Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,559 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/15/26: Removed a problem solved pest sign from the front yard. Brought in two pieces of mail with some sales flyers see photo below. Started the car and let it idle during the service call. There is an oil change alert on the dashboard. The lawn has some browning throughout the entire yard. Client is addressing. Monitoring the new sod patch in the backyard. Some of the toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 48. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.7/15/26: Removed a Florida commercial care pest sign from the front yard. Excessive weeds are growing in all the lanai pavers. There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
7/14/26: Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
7/14/26: Replaced the AC air filter with one of the new filters provided and wrote the date of installation on it. All breakers are off except for the ac & heat breakers. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
7/14/26: Reconnected the digital watchdog Nvr. The lawn has some slight browning. Wine cooler read 50. All ceiling fans are off. Front load washing machine door is open to prevent mildew & odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green forwarding slip in mailbox. Left the water main on when leaving for the pool water auto filler.
7/10/26: Lowered the humidistat to 35%.Living room ceiling fan is on. Storage room on breezeway is locked.
7/10/26: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
7/10/26: Mini fridge in kitchen is off and door propped open.
7/10/26: Humidity level was acceptable this tome leaving settings as is. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
7/10/26: All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.
7/10/26: The garbage disposal was seized when I arrived. I was able to free it using a disposal hex key. Monitoring the guest bathroom faucet and vanity closely. Checked all damp rid buckets throughout the residence. All ceiling fans are off.
7/10/26: All ceiling fans are off. Storage room on breezeway is locked.
7/10/26: All ceiling fans are off. Lanai screen door is locked.
7/10/26: Front load washing machine doors propped open to prevent mildew and odors. The door frame inside the garage is rotted on the bottom of each side of the garage entry door. Client is aware. All ceiling fans are off.
7/10/26: The smoke detectors in the guest bedroom and living room are no longer chirping. All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
7/10/26: Wine chiller in kitchen is off. All ceiling fans are off. Poured several ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was on in unit #201.
7/10/26: Unable to access the garage as the key would not work in the lock. Front load washing machine door is open to prevent mildew and odors. Ran water in the kitchen right side sink only. All ceiling fans are off.
7/10/26: Lanai screen door is locked.
7/10/26: All ceiling fans are on. Small portable fan on master bedroom floor is on. TV screen in master bedroom is covered to protect it from the sun. Front load washing machine door is cracked open to prevent mildew and odors. Closed and locked the storm door over the front door when leaving.
7/10/26: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off. Smoke detector in master bedroom is chirping and the battery will need to be changed.
7/10/26: Checked all damp rid buckets. All ceiling fans are off. Poured approximately one cup each of vinegar & water down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
7/10/26: Portable dehumidifier in kitchen is off. Checked light timer in living room. Lanai screen door is locked.
7/10/26: Will continue to monitor closely & adjust accordingly for AC. The guest bathroom sink is tagged for leaking from underneath when water is running through it. Client will address.
7/10/26: The lock on the right side living room sliding glass door handle does not work. The secondary lock is engaged. Client is aware. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
7/10/26: Lawn rut in yard from mowing see photo. Weeds in the lanai. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
