Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,589 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/16/26: Removed a truly Nolan pest sign from the front yard. The lawn is looking better since the last service call but still has several small brown spots in different locations throughout the yard. Wine chiller in kitchen is off. Front load washing machine door is cracked open to prevent mildew and odors. All ceiling fans are off. Pool pump timer is set to run between 8:00am-1:00pm. Visual check of the boat photo below. Storm shutters on lanai are closed. Green forwarding slip in mailbox. Left the water main on when leaving for the pool water auto filler.
7/16/26: The barnacle growth on the boat dock north slide moor track is currently building up faster than I can keep up with causing resistance on the track. The humidity level was over the acceptable level of 60% inside the residence again. Turning off the Eco settings in the thermostat is highly recommended to effectively control the humidity level. Landscaping work has been conducted on the front of the residence. The mango tree on the back right corner of the house is touching the roof of the house & It may need to be trimmed soon. There is a small section of soffits pushed up along the back of the house. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Replaced all damp rid bags throughout the residence with some of the new ones provided. Visual check of the boat photo below. Left the water main on when leaving.
7/16/26: Brought in a several pieces of important mail with a stack of sales flyers. Will be bringing all important mail to the post office for forwarding. The lawn has several small brown spots in different locations throughout the yard.
7/16/26: The lawn has some excessive browning throughout the yard. Current water restrictions are in place until 10/1/26. All ceiling fans are off. Both lanai screen doors are unlocked. Visual check of the boat. Straps were tight. All storm shutters are closed. Thermostat #1 Master bedroom. Thermostat #2- Hallway.
7/16/26: The lawn has some browning throughout the yard. Checked all damp rid buckets. Front load washing machine door is cracked open to prevent mildew & odors. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Left the hose spigot for the pool water auto filler on when leaving. There is a section of soffits pushed up along the back of the house over the master bedroom windows. Client is addressing. Green forwarding slip in mailbox.
7/16/26: Removed problem solved and arrow pest signs from the front yard. The lawn has some browning throughout the yard. Current water restrictions are in place until 10/1/26. The garage side entry door is currently seized from swelling. Client advised to enter the residence through the garage overhead door for now. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed. Made sure the garage overhead door was closed when leaving.
7/16/26: All of the Landscape plants and bushes may need to be trimmed soon. The concrete privacy wall on the front left corner of the house appears to have slightly pulled away from the wall of the house causing a 1/4” gap along the wall photos below. The pool water level was a little low. I ran the hose in it during the entire service call to help bring the water level up. Made sure the water heater, range & ice maker were off. I had to remove the perished bag of grapes from the refrigerator photo below. I removed a perished apple & avocado from the bowl on the kitchen counter mixed in with the fake plastic lemons photos below. There are perishable food items inside the kitchen food pantry photo below. Brought in two pool boy service slips dated 7/6 & 7/13. The lawn has some browning throughout the entire yard. Water restrictions are currently still in place until 10/1/26. Recycle garbage can is full. I used the key from the lock box on the left side of the house to enter the residence as the passcode is temporarily not working. I put the key back in the lockbox when leaving. All ceiling fans are on. Furniture out on lanai. Both pool cage screen doors are unlocked. Mini fridge on lanai was on and cold. Ran water in both sinks on the lanai. Storm shutters on lanai are closed. Visual check of the boat photo below. Closed the garage overhead door when leaving.
7/15/26: There is a broken irrigation sprinkler head on the front left corner of the house causing a washout. There are hairline step cracks in the stucco in several locations on the left side of the house. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Monitoring the old water stain on the master bathroom ceiling closely.
7/15/26: The pool water level is now below the top skimmer port but the pool pump filter appears to have been diverted to the bottom skimmer port for now to keep the pump from running dry. A water timer is recommended for the hose running to the pool to effectively control the water level in the pool. Client is addressing. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
7/15/26: Brought in three pieces of mail with some sales flyers see photo below. The pool water level was a little low. I ran the hose in it during the service call to help bring the water level back up. Dock is unable to get power to the boat lift equipment as the GFI outlet on the pole all the dock equipment is attached to appears to not be working and needs to be replaced. Client is addressing. I did not see any live bugs inside the residence. The white vinyl privacy fence may need to be pressure washed soon. Client is addressing. The valance to the blinds over the dining room windows is laying on the floor due to some of the dry rotted plastic clips holding it up breaking. Client is addressing. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
7/15/26: There was a new pool pump filter laying on the lanai when I arrived photo below. The lawn has some slight browning throughout the yard. I ran the hose in the pool during the service call to help keep the water level up. Irrigation system is in the run position. All ceiling fans are off. There is an alert on the alarm system keypad. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight. Storm shutters over front door and lanai are closed.
7/15/26: Excessive weeds are building up in all the Landscape beds. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All Storm shutters are closed. Left the water main on for the pool company when leaving.
7/15/26: The lawn is looking better since the last service call. The irrigation timer box is locked. All ac thermostats were set to 80. Guest wing hallway temps were 80.2 degrees & 51.0% humidity. Master bath hall temps were 80.6 degrees & 53.8% humidity.
7/15/26: Did not park or walk on the driveway as it has been recently painted. Photo of the recently painted driveway below. Left the lockbox on the door when leaving. Monitoring the recent water leak by the street closely. The old caulk repairs in the master bathroom shower are starting to separate & need to be re-caulked. Client is addressing. Large step crack in stucco on back of house.
7/15/26: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 40% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Checked all damp rids. Lanai screen door is locked.
7/15/26: All ceiling fans are on. Lamp in living room is on.
7/15/26: The lawn still has some browning down by the street on each side of the driveway. Hot tub water was clean & control panel light was on. Checked all light timers. Checked irrigation float in pond. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
7/15/26: Removed a tru green sign from the front yard. Weeds and grass are building up in the Landscape beds. Client is addressing. The lawn has some slight browning throughout the entire yard. There are a few perishable food items inside the refrigerator. The plastic water main handle on the right side of the house is recommended to be replaced with a brass ball valve. All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors. Mesh storm shutters on lanai are closed.
7/15/26: Removed a Hughes exterminators pest sign from the front yard. Tried rebooting the AC system several times with the client on the phone as the thermostat is not holding set temperature and sending the incorrect data to the client. The lawn has some browning throughout the yard. All ceiling fans are off. Both pool cage screen doors are locked. All storm shutters are closed.
7/15/26: The laundry soap containers were laying on the laundry room floor leaking some of their contents when I arrived as if they had fallen off of a shelf somehow. I did not see any indications of anything anywhere to cause them to fall. I picked up the containers and cleaned up the soap using some of the rags in the laundry room. There is a small section of soffits damaged & hanging down on the middle of the right side of the house. The left side kitchen sink leaks from underneath where the drain connects to the bottom of the sink when water is being ran through it. Client is aware. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
7/15/26: Removed a custom lawn and ornamental pest sign from the front yard. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are off.
7/15/26: Sprayed silicone lubricant in the tracks & ran the storm shutter down & up for preventative maintenance. Storm shutter on lanai is open. Will run the storm shutter on the lanai once per month & spray the tracks with lubricant for preventative maintenance. Deep freezer in utility room is off.
7/15/26: The lawn has some browning throughout the entire yard. Checked all large damp rid buckets throughout the residence. All damp rid buckets inside the residence are currently 75% full. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Client is addressing the animal digging holes in the landscaping beds. Used the water main handle on the left side of the garage.

All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. 7/15/26: Vines are building up on all the Landscape bushes and plants. The lawn has some excessive browning throughout the entire yard. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
