Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,273 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/8/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.5/8/25: Made sure the water heater & ice maker were off. All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
5/8/25: Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
5/8/25: The ac thermostat has been lowered & one of the storm shutters on the lanai has been partially opened since the last service call. I closed it before leaving. The water heater was manufactured on 10/09/2020. The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
5/8/25: Made sure the water heater, range & ice maker were off. The upstairs humidity level was over the acceptable level of 60% when I arrived. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the three orchids on the kitchen counter. Mini fridge was on & cold. All ceiling fans are off. Furniture is on front porch. Storm shutters on lanai are closed. All other storm shutters are currently open.
5/8/25: Portable dehumidifier in kitchen read 50. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Both washer & dryer doors are open to prevent odors. Both attic spaces were dry. Monitoring all old water stains on the ceilings closely. All storm shutters are closed except for the shutter over the front door.
5/8/25: Made sure the water heater & range were off. There is paint peeling on the ceiling next to the master bathroom shower which appears to be caused by moisture coming from the shower when being used see photo below. Found the upstairs window partially open & closed it. Connected the new battery maintainer & air dryer to the vehicle. All ceiling fans are off. Checked attic space upstairs. Section of storm damaged lanai floor is taped off & waiting to be repaired.
5/8/25: The deadbolt on the front door was unlocked when I arrived, the keys would no longer work in the deadbolt & several lights were on inside the residence when I arrived. Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was on in #603.
5/8/25: The door handle on the front door was unlocked & the ac thermostat settings changed since the last service call when I arrived. All ceiling fans are off. Storm shutters on lanai are cracked open for ventilation. Parking garage storage room door is locked.
5/8/25: The lawn has some browning on the left side of the house & backyard see photos below. The plate on the vehicle expires soon photo below. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
5/8/25: Drive by. Put the empty garbage can back inside the garage. Work has started on the new underground power lines in the front yard recently see photos below. Made sure everything was closed and locked up when leaving.
5/7/25: The lawn has some browning in the backyard see photos below. The irrigation system was on & is in the run position. Brought in one piece of mail with a stack of sales flyers see photo below. Made sure the water heater, range & ice maker were off. Portable dehumidifier in kitchen read 55. Owners pantry is locked.
5/7/25: Contractor access. Met with Hughes pest control technician Sam for centricon termite bait station installation around the exterior of the residence & shed. Sam installed all of the bait stations every 10’ apart around the entire residence photos below. Hughes technician Chris arrived at 9:45am for interior termite treatment & I let him into the residence to treat the attic. Chris also installed a termite bait station along the baseboard underneath the living room windows. I made sure everything was closed & locked up when leaving. 7:30am-1:30pm
5/6/25: Drive by. Went back to the residence to turn the hose off & check the water level in the pool waterfall area. The water level was back up to the correct level after letting the hose run for several hours.
5/6/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
5/6/25: The humidity level was under 60% inside the residence again. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Checked all light timers. No mailbox.
5/6/25: The water main to the house only with the yellow handle was on when I arrived & I turned it off when leaving. Brought in two pieces of mail with some sales flyers see photo below. Made sure the water heater & range were off. All ceiling fans are off. Turned the water main off to the house only when leaving.
5/6/25: I ran the hose in the pool during the service call to help keep the water level up. The lawn still has some browning in the backyard. Large propane tank on left side of house has 75lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Mini fridge on lanai is off.
5/6/25: Weeds are growing in the front landscape beds see photos below. The deco drain on the lanai has excessive weeds growing out of it & needs to be cleaned out see photos below. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
5/6/25: Made sure the water heater, range & ice maker were off. Found the garage side entry door unlocked & locked it. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
5/6/25: The new underground power line has been connected to the meter on the right side of the house since the last service call see photo below. The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
5/6/25: The waterfall section of the pool was empty again when I arrived. I ran the hose in it during the service call & we’ll have to leave it running for several hours after leaving to help bring the water level back up. The lawn has some browning throughout the entire yard. I was unable to activate the alarm system when leaving as there was a fault code on the display & which would not allow me to activate it. One of the travertine tiles by the pool appears to be sinking. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
5/6/25: A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water jugs provided. Put the keys back in the lockbox when leaving.
5/6/25: There is a large pile of garbage bags along the front of the house. The inside of the residence has not changed in appearance since the last service call. All the new baseboards, casing & windowsills etc are still waiting to be finished. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. Mini split ac is off.
5/6/25: Excessive weeds are starting to build up in the driveway pavers see photo below. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
