heater, range & ice maker were off. Unplugged the Verizon box in the master bedroom & made sure the living room light was turned off. All ceiling fans are off.
4/4/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is a perishable item inside the refrigerator. Arched window in living room is still waiting to be replaced. Checked all damp rid buckets. All ceiling fans are off. Lanai screen door is unlocked.
4/4/25: Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
4/4/25: The battery maintainer connected to the car had the red fault light on. I unplugged it & plugged it back in removing the fault light for now. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Left side pool cage screen door is locked. Photo of the pool below.
4/4/25: A survey was being performed on the outside of the residence when I arrived & the water main was on. Left everything as is when leaving. Monitoring all old water stains on the ceilings closely. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Pool pump timer is set to run between 8:00am-7:00pm. One of the pool cage screens has a tear in it. Both pool cage screen doors are unlocked. All storm shutters are open.
4/3/25: Made sure the water heater, range & ice maker were off. Found several windows unlocked throughout the residence & locked them. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the downstairs thermostat to 78 and the upstairs thermostat to 79 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
4/3/25: Made sure the water heater, range & ice maker were off. There was a fire & ice heating & air conditioning service slip dated 4/1 on the kitchen counter when i arrived see photo below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
4/3/25: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
4/3/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
4/3/25: Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
4/1/25: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
4/1/25: Brought in four pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Left all important mail at the residence for clients return. There appears to be a rectangular shaped depression forming in the front yard on the left side of the house directly in front of the sewer clean out pipe. Client will address when they return. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
4/1/25: All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
4/1/25: Ran the storm shutters down & up for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed. Left everything show ready when leaving.
4/1/25: All of the new drywall has been painted since the last service call see photos below. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items that were laying on the dining room floor when I arrived photos below. All ceiling fans are off. Mesh storm shutter on lanai is closed.
3/27/25: Make sure the water heater, range & ice maker were off. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
