Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 36,039 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/28/26: Replacement damp rid buckets are needed for the car. Yellow spots on den ceiling. Client is addressing. All ceiling fans are on. Washer and dryer doors are cracked open for ventilation.8/28/26: The batteries for the front door keypad are laying on the kitchen counter. All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.

8/28/26: New living room window replacement has not began yet. Aimed shower wand at drain when running water per the client. All ceiling fans are on. Front load washing machine door open to prevent mildew and odors. Clear panels on lanai are slightly cracked open for ventilation.
8/28/26: Brought in one piece of mail photo below. All ceiling fans are off. Watered both plants & rotated them 1/4.

8/28/26: Portable dehumidifier in kitchen read 40. Checked all damp rids. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
8/28/26: The humidity level reading on my handheld hydrometer was under 60% in the master bedroom. Made sure the master bedroom and en suite doors were closed. All ceiling fans are on. Poured several ounces of vinegar down both ac condensate drain lines for preventative maintenance. Wine cooler in kitchen is off.
8/28/26: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent mildew & odors.
8/28/26: Mini fridge in kitchen read 42. Portable dehumidifier in kitchen read 46. Mini fridge in bar area was on and cold. All ceiling fans are on. Checked light timer in living room. Front load washing machine door is open to prevent mildew and odors. Thermostat #1-Foyer. Thermostat #2-Master bedroom.
8/28/26: Permit for new water heater outside front door. Checked all damp rid buckets throughout the residence. Damp rid buckets are 75% full. Front load washing machine door is open to prevent mildew and odors. All ceiling fans are on.
8/28/26: Replaced all damp rid bags throughout the residence with the new damp rid bags provided. The master bathroom toilet fill valve has quit working correctly and takes a lengthy time to fill the tank. I have tagged it as such. Client can address when they return. Washing machine door is cracked open to prevent mildew and odors. All ceiling fans inside the residence are on.
8/28/26: All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
8/28/26: The lawn has some large brown spots throughout the entire yard. Client is addressing. The plate on the vehicle is expired. Did not run any water in the showers & poured water down the drains using the water jugs provided. Front load washing machine door open to prevent mildew and odors. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
8/28/26: The pool company was servicing the pool when I arrived and had the hose running in the pool as the water level was a little low. I had to leave the water main on when leaving as the pool company had the water timer set. Photos below of the recently painted exterior of the house. Rebooted the blink security camera system in the laundry room. The lawn has some brown spots in several areas throughout the entire yard but appears to be getting better. Brought in seven pieces of mail photo below. Made sure to close the upstairs door to the stairs. Downstairs mini split read 75. Humidity and temperature readings were 54.2% & 75.5. Downstairs portable dehumidifier read 52. All ceiling fans fans are on. Front load washing machine door is cracked open to prevent mildew and odors. Left the breaker for the on-demand water heater in the on position. Irrigation timer is in the auto position. Storm surge barriers for exterior doors currently not installed. Made sure the garage overhead door was closed when leaving.
8/28/26: Excessive weeds are building up in the lanai pavers. Found the GFI outlets in the kitchen tripped and reset them. Currently unable to open the garage overhead door due to an issue with the keypad no longer opening the door. I entered the residence through the back door for now. Client will address when they return. The lawn has a few small brown spots in several areas throughout the yard. Cobwebs etc. are starting to build up on the exterior of the residence and may need to be pressure washed soon. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. Green forwarding slip in mailbox. All storm shutters are on/closed. Made sure the garage overhead door was closed when leaving.
8/28/26: Removed a problem solved pest sign from the front yard. One of the Landscape lights by the front door was broken and laying on its side. Client is addressing. A section of soffits is pushed up on the front of the house to the left of the front door. Ceiling fan on lanai is on. Air purifier by front door read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels are on. Put the key back in the lockbox when leaving.
8/28/26: Real estate sign in front yard. Watered the plant on the front porch. All ceiling fans are off. Irrigation system is in the run position. All storm shutters are open. Put the house key back in the green toolbox & left the water main on to the house when leaving.

8/28/26: The garbage disposal has quit working. It is not seized & the motor turns on but the blades won’t spin. I have tagged it as such. The water timer used for controlling the water level in the pool has been removed from the lanai hose spigot. The pool water level was a little low when I arrived. I ran the hose in it during the service call to help bring the water level up. Portable dehumidifier in kitchen read 51. Checked all damp rid bags throughout the residence. Damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Green forwarding slip in mailbox. Mesh storm shutter on lanai is closed. All other storm shutters are currently off.
8/26/26: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/25/26: Connected the new hood strut and reconnected the battery maintainer to the car. The AC system has been repaired since the last service call. Made sure the water heater & ice maker were off. I raised the AC thermostat back up to 78. All ceiling fans are off. Checked all light timers. No mailbox.
8/25/26: Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
8/25/26: Brought in one piece of mail with some sales flyers photo below. Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked.
