Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,333 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/16/26: Weeds are starting to build up in all the Landscape beds and Lanai pavers. The lawn has some browning throughout the yard. Wine chiller in kitchen was on and cold. Deep freezer in laundry room was on and cold. Mini fridge in master bedroom is off. Refrigerator and freezer on lanai were both on and cold. Order of AC thermostats are as follows #1-kitchen. #2-Hallway. #3- Master bedroom. #4-Guest house. Guest house thermostat #4 readings were 80/80. Handheld digital hydrometer readings were 80.7 & 53.2%. Large propane tank for generator read 65.6/16/26: Brought in one piece of mail that was laying in the garage when I arrived photo below. Placed two of the small moisture removing buckets inside the car for mold prevention. Excessive weeds are starting to build up in the Landscape beds. The lawn has some browning throughout the entire yard. All ceiling fans are on. Wine chiller and kitchen was on and cold. Irrigation system is in the run position. Whole home generator gas level was at 58. Watered the two plants on the lanai. Mini fridge on lanai was on and cold. Ran water in sink on the lanai. Mesh storm shutters on lanai are closed. Thermostat #1-Kitchen. Thermostat #2-Master bedroom. Thermostat #3- Guest bedroom.
6/16/26: The lawn had some large brown spots again when I arrived photos below. The irrigation system had power and everything appeared to be set correctly. Large propane tank on left side of house has 70lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client is addressing. Mini fridge on lanai is off.
6/16/26: Brought in a notice from the county that was on the front door when I arrived photo below. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
6/16/26: Removed an elite pest sign from the front yard. Weeds are starting to build up in the lanai pavers. The lawn has some slight browning throughout the yard. Irrigation timer is on. The garbage disposal was seized again when I arrived. I was able to free it using the disposal hex key and sprayed some lubricant on it. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on both side sides of the house. Green forwarding slip in mailbox.
6/16/26: Swept dirt and cobwebs off the front porch. The small section of screen on the bottom of the screen door is torn allowing bugs and debris to enter the front porch. Temporarily affixed no soliciting and no trespassing signs on the front of the house. The defective smoke detector in the guest bedroom hallway has been removed from the ceiling. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked. Green forwarding slip in mailbox.
6/16/26: The lawn needs to be mowed and excessive weeds are building up in the Landscape beds. I ran the hose in the pool during the service call to help offset evaporation. Internet modem was on. Poured the vinegar & water solution down the ac condensate drain line per the instructions given for preventative maintenance. All ceiling fans are off. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Ran the outside shower. Both lanai screen doors are locked.
6/16/26: I tried rebooting the Internet modem but it does not appear to be turning on. All other electronic devices plugged into the same outlet are on. I tried switching outlets and it would still not turn on. The modem may need to be replaced at this time. The lawn appears to be getting better since the last service call. Mini fridge on lanai was on and cold. One of the travertine tiles by the pool is sinking. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Green forwarding slip in mailbox. Left the water main on for the pool water auto filler when leaving.
6/16/26: Some of the new plants in the front yard appear to be dying. I watered them all with some of the water jugs provided. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Water the plants using some of the water jugs provided.
6/16/26: The lawn has been mowed but there are still excessive weeds growing in the driveway pavers. I did not see any live ants inside the residence during today’s service call. All ceiling fans are off. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. 6/16/26: Swept cobwebs off the front porch. All ceiling fans are off. Both lanai screen doors are locked. Shed door is locked. Green forwarding slip in mailbox. All storm shutter panels are on/closed.
6/16/26: There were a large amount of honeybees going underneath the siding along the back of the house when I arrived photo below. I did not see any bees inside the residence. The smoke detector in the kitchen was chirping when I arrived. I was unable to locate a new 9V battery inside the residence. All ceiling fans are on. Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are off except for one of the kitchen windows. Visual check of the camper trailer in the front yard.
6/16/26: There was an alert concerning the Wi-Fi on the ADT security system display panel when I arrived. I rebooted the Internet modem removing the alert from the screen. Brought in one piece of mail with some sales flyers see photo below. The white vinyl privacy fence, shed, exterior of the house, driveway & walkways all may need to be pressure washed soon. Client is addressing. Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
6/15/26: Brought in one piece of mail with some sales flyers see photo below. Mini fridge on lanai is off. Ran water through the sink on the lanai. Visual check of the truck in the driveway. Checked the water level in the endless pool.
6/15/26: The pool pump was not leaking today & appears to have been repaired since the last service call. A water timer is recommended for the hose running to the pool. Client is addressing. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
6/15/26: Brought in four pieces of mail with some sales flyers see photo below. Will be bringing the mail documents requested to the post office for forwarding. Dock is unable to get power to the boat lift equipment as the GFI outlet on the pole all the dock equipment is attached to appears to not be working and needs to be replaced. Client is addressing. I did not see any live bugs inside the residence. The white vinyl privacy fence may need to be pressure washed soon. Client is addressing. The valance to the blinds over the dining room windows is laying on the floor due to some of the dry rotted plastic clips holding it up breaking. Client is addressing. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
6/15/26: Brought in one piece of mail see photo below. The lawn has some slight browning throughout the yard. I ran the hose in the pool during the service call to help keep the water level up. Irrigation system is in the run position. All ceiling fans are off. There are several alerts on the alarm system keypad. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight. Storm shutters over front door and lanai are closed.
6/15/26: Brought in five pieces of mail with a tru green service slip photo below. Picked up the key to the residence from inside the car. Made sure the water heater, range and icemaker were off. There are a few perishable food items inside the refrigerator. The damp rid bucket inside the vehicle was opened incorrectly possibly causing it to be ineffective. I placed the other damp rid bucket inside the vehicle for now. The plastic water main handle on the right side of the house is recommended to be replaced with a brass ball valve photo below. All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors. Mesh storm shutters on lanai are closed.
6/15/26: Made sure the water heater, range and icemaker off. All ceiling fans are off. Both pool cage screen doors are locked. All storm shutters are closed.
6/15/26: Ran the hose in the pool during the service call to help bring the water level back up. The water timer dial is broken but still works in the manual position only. A new water timer will need to be installed to correctly control the water level in the pool. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All Storm shutters are closed. Left the water main on for the pool company when leaving.
6/15/26: The irrigation timer box is locked. All ac thermostats were set to 80. Guest wing hallway temps were 80.6 degrees & 54.4% humidity. Master bath hall temps were 79.5 degrees & 54.4% humidity.
6/15/26: Put a lockbox on the front door with the key to the residence inside when leaving. The old caulk repairs in the master bathroom shower are starting to separate & need to be re-caulked. Client is addressing. All of the landscaping trees and bushes are touching the house and need to be trimmed soon. Client is addressing. Monitoring all old water stains on the ceilings closely. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.

6/15/26: Brought in one piece of mail see photo below. Removed a lawn care extraordinaire pest sign from the front yard. The lawn has some slight browning in the front yard. Hot tub water was clean & control panel light was on. Checked all light timers. Checked irrigation float in pond. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
