Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,228 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/5/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
6/5/26: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 45% & the thermostat to 82 for now to circulate air and mitigate the high humidity level. The AC system turned on and started blowing cold air out of the vents. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
6/5/26: Yellow spots on den ceiling. Client is addressing. All ceiling fans are on. Washer and dryer doors are cracked open for ventilation.
6/5/26: The batteries for the front door keypad are laying on the kitchen counter. All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
6/5/26: New living room window replacement has not began yet. Aimed shower wand at drain when running water per the client. All ceiling fans are on. Front load washing machine door open to prevent mildew and odors. Clear panels on lanai are slightly cracked open for ventilation.
6/5/26: All ceiling fans are off. Watered both plants & rotated them 1/4.
6/5/26: The inside of the residence appears to been cleaned since the last service call and all furniture brought in from the lanai. The humidity level was over the acceptable level of 60% inside the residence. I found the thermostat has been raised to 78 since the last service call and lowered it to 76 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
6/5/26: Made sure the water heater, range and icemaker were off. Portable dehumidifier in kitchen read 41. Checked all damp rids. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
6/5/26: Made sure the water heater, range and icemaker were off. All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent mildew & odors.
6/5/26: Mini fridge in kitchen read 42. Portable dehumidifier in kitchen read 52. Mini fridge in bar area was on and cold. All ceiling fans are on. Checked light timer in living room. Front load washing machine door is open to prevent mildew and odors. Thermostat #1-Foyer. Thermostat #2-Master bedroom.
6/5/26: One of the pipe fittings on the top of the water heater has corrosion on it. Client will address. Checked all damp rid buckets throughout the residence. Front load washing machine door is open to prevent mildew and odors. All ceiling fans are on.
6/5/26: Made sure the water heater, range and ice maker were off. Checked all damp rid bags throughout the residence. I had to replace all damp rid bags throughout the residence as they were full using some of the new damp rid bags provided on the kitchen counter. Washing machine door is cracked open to prevent mildew and odors. All ceiling fans inside the residence are on.
6/5/26: The smoke detector in the dining room was chirping when I arrived. I replaced the battery with a new 9V battery provided from one of the kitchen drawers & made sure to test it after installing the new battery. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
6/5/26: There are some perishable food items inside the refrigerator. Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
6/5/26: Brought in two pieces of mail with some sales flyers see photo below. One of the Landscape lights by the front door was broken and laying on its side. Client is addressing. A section of soffits is pushed up on the front of the house to the left of the front door. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels are on. Put the key back in the lockbox when leaving.
6/5/26: The pool water level was a little low when I arrived. I ran the hose in the pool & set the timer for 60mins to help bring the water level back up. Watered the plant on the front porch. All ceiling fans are off. Irrigation system is in the run position. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
6/5/26: The large pile of Landscape debris has been removed from the front yard since the last service call. The AC system was back on and appeared to be working correctly again. I ran the hose in the pool during the service call to help offset evaporation. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Outdoor fridge is plugged in. Photo of the pool below. All storm shutters are closed. Green forwarding slip in mailbox.
6/5/26: The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level back up. A water timer is recommended for the hose spigot to more effectively control the water level in the pool. Portable dehumidifier in kitchen read 51. Checked all damp rid bags throughout the residence. Damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Green forwarding slip in mailbox. Mesh storm shutter on lanai is closed. All other storm shutters are currently off.
6/4/26: Storm preparation. Installed all of the clear storm shutter panels and closed all other storm shutters. Made sure everything was closed & locked up when leaving.
6/4/26: Storm preparation. Put the leather couch & curtains inside the residence. Brought in all furniture etc from the lanai. Closed all storm shutters. The ac system was back on & appeared to be working correctly again. Ran the hose in the pool while I was there to help keep the water level up.
6/4/26: Storm preparation. Brought in all the furniture etc from the lanai & dock. Closed all accordion & mesh storm shutters photos below. I made sure to lock the accordion shutters. Removed the old garbage from the garbage can and put the garbage cans inside the garage. Ran the hose in the pool while I was there to help keep the water level up.
6/3/26: Contractor access. Met with Blake from Florida comfort air-conditioning and let him into the residence to inspect the guest wing AC thermostat that I’m unable to adjust the temperature on. After examining the thermostat Blake stated that it was difficult to figure out but he discovered there was a schedule turned on preventing the temperature from being adjusted and turned it off. Blake inspected all the other thermostats and the AC system before leaving. I made sure everything was closed and locked up when leaving. 8:30am-10:00am
6/2/26: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
6/2/26: The strut holding the hood up on the car is broken. Client will address when they return. All ceiling fans are off. Checked all light timers. No mailbox.
6/2/26: Brought in 19 pieces of mail with some sales flyers see photos below. Opened all mail documents requested. Watered the three plants on the kitchen counter. Front load washing machine door is propped open to prevent mildew and odors. All ceiling fans are on. Will pour a bottle of the Nuline drain cleaner down the hvac condensate drain line every 90 days for preventative maintenance if applicable. Lanai screen door is unlocked. All storm shutter panels are on.
