Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,991 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/12/26: The lawn still appears the same with some browning throughout the entire yard. I increased all the irrigation sprinkler zones to run for 60 minutes. I used the key from the lock box on the left side of the house to enter the residence as the passcode is temporarily not working. I put the key back in the lockbox when leaving. One of the pipes connected to the pool pump equipment has a slow drip leak while the pool pump is running. Client is addressing. Brought in one pool boy service slipped dated 5/11. I ran the hose in the pool during the service call to help bring the water level up. All ceiling fans are on. Checked all damp rid bags throughout the residence. Both pool cage screen doors are unlocked. Mini fridge and freezer on lanai were both on and cold. Ran water in both sinks on the lanai. Storm shutters on lanai are closed. Visual check of the boat photo below. GFI outlet was tripped again. I reset it restoring power to the cords going to the boat. Closed the garage overhead door when leaving.
5/12/26: The lawn has some browning throughout the entire yard see photos below. Made sure the water heater, oven and icemaker were off. Wine cooler read 50. All ceiling fans are off. Front load washing machine door is open to prevent mildew & odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green forwarding slip in mailbox. Left the water main on when leaving for the pool water auto filler.
5/8/26: Will be removing the lockbox from the front door when painting on the exterior of the building begins. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
5/8/26: Made sure the water heater, range and icemaker were off. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the thermostat to 77 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
5/8/26: Made sure the water heater, range and icemaker were off. Was unable to run water in the guest bathroom shower as the bathtub is full of items. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed. Watered all the little plants on the lanai.
5/8/26: Made sure the water heater, range and icemaker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 55% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
5/8/26: Made sure the water heater, range and icemaker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
5/8/26: Made sure the water heater, range and icemaker off. Yellow spots on den ceiling. Client is addressing. All ceiling fans are on. Washer and dryer doors are cracked open for ventilation.
5/8/26: Made sure the water heater & range were off. The batteries for the front door keypad were laying on the kitchen counter when I arrived. All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
5/8/26: Made sure the water heater, range and icemaker were off. The garbage disposal was seized when I arrived. I was able to free using a disposal hex key. All ceiling fans are on. Front load washing machine door open to prevent mildew and odors. Clear panels on lanai are closed.
5/8/26: Brought in one piece of mail with some sales flyers see photo below. All ceiling fans are off. Watered both plants & rotated them 1/4.
5/8/26: Furniture is out on lanai. All ceiling fans are off. Wine cooler in dining room read 13. Front load washing machine lid is open to prevent mildew & odors.
5/8/26: Picked up the check and vendor list from the kitchen counter. Made sure the water heater, range and icemaker were off. Mini fridge in kitchen read 42. Portable dehumidifier in kitchen read 52. Mini fridge in bar area was on and cold. All ceiling fans are on. Checked light timer in living room. Front load washing machine door is open to prevent mildew and odors. Will start the vehicle and let it idle on the next service call.
5/8/26: Made sure the water heater, range and icemaker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the Eco & vacation settings turned on in the thermostat causing high humidity inside the residence. I turned off the Eco and vacation settings for now and lowered the thermostat to 75 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. One of the pipe fittings on the top of the water heater has corrosion on it photo below. Checked all damp rid buckets throughout the residence. Front load washing machine door is open to prevent mildew and odors.
5/8/26: Made sure the water heater, oven and icemaker were off. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
5/8/26: Removed the new garage rear entry door keys from the outdoor kitchen drawer. I hid one of the keys on the upstairs lanai per the client & took one of the keys when leaving. Everything appeared to be back to normal on the inside and outside of the residence. Downstairs mini split read 75. Humidity and temperature readings were 51.2% & 75.7. Downstairs portable dehumidifier read 58. All ceiling fans fans are on. Front load washing machine door is cracked open to prevent mildew and odors. Left the breaker for the on-demand water heater in the on position. Irrigation timer is in the auto position. Storm surge barriers for exterior doors currently not installed. Made sure the garage overhead door was closed when leaving.
5/8/26: The lawn has excessive browning throughout the entire yard see photos below. Made sure the water heater and range were off. Did not run any water in the showers & poured water down the drains using the water jugs provided. Front load washing machine door open to prevent mildew and odors. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
5/8/26: Ran the hose in the pool during the service call to help offset evaporation. Cobwebs etc. are starting to build up on the exterior of the residence and may need to be pressure washed soon. Brought in one piece of mail with some sales flyers see photo below. Monitoring all old water stains on the ceilings closely. Patio furniture out on lanai. Both lanai screen cage doors are unlocked. All storm shutters are off/open. Made sure the garage overhead door was closed when leaving.
5/8/26: One of the Landscape lights by the front door was broken and laying on its side when I arrived photo below. A section of soffits is pushed up on the front of the house to the left of the front door. Made sure the water heater, oven and icemaker were off. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are open. Put the key back in the lockbox when leaving.
5/8/26: Watered the plant on the front porch. Made sure the water heater, range and icemaker were off. All ceiling fans are off. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
5/8/26: The pool water level was a little low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Made sure the water heater, range and icemaker were off. The AC air filter was dirty and ready to be replaced. I replaced it with one of the new filters provided next to the air handler and wrote the date of installation on it. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Photo of the pool below. All accordion storm shutters are open. Mesh storm shutters on lanai are closed. Green forwarding slip in mailbox.
5/8/26: The pool water level was low again when I arrived. I ran the hose in it during the entire service call to help bring the water level back up. A water timer is recommended for the hose spigot to more effectively control the water level in the pool. Portable dehumidifier in kitchen read 51. Checked all damp rid bags throughout the residence. Damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Green forwarding slip in mailbox. Mesh storm shutter on lanai is closed. All other storm shutters are currently off.
5/7/26: Drive by. The pool water level was at the middle of the top skimmer port when I arrived. I set the water timer to run for 90mins per the client.
5/6/26: Drive by. Brought all mail documents requested to the post office for forwarding. Photo of the receipt with tracking number below.
