Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,302 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/15/26: The lawn has some excessive browning in the front yard & right side of the house. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.6/15/26: The pool company was servicing the pool when I arrived. All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Green forwarding slip in mailbox.
6/15/26: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 45% for now to circulate air and mitigate the high humidity level. The AC system turned on and cold air started blowing out of the vents. Will continue to monitor closely and adjust it accordingly. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Green forwarding slip in mailbox.
6/15/26: Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 46. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
6/15/26: Did not run any water inside the residence as there was a recent boil water notice. Client will run water when they return. The lawn has some browning throughout the entire yard. Client is addressing. Did not run any water throughout the residence per the client as there is a current boil water notice in the area. Brought in eight pieces of mail with some sales flyers photo below. Will be forwarding the mail document requested using the prepaid envelope provided on the kitchen counter. Monitoring the new sod patch in the backyard. Some of the toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 41. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
6/15/26: Excessive weeds are growing in all the lanai pavers. There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
6/12/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Checked all damp rid bags throughout the residence. Living room ceiling fan is on. Storage room on breezeway is locked.
6/12/26: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
6/12/26: Mini fridge in kitchen is off and door propped open.
6/12/26: Monitoring the guest bathroom faucet and vanity closely. Checked all damp rid buckets throughout the residence. All ceiling fans are off.

6/12/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Front load washing machine doors propped open to prevent mildew and odors. The door frame inside the garage is rotted on the bottom of each side of the garage entry door. Client is aware. All ceiling fans are off.
6/12/26: The smoke detectors in the guest bedroom and living room are chirping and I’m unable to get them to stop. They appear to have reached their 10 year lifespan & may need to be replaced at this time. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
6/12/26: Wine chiller in kitchen is off. All ceiling fans are off. Poured several ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
6/12/26: Picked up the check from the kitchen counter. Made sure the water heater and range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Unable to access the garage as the key would not work in the lock. Front load washing machine door is open to prevent mildew and odors. Ran water in the kitchen right side sink only. All ceiling fans are off.
6/12/26: Lanai screen door is locked.
6/12/26: All ceiling fans are on. Small portable fan on master bedroom floor is on. TV screen in master bedroom is covered to protect it from the sun. Front load washing machine door is cracked open to prevent mildew and odors. Closed and locked the storm door over the front door when leaving.
6/12/26: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the humidistat back up to 55% for now to save energy. Will continue to monitor closely and adjust accordingly. Ceiling fan in living room is on.
6/12/26: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
6/12/26: Checked all damp rid buckets. All ceiling fans are off. Poured approximately one cup each of vinegar & water down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
6/12/26: Portable dehumidifier in kitchen is off. Checked light timer in living room. Lanai screen door is locked.
6/12/26: Brought in a package that was laying by the front door when I arrived photo below. Made sure the water heater, range and icemaker were off. The AC air filter was dirty and needed to be replaced. I replaced it with a new air filter provided from the utility closet and wrote the date of installation on it. The humidity level was over the acceptable level of 60% inside the residence. I found the thermostat fan on the incorrect setting of on and put it back to the correct setting of auto photos below. Leaving the fan in the on position will cause humidity levels to rise inside the residence. I also lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The guest bathroom sink leaks from underneath where the trap connects to the bottom of the sink when water is running through it photos below. I have tagged it as such. Found several windows throughout the residence unlocked and locked them.
