Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 36,020 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/28/26: Excessive weeds are building up in the lanai pavers. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Outdoor fridge is plugged in. Photo of the pool below. All storm shutters are closed. Green forwarding slip in mailbox.8/28/26: The garbage disposal has quit working. It is not seized & the motor turns on but the blades won’t spin. I have tagged it as such. The water timer used for controlling the water level in the pool has been removed from the lanai hose spigot. The pool water level was a little low when I arrived. I ran the hose in it during the service call to help bring the water level up. Portable dehumidifier in kitchen read 51. Checked all damp rid bags throughout the residence. Damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Green forwarding slip in mailbox. Mesh storm shutter on lanai is closed. All other storm shutters are currently off.
8/26/26: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/25/26: Connected the new hood strut and reconnected the battery maintainer to the car. The AC system has been repaired since the last service call. Made sure the water heater & ice maker were off. I raised the AC thermostat back up to 78. All ceiling fans are off. Checked all light timers. No mailbox.
8/25/26: Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
8/25/26: Brought in one piece of mail with some sales flyers photo below. Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked.
8/25/26: The electrical outlet on the garage ceiling is no longer working and is temporarily being bypassed with an extension cord. Client will address when they return. Removed cobwebs from around the security cameras on the lanai. All ceiling fans are off. Turned the water main off to the house only when leaving.
8/25/26: Brought in four pieces of mail with some sales flyers photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trashcan. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. Attic vet fan was running. Storm shutter panels over the sliding glass doors are on.
8/25/26: There was an old order of Domino’s Pizza sitting on the front porch when i arrived. Brought in four pieces of mail with some sales flyers photo below. Road construction is still being conducted along the entire street. Furniture on front porch.
8/25/26: Removed a problem solved pest sign from the front yard. Excessive weeds are building up in all the Landscape beds and Lanai pavers. The lawn has some browning throughout the yard. Wine chiller in kitchen was on and cold. Deep freezer in laundry room was on and cold. Mini fridge in master bedroom is off. Refrigerator and freezer on lanai were both on and cold. Order of AC thermostats are as follows #1-kitchen. #2-Hallway. #3- Master bedroom. #4-Guest house. Guest house thermostat #4 readings were 80/80. Handheld digital hydrometer readings were 80.8 & 50.1%. Large propane tank for generator read 65.
8/25/26: Removed a problem solved pest sign from the front yard. Excessive weeds are growing in the landscape beds, lanai pavers & driveway pavers. The pool pump filter canister screws securing it to the concrete are severely rusted. The lawn has some brown spots throughout the entire yard. Large propane tank on left side of house has 70lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client is addressing. Mini fridge on lanai is off. Green forwarding slip in mailbox.
8/25/26: Made sure all the tires on the car were inflated to 30 psi using a cordless inflator. Brought in one piece of mail with some sales flyers photo below. Removed a problem solved pest sign from the front yard. The garbage disposal was seized when I arrived. I was able to free it using a disposal hex key and lubricated it with some WD-40. The pool water level was a little low and the auto filler turned on when I turned the water main on. I let the auto fill run during both service calls to bring the water level back up. Excessive weeds are growing in all the Landscape beds & driveway pavers. The lawn has some brown spots in several areas throughout the entire yard. Client is aware. The plate on the car is expired. Client will address when they return. All ceiling fans are on. Wine chiller in kitchen was on and cold. Irrigation system is in the run position. Whole home generator gas level was at 58. Watered the plant on the lanai. Mini fridge on lanai was on and cold. Ran water in sink on the lanai. Mesh storm shutters on lanai are closed. Thermostat #1-Kitchen. Thermostat #2-Master bedroom. Thermostat #3- Guest bedroom.
8/25/26: Excessive weeds are building up in the Landscape beds and on the lanai. The pool cage has spiderwebs starting to build up all along the top on the inside. Poured several ounces of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
8/25/26: Irrigation timer is on. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on both side sides of the house. Green forwarding slip in mailbox.
8/25/26: Swept off the front porch. The small section of screen on the bottom of the screen door is torn from dry rot. I temporarily covered it with painters tape for now. Client is addressing. Temporarily affixed no soliciting and no trespassing signs on the front of the house. The defective smoke detector in the guest bedroom hallway has been removed from the ceiling. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked. Green forwarding slip in mailbox.
8/25/26: I ran the hose in the pool during the service call to help offset evaporation. Internet modem was on. Poured the vinegar & water solution down the ac condensate drain line per the instructions given for preventative maintenance. All ceiling fans are off. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Ran the outside shower. Both lanai screen doors are locked.
8/25/26: The lawn has a few brown spots throughout the yard but is starting to look better. The plastic gutter downspout extensions on the back of the house are broken & starting to cause wash outs. Mini fridge on lanai was on and cold. One of the travertine tiles by the pool is sinking. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Green forwarding slip in mailbox. Left the water main on for the pool water auto filler when leaving.
8/25/26: The front door keypad lock gave me a low battery warning as I was attempting to leave the residence. I replaced the batteries with four new AA batteries provided from the kitchen drawer restoring full power to the keypad. The previously watered damaged area on the bottom right side of the florida room sliding glass doors was dry during today’s inspection. The area around the exterior of the door appears to need some caulk. Some of the new plants in the front yard appear to have died. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Old water damage on garage ceiling. Did not run any water inside the residence per the client. There isn’t any more water jugs provided to water the plants.
8/25/26: I attempted to replace the AC air filter with one of the new air filters provided but the new air filters are slightly bigger by a fraction than what’s required and will not fit photos below. All ceiling fans are off. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. 8/25/26: The tires on the car were starting to get low. I inflated them all to 32 psi using a cordless inflator. There are honeybees still going in and out of the back of the house underneath the wood panel siding. Client is addressing. All ceiling fans are on. Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are on.
8/25/26: Rebooted the security system per the instructions removing the alerts from the keypad. Monitoring the old water stains above the garage overhead door closely. Green forwarding slip in mailbox.
8/25/26: Brought in one piece of mail with some sales flyers photo below. ADT security system display panel has an alert concerning the WiFi. There appears to be no Internet coming into the residence. Client is addressing. The white vinyl privacy fence, shed, exterior of the house, driveway & walkways all may need to be pressure washed soon. Client is addressing. Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
8/25/26: Brought in seven pieces of mail with a stack of sales flyers see photo below. The top hinge and handle on the pool cage right side screen door are broken causing the screen door to not close correctly. Client is addressing. The lawn has some brown spots in several areas throughout the entire yard but appears to be getting better. All of the reusable AC air filters throughout the residence appear to need to be washed soon. The irrigation system is in the run position. Portable dehumidifier in kitchen read 49. Owners pantry is locked. Visual check of the boat photo below. I left the water main on when leaving for the pool.
8/24/26: The irrigation sprinkler head on the front left corner of the house appears to have been repaired since the last service call photo below. Excessive weeds are building up in the lanai pavers. There are hairline step cracks in the stucco in several locations on the left side of the house. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Monitoring the old water stain on the master bathroom ceiling closely.
