Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,156 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/29/26: Monitoring the guest bathroom faucet and vanity closely. Checked all damp rid buckets throughout the residence. All ceiling fans are off.
5/29/26: The humidity level was over the acceptable level of 60% inside the residence when I arrived. The AC thermostat screen was blank from not having any batteries & the system appeared to be off. I installed two new AA batteries provided from the small closet in the hallway restoring power to the thermostat causing the system to turn on and start blowing cold air out of the vents. I lowered the humidistat to 50% for now. The system should now stay on and cycle on and off accordingly. Will continue to monitor closely and adjust accordingly. Removed the creamer from the refrigerator. All ceiling fans are off. Lanai screen door is locked.
5/29/26: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.
5/29/26: All ceiling fans are off. Storage room on breezeway is locked.
5/29/26: The smoke detector in the guest bedroom was chirping when I arrived. I was unable to silence it as it does not have a replaceable battery backup and appears to have reached its 10yr age limit causing it to be defective. I disconnected it from the ceiling for now as it was chirping very loudly. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
5/29/26: The humidity level was over the acceptable level of 60% inside the residence when I arrived again. I lowered the humidistat back to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Front load washing machine doors propped open to prevent mildew and odors. The door frame inside the garage is rotted on the bottom of each side of the garage entry door. Client is aware. All ceiling fans are off.
5/29/26: Wine chiller in kitchen is off. All ceiling fans are off. Poured several ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
5/29/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Lanai screen door is locked.
5/29/26: All ceiling fans are on. Small portable fan on master bedroom floor is on. TV screen in master bedroom is covered to protect it from the sun. Front load washing machine door is cracked open to prevent mildew and odors. Closed and locked the storm door over the front door when leaving.
5/29/26: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Ceiling fan in living room is on.
5/29/26: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
5/29/26: Checked all damp rid buckets. All ceiling fans are off. Poured approximately one cup each of vinegar & water down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
5/29/26: Portable dehumidifier in kitchen is off. Checked light timer in living room. Lanai screen door is locked.
5/29/26: Weeds and grass are starting to build up in the Landscape beds photos below. The lock on the right side living room sliding glass door handle does not work. The secondary lock is engaged. Client is aware. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
5/29/26: The lawn is looking better since the last service call. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
5/29/26: Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Windows on the middle lanai are slightly cracked open for ventilation. Lanai screen door is locked. Clamshell storm shutter on right side of house is closed. Bahama shutters are open. Green forwarding slip in mailbox.
5/29/26: The exterior light on the front of the residence was not on when I arrived and the photo eye sensor was no longer making any noise. Checked all damp rid buckets. All ceiling fans are off. Did not run any water inside the residence. Lanai screen door is locked.
5/29/26: The exterior of the residence may need to be pressure washed soon. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
5/29/26: Ran the Keurig coffee maker. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water solution down the hvac condensate drain line for preventative maintenance. The plate on the Toyota expires soon photo below. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
5/28/26: Brought in one pool service slip dated 5/27. Found the locks on the living room right side window not correctly engaged and engaged them. Made sure the water heater, oven and icemaker were off. Air purifier in living room read 100%. Ran the disposal in the coffee bar sink. All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Pool is being filtered through the bottom drain. All objects along the sides of the house are strapped down. All storm shutters are closed & panels are on.
5/28/26: The lawn is looking better since the last service call. All damp rid bags throughout the residence were full and needed to be replaced. I replaced them all with some of the new damp rid bags provided on the kitchen counter. Monitoring the water damaged dining room ceiling closely. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed except for the shutter over the front door.
5/28/26: The pool water level is back up to the optimal level. There is an invasive Brazilian pepper tree that needs to be removed growing behind the hibiscus bush on the front of the house. Client is addressing. Watered the two plants by the front door. Ro water system underneath the kitchen sink is unplugged. All ceiling fans are off. Water softener salt container is full. Shed door is locked. All storm shutter panels are on.
5/27/26: Picked up the check off the kitchen counter. Made sure the water heater, range and icemaker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Mini fridge in kitchen is off. All ceiling fans are off. Lanai screen door is locked.
5/27/26: The humidity level was over 55% inside the residence again when I arrived. I found the settings on the thermostat and humidistat have been changed since the last service call. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. All the furniture on the front porch and lanai has been brought inside since the last service call.
5/27/26: Ran the ceiling fan on the lanai during the service call. Lithium battery in dining room is plugged in. All ceiling fans are off. Checked breezeway ceiling for Hornets nest’s. Will start the minivan on the next service call.
