Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 36,052 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/1/26: The lawn has a few small brown spots in different locations throughout the yard but appears to be getting better.9/1/26: The lawn has some small brown spots in several areas throughout the yard but appears to be getting better. Client is addressing. Checked all damp rid buckets. Front load washing machine door is cracked open to prevent mildew & odors. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Left the hose spigot for the pool water auto filler on when leaving. There is a section of soffits pushed up along the back of the house over the master bedroom windows. Client is addressing. Green forwarding slip in mailbox.
9/1/26: Both AC air filters appear to be dirty and need to be replaced. Mini fridge was on and cold. All ceiling fans are off. Owner’s closet is locked. Both lanai screen doors are unlocked. Panels across lanai are closed but cracked open for ventilation. Visual check of the boat. Blue forwarding slip in mailbox. Left the water heater & water main on when leaving.
9/1/26: The washable AC air filter above the AC thermostat needs to be cleaned or replaced. Excessive weeds are growing in the lanai pavers. The lawn has some brown spots in several areas throughout the yard. Current water restrictions are in place until 10/1/26. The garage side entry door is currently seized from swelling. Client advised to enter the residence through the garage overhead door for now. All ceiling fans are off. Water softener salt container is 1/2 full. Visual check of the boat photo below. All storm shutters are closed. Made sure the garage overhead door was closed when leaving.
9/1/26: Both garbage cans on the side of the house are full. Brought in a package that was laying on the front porch when I arrived photo below. Made sure the water heater, oven and icemaker were off. All of the washable reusable AC air filters throughout the residence need to be cleaned. All of the Landscape plants and bushes may need to be trimmed soon. The concrete privacy wall on the front left corner of the house appears to have slightly pulled away from the wall of the house causing a 1/4” gap along the wall. Client will address. Brought in two pool boy service slips dated 8/24 & 8/31. The lawn has some small brown spots throughout the entire yard but appears to be getting better. Water restrictions are currently still in place until 10/1/26. I used the key from the lock box on the left side of the house to enter the residence as the passcode is temporarily not working. All ceiling fans are on. Both pool cage screen doors are unlocked. Mini fridge on lanai was on and cold. Ran water in both sinks on the lanai. Storm shutters on lanai are closed. Visual check of the boat photo below. Closed the garage overhead door & put the key back in the lockbox when leaving.
9/1/26: Removed a problem solved pest sign from the front yard. Made sure the water heater, oven and icemaker were off. One of the pool pump pipe connections is still slowly leaking while the pool pump is running. Client is addressing. The lawn has some small brown spots in several areas throughout the yard. Wine cooler read 50. All ceiling fans are off. Front load washing machine door is open to prevent mildew & odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green forwarding slip in mailbox. Left the water main on when leaving for the pool water auto filler.
9/1/26: Poured several ounces of vinegar down the AC condensate drain line for preventative maintenance. Will replace the AC air filters per the instructions provided. Checked all damp rid buckets. All ceiling fans are off.
8/28/26: Replaced the batteries in the smoke detector with some of the new AA batteries provided on the kitchen counter and made sure to test it after installing the new batteries. The AC thermostat had a low battery warning on the display. A tortoise has dug a hole underneath the boat photo below. The dead tree in the middle of the yard has been knocked down since the last service called photo below. The sinkhole along the seawall in the backyard is approximately 5’ from the corner of the outbuilding. Client is addressing. Weeds & grass are growing in all the landscape beds. Checked all damp rid bags. Mini fridge in Florida room was on & cold. Visual check of the boat & boat trailer. Boat trailer tag is expired. Client will address. Visual check of the outbuilding. Both doors are locked. Turned off the water main to the house only when leaving. Made sure the barrier was on the bottom of the front door.
8/28/26: Painting prep work has been conducted on the exterior of the building and all the front porch ceilings have been painted since the last service call photo below. Lockbox has been removed from the front door due to the exterior of the building being painted soon. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
8/28/26: Photos below of the recently painted exterior of the building. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
8/28/26: Unable to run water in the guest bathroom shower as the bathtub is full of items. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed. Watered all the little plants on the lanai.
8/28/26: Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
8/28/26: All ceiling fans are off. Lanai screen door is locked.
8/28/26: Replacement damp rid buckets are needed for the car. Yellow spots on den ceiling. Client is addressing. All ceiling fans are on. Washer and dryer doors are cracked open for ventilation.
8/28/26: The batteries for the front door keypad are laying on the kitchen counter. All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.

8/28/26: New living room window replacement has not began yet. Aimed shower wand at drain when running water per the client. All ceiling fans are on. Front load washing machine door open to prevent mildew and odors. Clear panels on lanai are slightly cracked open for ventilation.
8/28/26: Brought in one piece of mail photo below. All ceiling fans are off. Watered both plants & rotated them 1/4.

8/28/26: Portable dehumidifier in kitchen read 40. Checked all damp rids. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
8/28/26: The humidity level reading on my handheld hydrometer was under 60% in the master bedroom. Made sure the master bedroom and en suite doors were closed. All ceiling fans are on. Poured several ounces of vinegar down both ac condensate drain lines for preventative maintenance. Wine cooler in kitchen is off.
8/28/26: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent mildew & odors.
8/28/26: Mini fridge in kitchen read 42. Portable dehumidifier in kitchen read 46. Mini fridge in bar area was on and cold. All ceiling fans are on. Checked light timer in living room. Front load washing machine door is open to prevent mildew and odors. Thermostat #1-Foyer. Thermostat #2-Master bedroom.
8/28/26: Permit for new water heater outside front door. Checked all damp rid buckets throughout the residence. Damp rid buckets are 75% full. Front load washing machine door is open to prevent mildew and odors. All ceiling fans are on.
