Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,357 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/19/26: New living room window replacement has not began yet. Aimed shower wand at drain when running water per the client. All ceiling fans are on. Front load washing machine door open to prevent mildew and odors. Clear panels on lanai are slightly cracked open for ventilation.
6/19/26: The carton of Lactaid in the refrigerator is expired photo below. All ceiling fans are off. Watered both plants & rotated them 1/4.
6/19/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
6/19/26: Portable dehumidifier in kitchen read 40. Checked all damp rids. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
6/19/26: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent mildew & odors.
6/19/26: Some of the pipe fittings on the top of the water heater have corrosion on them. Client will address. Checked all damp rid buckets throughout the residence. Front load washing machine door is open to prevent mildew and odors. All ceiling fans are on.
6/19/26: Checked all damp rid bags throughout the residence. Washing machine door is cracked open to prevent mildew and odors. All ceiling fans inside the residence are on.
6/19/26: All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
6/19/26: There are some perishable food items inside the refrigerator. Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
6/19/26: Made sure the water heater and range were off. The lawn has some browning throughout the entire yard. Client is addressing. The plate on the vehicle appears to expire soon. Did not run any water in the showers & poured water down the drains using the water jugs provided. Front load washing machine door open to prevent mildew and odors. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
6/19/26: Removed a problem solved pest sign from the front yard. The lawn has a few brown spots in the front & backyard photos below. Brought in one piece of mail photo below. Made sure the oven & ice maker were off. Downstairs mini split read 75. Humidity and temperature readings were 53.8% & 75.2. Downstairs portable dehumidifier read 58. All ceiling fans fans are on. Front load washing machine door is cracked open to prevent mildew and odors. Left the breaker for the on-demand water heater in the on position. Irrigation timer is in the auto position. Storm surge barriers for exterior doors currently not installed. Made sure the garage overhead door was closed when leaving.
6/19/26: One of the irrigation sprinkler heads on the front of the house along the walkway was broken when I arrived see photos below. Made sure the water heater, range and icemaker were off. There are some perishable food items inside the refrigerator photo below. Cobwebs etc. are starting to build up on the exterior of the residence and may need to be pressure washed soon. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. Green forwarding slip in mailbox. All storm shutters are on/closed. Made sure the garage overhead door was closed when leaving.
6/19/26: One of the Landscape lights by the front door was broken and laying on its side. Client is addressing. A section of soffits is pushed up on the front of the house to the left of the front door. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels are on. Put the key back in the lockbox when leaving.
6/19/26: Relocated the house key per the client. The pool water level was a little low when I arrived. I ran the hose in the pool & set the timer for 60mins to help bring the water level back up. Watered the plant on the front porch. All ceiling fans are off. Irrigation system is in the run position. All storm shutters are open. Put the house key back & left the water main on to the house when leaving.
6/19/26: Removed a spider free pool cage sign from the front yard. I ran the hose in the pool during the service call to help bring the water level back up. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Outdoor fridge is plugged in. Photo of the pool below. All storm shutters are closed. Green forwarding slip in mailbox.
6/19/26: A water timer has been installed on the hose spigot by the pool since the last service call and the water level was back up to the correct level. Portable dehumidifier in kitchen read 52. Checked all damp rid bags throughout the residence. Damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Green forwarding slip in mailbox. Mesh storm shutter on lanai is closed. All other storm shutters are currently off.
6/17/26: Drive by. Brought the mail documents requested to the post office for forwarding. Photo of the receipt with tracking number below.
6/16/26: The neighbor with the white minivan was sitting in the driveway when I arrived. The strut holding the hood up on the car is broken. Client will address when they return. All ceiling fans are off. Checked all light timers. No mailbox.
6/16/26: There is some underground utility work being conducted in the front yard on the right side of the driveway photo below. Watered the three plants on the kitchen counter. Front load washing machine door is propped open to prevent mildew and odors. All ceiling fans are on. Will pour a bottle of the Nuline drain cleaner down the hvac condensate drain line every 90 days for preventative maintenance if applicable. Lanai screen door is unlocked. All storm shutter panels are on.
6/16/26: Brought in one piece of mail with some sales flyers see photo below. Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked.
6/16/26: Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
6/16/26: Weeds are starting to build up in the Landscape beds. The electrical outlet on the garage ceiling is no longer working and is temporarily being bypassed with an extension cord. Client will address when they return. Removed cobwebs from around the security cameras on the lanai. All ceiling fans are off. Turned the water main off to the house only when leaving.
6/16/26: Excessive weeds are growing in all the Landscape beds. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are off.
6/16/26: Brought in one piece of mail with some sales flyers see photo below. Note on garage overhead door for lawn company.

Deep freezer in laundry room was on and cold. Mini fridge in master bedroom is off. Refrigerator and freezer on lanai were both on and cold. Order of AC thermostats are as follows #1-kitchen. #2-Hallway. #3- Master bedroom. #4-Guest house. Guest house thermostat #4 readings were 80/80. Handheld digital hydrometer readings were 80.7 & 53.2%. Large propane tank for generator read 65.
