Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,007 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/13/26: The lawn has some slight browning throughout the yard. Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Boat is covered & straps were tight. Watered the plants on the lanai.
5/13/26: The lawn has several brown spots throughout the yard. The master bathroom toilet runs due to a deteriorated flapper inside the tank. I have tagged it as such. All of the weeds appeared to been sprayed recently. The plate on the car appears to expire soon. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Irrigation system is in the auto position. Water softener salt container is 1/4 full. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
5/13/26: Made sure the water heater, range and icemaker were off. Ran the ceiling fan on the lanai during the service call. Lithium battery in dining room is plugged in. All ceiling fans are off. Checked breezeway ceiling for Hornets nest’s. Will start the minivan on the next service call.
5/13/26: Brought in a Walmart package that was laying by the front door when I arrived photo below. Turned everything back on for clients return. Made sure the breakers for the AC system were in the on position. All ceiling fans are off. Furniture on lanai. Stairwell was clean.
5/13/26: The humidity level was over 55% inside the residence when I arrived. I lowered the thermostat to 72 for now to circulate air and mitigate the humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Furniture out on front porch and lanai.
5/12/26: Both guest bedroom windows are waiting for new screens. Storm shutters on lanai are closed.
5/12/26: Picked up the check off the dining room table. Made sure the water heater, range and icemaker were off. Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent mildew & odors.
5/12/26: All ceiling fans are off. Mesh storm shutter on lanai is closed.
5/12/26: The lawn has excessive browning throughout the entire yard. The garage humidity level was back under 60% after making the last adjustment. Will continue to monitor closely and adjust accordingly. Storm shutters on lanai are closed. All ceiling fans are off. Mini fridge on one eye is off and door propped open. Ran water in lanai sink. Irrigation timer appears to be on. Real estate sign in front yard.
5/12/26: Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
5/12/26: Brought in four pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding to the new address provided. Numerous sections of soffits from the back of the house over the lanai have fallen out & are waiting to be reinstalled. Client is addressing. Section of missing facia along roof on lanai is waiting to be replaced. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are off.
5/12/26: Picked up the check off the dining room table. Made sure the water heater and range were off. All breakers are off except for the ac & heat breakers. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
5/12/26: The pool pump was leaking from the impeller housing area when I arrived photos below. One of the small jets on the bottom of the pool appears to be loose or broken photos below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 82 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Landscaping work has been conducted on the front of the residence. The tree on the back right corner of the house is touching the roof of the house & It may need to be trimmed soon. There is a small section of soffits pushed up along the back of the house. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets & bags. Visual check of the boat photo below. Left the water main on when leaving.
5/12/26: Brought in several pieces of important mail with a stack of sales flyers. Will be bringing all important mail to the post office for forwarding to the clients northern address using one of the prepaid envelopes provided. Removed the payment check from the package.
5/12/26: The lawn has browning throughout the entire yard photos below. Made sure the water heater and oven were off. The AC thermostat was not holding set temperature, the humidity level was over 60% & the AC system was off when I arrived. I found the heat breaker for the AC system accidentally turned off in the breaker panel and turned it back on restoring power to the AC system. Checked all damp rid buckets. Front load washing machine door is cracked open to prevent mildew & odors. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Left the hose spigot for the pool water auto filler on when leaving. There is a section of soffits pushed up along the back of the house over the master bedroom windows. Client is addressing.
5/12/26: The garage side entry door was seized from swelling and would not open when I arrived. Client gave permission permission to enter the residence to the garage overhead door for now. Plugged the security camera above the garage overhead door back in. The lawn has some browning throughout the entire yard photos below. Client is aware of the current drought and watering restrictions. Weeds are starting to build up in the Landscape beds. The pool pump was on and running. I ran the hose in the pool during the service call to help offset evaporation. Made sure the water heater, range and icemaker were off. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed. Made sure the garage overhead door was closed when leaving.
5/12/26: The lawn still appears the same with some browning throughout the entire yard. I increased all the irrigation sprinkler zones to run for 60 minutes. I used the key from the lock box on the left side of the house to enter the residence as the passcode is temporarily not working. I put the key back in the lockbox when leaving. One of the pipes connected to the pool pump equipment has a slow drip leak while the pool pump is running. Client is addressing. Brought in one pool boy service slipped dated 5/11. I ran the hose in the pool during the service call to help bring the water level up. All ceiling fans are on. Checked all damp rid bags throughout the residence. Both pool cage screen doors are unlocked. Mini fridge and freezer on lanai were both on and cold. Ran water in both sinks on the lanai. Storm shutters on lanai are closed. Visual check of the boat photo below. GFI outlet was tripped again. I reset it restoring power to the cords going to the boat. Closed the garage overhead door when leaving.

Front load washing machine door is open to prevent mildew & odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green forwarding slip in mailbox. Left the water main on when leaving for the pool water auto filler.
5/8/26: Will be removing the lockbox from the front door when painting on the exterior of the building begins. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
5/8/26: Made sure the water heater, range and icemaker were off. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the thermostat to 77 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
5/8/26: Made sure the water heater, range and icemaker were off. Was unable to run water in the guest bathroom shower as the bathtub is full of items. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed. Watered all the little plants on the lanai.

I lowered the humidistat to 55% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.

5/8/26: Made sure the water heater, range and icemaker off. Yellow spots on den ceiling. Client is addressing. All ceiling fans are on. Washer and dryer doors are cracked open for ventilation.
5/8/26: Made sure the water heater & range were off. The batteries for the front door keypad were laying on the kitchen counter when I arrived. All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
