Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,106 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/22/26: Weeds & grass are starting to grow in all the landscape beds. Made sure the water heater and range were off. Mini fridge in Florida room was on & cold. Visual check of the boat & boat trailer. Visual check of the outbuilding. Both doors are locked. Turned off the water main to the house only when leaving. Made sure the barrier was on the bottom of the front door.5/22/26: Will be removing the lockbox from the front door when painting on the exterior of the building begins. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
5/22/26: The humidity level was over the acceptable level of 60% inside the residence on both floors again. I lowered the thermostat to 76 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The AC system turned on and started blowing cold air out of the vents. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
5/22/26: Unable to run water in the guest bathroom shower as the bathtub is full of items. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed. Watered all the little plants on the lanai.
5/22/26: The humidity level was still over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. The AC system turned on and cold air started blowing out of the vents. Checked air handler in master bedroom closet and everything appeared OK. Will continue to monitor closely and adjust accordingly. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.

Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
5/22/26: Yellow spots on den ceiling. Client is addressing. All ceiling fans are on. Washer and dryer doors are cracked open for ventilation.
5/22/26: The batteries for the front door keypad are laying on the kitchen counter. All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
5/22/26: New living room window replacement has not began yet. Aimed shower wand at drain when running water per the client. All ceiling fans are on. Front load washing machine door open to prevent mildew and odors. Clear panels on lanai are slightly cracked open for ventilation.
5/22/26: Brought in one piece of mail with some sales flyers see photo below. All ceiling fans are off. Watered both plants & rotated them 1/4.
5/22/26: Made sure the water heater, range and icemaker were off. There are numerous perishable items inside the refrigerator and food pantry photos below. The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 75 for now to save energy. Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
5/22/26: Mini fridge in kitchen read 42. Portable dehumidifier in kitchen read 47. Mini fridge in bar area was on and cold. All ceiling fans are on. Checked light timer in living room. Front load washing machine door is open to prevent mildew and odors. Thermostat #1-Foyer. Thermostat #2-Master bedroom.
5/22/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. One of the pipe fittings on the top of the water heater has corrosion on it. Client will address. Checked all damp rid buckets throughout the residence. Front load washing machine door is open to prevent mildew and odors. All ceiling fans are on.
5/22/26: All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
5/22/26: Made sure the water heater, oven and icemaker were off. There are some perishable food items inside the refrigerator photo below. Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
5/22/26: The lawn still has some browning throughout the entire yard. Did not run any water in the showers & poured water down the drains using the water jugs provided. Front load washing machine door open to prevent mildew and odors. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
5/22/26: Left everything off for now as there is a current boil water notice in the area. Downstairs mini split read 75. Humidity and temperature readings were 53.7% & 75.4. Downstairs portable dehumidifier read 53. All ceiling fans fans are on. Front load washing machine door is cracked open to prevent mildew and odors. Left the breaker for the on-demand water heater in the on position. Irrigation timer is in the auto position. Storm surge barriers for exterior doors currently not installed. Made sure the garage overhead door was closed when leaving.
5/22/26: Brought in a magazine with some sales flyers photo below. Cobwebs etc. are starting to build up on the exterior of the residence and may need to be pressure washed soon. Brought in one piece of mail with some sales flyers see photo below. Monitoring all old water stains on the ceilings closely. Patio furniture out on lanai. Both lanai screen cage doors are unlocked. All storm shutters are off/open. Made sure the garage overhead door was closed when leaving.
5/22/26: One of the Landscape lights by the front door was broken and laying on its side. Client is addressing. A section of soffits is pushed up on the front of the house to the left of the front door. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are open. Put the key back in the lockbox when leaving.
5/22/26: Watered the plant on the front porch. All ceiling fans are off. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
5/22/26: The AC thermostat was blank and the AC system was not working when I arrived. I did not find any trip breakers and was unable to get the AC system to turn on. The condensate drain line appears to be clogged and AC repair is needed at this time. There is a large pile of landscaping debris on the grass in the front yard by the street photos below. Remove a spider free pool cage company sign from the front yard. The pool water level was a little low again when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Photo of the pool below. All accordion storm shutters are open. Mesh storm shutters on lanai are closed. Green forwarding slip in mailbox.
5/22/26: The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level back up. A water timer is recommended for the hose spigot to more effectively control the water level in the pool. Portable dehumidifier in kitchen read 52. Checked all damp rid bags throughout the residence. Damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Green forwarding slip in mailbox. Mesh storm shutter on lanai is closed. All other storm shutters are currently off.
5/20/26: Drive by. Brought all mail documents requested to the post office for forwarding. Photo of the receipt with tracking number below.
5/20/26: Drive by. Went to the residence to determine why the irrigation system had no power. I found a tripped GFI outlet in the garage and reset it restoring power to the irrigation timer.
5/20/26: Drive by. Adjusted each zone on the irrigation timer to run for an additional 30 minutes per the client.
