Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,352 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/30/25: All of the weeds have been removed from the landscape beds and the trees have been trimmed off the left side of the house since the last service called photos below. Turned everything back on for clients return. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
10/30/25: All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.
10/30/25: Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
10/30/25: There was a fire and ice service slip dated 10/29 on the kitchen counter when I arrived see photo below. Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
10/30/25: Brought in a package that was laying by the front door when I arrived see photo below. Air dryer is off. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
10/30/25: All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
10/30/25: The inside of the residence appears to have been cleaned recently. Checked the water pan in the ac return vent. Owners closet is locked. Furniture on front porch. All storm shutters on the lanai are closed.
10/30/25: Left the water main on when leaving for clients return. Iron out is needed for the tanks of the toilets as the water is starting to come out discolored and staining the bowl as it sits. All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
10/30/25: The downstairs guest bedroom ceiling has not changed in appearance since the last service call. Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
10/30/25: Photos of the dead landscape plants on the front and right side of the house below. The garbage disposal is tagged for leaking while water is running through it and requires a new one. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are unlocked. Left the water main on when leaving for the pool water auto filler.
10/29/25: The humidity level was back under 55% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
10/29/25: I did not see any ants inside the residence. All ceiling fans are off.
10/29/25: Plugged in the power strip behind the TV in the family room and turned on the power strip in the master bedroom. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.
10/29/25: Removed a problem solved pest sign dated 10/27 from the front yard. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
10/29/25: One of the fittings connected to the lid of the pool pump filter canister is leaking while the pool pump is running see photos below. Removed a problem solved pest sign dated 10/27 from the front yard. Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. Watered the plants on the lanai.
10/29/25: Turned everything back on for clients guest. All ceiling fans are off. Storage room door on breezeway is locked.
10/29/25: The plate on the SUV expires soon. The floor was dry surrounding the ac air handler. Ac system uv light was blue. One of the master bathroom faucet handles is loose or broken. Client advised all faucet hardware will be replaced when they return. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
10/28/25: The AC air filter was dirty and needed to be replaced. I replaced it with the last of one of the new AC air filters provided and wrote the date of installation on it. Ran the storm shutters up and down for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed.
10/28/25: Building façade construction progress photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust it accordingly. Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent odors.
10/28/25: Building façade construction progress photo below. The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
10/28/25: The humidity level in the garage was over the acceptable level of 60%. I lowered the thermostat to 74 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Storm shutters on lanai are closed. The mini fridge on the lanai & the mini fridge in lanai storage room are both off & doors open. All ceiling fans are off. Ran water in lanai sink. The new irrigation system appears to be on.
10/28/25: The pool water level was a little low when I arrived. I ran the hose in it during the service call and set the water timer for 60 mins to help bring the water level back up. The mid guest bathroom shower faucet handle escutcheon plate is loose. I have tagged it as such. Watered the plant in the laundry room & rotated it. Front load washer and dryer lids are open to prevent odors. Ran water through the kitchen pot filler. Wine cooler read 55.0. Mini fridge on lanai was on & cold. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet skis. All storm shutters are closed/on except for some of the panels on the left and right side of the house.
10/28/25: The tree on the back right corner of the house is touching the roof of the house & It may need to be trimmed soon. Removed an elite pest signed dated 9/22 from the front yard. The lawn has some browning in the backyard. Client advised the perishable food items inside the refrigerator belong to the neighbor who is temporarily using the residence. There are some bird droppings on the lanai. There are a couple sections of soffits pushed up along the back of the house. The pool is missing a couple tiles on the waterline. Client is addressing. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the truck in the driveway. Visual check of the boat photo below. Left the water main on when leaving.
10/28/25: Brought in one piece of mail with a stack of sales flyers. I put the prepaid envelope in the mailbox to be forwarded to the client. Removed a truly Nolan pest sign dated 10/14 from the front yard. The lawn has some brown spots throughout the entire yard.
10/28/25: The white Toyota Camry is in the driveway. The lawn is starting to look better. Checked all damp rid buckets. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox.
