Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,373 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/23/26: The AC system appears to have been repaired since the last service call. The pool water level was a little low when I arrived. I ran the water quick filler in it during the service call to bring the water level back up to the correct level. Brought in a couple pieces of important mail with a stack of sales flyers. Will be bringing all important mail to the post office for forwarding. The lawn has some brown spots throughout the yard.
6/23/26: The pool company arrived to service the pool while I was at the residence. The lawn has some browning throughout the yard. The humidity level was well below 60% inside the residence again. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely and adjust accordingly. Checked all damp rid buckets. Front load washing machine door is cracked open to prevent mildew & odors. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Left the hose spigot for the pool water auto filler on when leaving. There is a section of soffits pushed up along the back of the house over the master bedroom windows. Client is addressing.
6/23/26: Brought in a notice from the county that was on the front door & a small package that was inside the garage when I arrived see photos below. Ran the hose in the pool during the service call to help offset evaporation. The lawn has some browning throughout the yard. All ceiling fans are off. Both lanai screen doors are unlocked. Visual check of the boat. Straps were tight. All storm shutters are closed. Thermostat #1 Master bedroom. Thermostat #2- Hallway.
6/23/26: All of the weeds throughout the yard appear to have been sprayed recently. The lawn has some browning throughout the yard. Ran the hose in the pool during the service call to help offset evaporation. The garage side entry door is currently seized from swelling. Client advised to enter the residence through the garage overhead door for now. The pool pump was on and running. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed. Made sure the garage overhead door was closed when leaving.
6/23/26: Both garbage cans were down by the curb for collection when I arrived. I put the empty garbage can back on the left side of the house. Recycle can had not been collected yet. Removed a problem solved pest sign from the front yard. Ran the hose in the pool during the service call to help offset evaporation. The pool pump pipe connection still has a slight drip leak while the pool pump is running. Client is addressing. There are numerous perishable food items inside the refrigerator. The lawn still has browning throughout the entire yard & is currently being addressed. I used the key from the lock box on the left side of the house to enter the residence as the passcode is temporarily not working. I put the key back in the lockbox when leaving. All ceiling fans are on. Furniture out on lanai. Both pool cage screen doors are unlocked. Mini fridge and freezer on lanai were both on and cold. Ran water in both sinks on the lanai. Storm shutters on lanai are closed. Visual check of the boat photo below. Closed the garage overhead door when leaving.
6/23/26: Removed the beeping digital watchdog NVR from the utility room to be sent out for repair with the instructions provided per the client. Will be bringing the digital watchdog NVR to the post office for forwarding to the repair center. One of the pool pump pipe connections is still slowly leaking while the pool pump is running. Client is addressing. The lawn has some browning throughout the yard. Wine cooler read 50. All ceiling fans are off. Front load washing machine door is open to prevent mildew & odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green forwarding slip in mailbox. Left the water main on when leaving for the pool water auto filler.
6/23/26: Made sure the water heater, range and icemaker were off. I had to remove the opened cheese log from the refrigerator as it was starting to perish photo below. Poured several ounces of vinegar down the AC condensate drain line for preventative maintenance. Will replace the AC air filters per the instructions provided. Checked all damp rid buckets. All ceiling fans are off.
6/19/26: Brought in two pieces of mail see photo below. Weeds & grass are growing in all the landscape beds. Checked all damp rid bags. Mini fridge in Florida room was on & cold. Visual check of the boat & boat trailer. Boat trailer tag expires soon. Visual check of the outbuilding. Both doors are locked. Turned off the water main to the house only when leaving. Made sure the barrier was on the bottom of the front door.
6/19/26: Will be removing the lockbox from the front door when painting on the exterior of the building begins. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
6/19/26: The humidity level was under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
6/19/26: Unable to run water in the guest bathroom shower as the bathtub is full of items. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed. Watered all the little plants on the lanai.
6/19/26: Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
6/19/26: The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
6/19/26: Yellow spots on den ceiling. Client is addressing. All ceiling fans are on. Washer and dryer doors are cracked open for ventilation.
6/19/26: The batteries for the front door keypad are laying on the kitchen counter. All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
6/19/26: All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors.
6/19/26: New living room window replacement has not began yet. Aimed shower wand at drain when running water per the client. All ceiling fans are on. Front load washing machine door open to prevent mildew and odors. Clear panels on lanai are slightly cracked open for ventilation.
6/19/26: The carton of Lactaid in the refrigerator is expired photo below. All ceiling fans are off. Watered both plants & rotated them 1/4.
6/19/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
6/19/26: Portable dehumidifier in kitchen read 40. Checked all damp rids. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
6/19/26: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent mildew & odors.
6/19/26: Some of the pipe fittings on the top of the water heater have corrosion on them. Client will address. Checked all damp rid buckets throughout the residence. Front load washing machine door is open to prevent mildew and odors. All ceiling fans are on.
6/19/26: Checked all damp rid bags throughout the residence. Washing machine door is cracked open to prevent mildew and odors. All ceiling fans inside the residence are on.
6/19/26: All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
6/19/26: There are some perishable food items inside the refrigerator. Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
