Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,642 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/21/26: Removed a Punta Gorda pest control sign from the front yard. Made sure the oven was off. Both AC air filters appear to be dirty and need to be replaced. Mini fridge was on and cold. All ceiling fans are off. Owner’s closet is locked. Both lanai screen doors are unlocked. Panels across lanai are closed but cracked open for ventilation. Visual check of the boat. Blue forwarding slip in mailbox. Left the water heater & water main on when leaving.
7/21/26: The pool pump timer was one hour behind when I arrived. I corrected the time causing the pool pump to turn on and start running. The lawn has some browning throughout the yard. Current water restrictions are in place until 10/1/26. The garage side entry door is currently seized from swelling. Client advised to enter the residence through the garage overhead door for now. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed. Made sure the garage overhead door was closed when leaving.
7/21/26: The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 79 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Ran the hose in the pool during the service call to help offset evaporation. All of the Landscape plants and bushes may need to be trimmed soon. The concrete privacy wall on the front left corner of the house appears to have slightly pulled away from the wall of the house causing a 1/4” gap along the wall. Client will address. There are perishable food items inside the kitchen food pantry. Brought in one pool boy service slips dated 7/20. The lawn has some brown spots throughout the entire yard. Water restrictions are currently still in place until 10/1/26. Recycle garbage can is full. I used the key from the lock box on the left side of the house to enter the residence as the passcode is temporarily not working. All ceiling fans are on. Furniture out on lanai. Both pool cage screen doors are unlocked. Mini fridge on lanai was on and cold. Ran water in both sinks on the lanai. Storm shutters on lanai are closed. Visual check of the boat photo below. Closed the garage overhead door & put the key back in the lockbox when leaving.
7/21/26: One of the pool pump pipe connections is still slowly leaking. Client is addressing. The lawn has some brown spots in several areas throughout the yard. Wine cooler read 50. All ceiling fans are off. Front load washing machine door is open to prevent mildew & odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green forwarding slip in mailbox. Left the water main on when leaving for the pool water auto filler.
7/21/26: Replaced the AC air filter with one of the new filters provided and wrote the date of installation on it. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Poured several ounces of vinegar down the AC condensate drain line for preventative maintenance. Will replace the AC air filters per the instructions provided. Checked all damp rid buckets. All ceiling fans are off.
7/17/26: Drive by. Went back to the residence to check the water level of the pool which was back up to the optimal level of the middle of the top skimmer port and turned the water main off to the residence.
7/17/26: There is a washout starting on the right side of the house along the white picket fence in the backyard. Client is addressing. Weeds & grass are growing in all the landscape beds. Checked all damp rid bags. Mini fridge in Florida room was on & cold. Visual check of the boat & boat trailer. Boat trailer tag expires soon. Visual check of the outbuilding. Both doors are locked. Turned off the water main to the house only when leaving. Made sure the barrier was on the bottom of the front door.
7/17/26: Lockbox has been removed from the front door due to the exterior of the building being painted soon. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
7/17/26: The AC system was back on and appeared to be working correctly again since being repaired after the last service call. Will continue to monitor closely and adjust accordingly. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
7/17/26: Unable to run water in the guest bathroom shower as the bathtub is full of items. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed. Watered all the little plants on the lanai.
7/17/26: Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
7/17/26: All ceiling fans are off. Lanai screen door is locked.
7/17/26: Yellow spots on den ceiling. Client is addressing. All ceiling fans are on. Washer and dryer doors are cracked open for ventilation.
7/17/26: The batteries for the front door keypad are laying on the kitchen counter. All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
7/17/26: All ceiling fans are off. Front load washing machine door is cracked open to prevent mildew and odors.
7/17/26: All ceiling fans are on. Poured several ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are on. Poured several ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/17/26: New living room window replacement has not began yet. Aimed shower wand at drain when running water per the client. All ceiling fans are on. Front load washing machine door open to prevent mildew and odors. Clear panels on lanai are slightly cracked open for ventilation.
7/17/26: All ceiling fans are off. Watered both plants & rotated them 1/4.
7/17/26: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
7/17/26: Portable dehumidifier in kitchen read 41. Checked all damp rids. All ceiling fans are on. Made sure to engage the lock on the front door when leaving.
7/17/26: The master bedroom humidity level was on the cusp of being over 60% but levels were lower from the last service call. I lowered the thermostat to 77 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Made sure the master bedroom and en suite doors were closed. All ceiling fans are on. Poured several ounces of vinegar down both ac condensate drain lines for preventative maintenance. Wine cooler in kitchen is off.
7/17/26: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent mildew & odors.
7/17/26: Mini fridge in kitchen read 42. Portable dehumidifier in kitchen read 47. Mini fridge in bar area was on and cold. All ceiling fans are on. Checked light timer in living room. Front load washing machine door is open to prevent mildew and odors. Thermostat #1-Foyer. Thermostat #2-Master bedroom.
7/17/26: The lower element on the water heater is corroded and has started to slowly leak when water is running through the water heater. A heating element replacement or water heater replacement by a licensed plumber will be needed at this time. I did not run any water through the water heater. Some of the pipe fittings on the top of the water heater have corrosion on them. Client will address. Checked all damp rid buckets throughout the residence. Damp rid buckets are 25% full. Front load washing machine door is open to prevent mildew and odors. All ceiling fans are on.
7/17/26: The master bathroom toilet fill valve has quit working correctly and takes a lengthy time to fill the tank. I have tagged it as such. Client can address when they return. Checked all damp rid bags throughout the residence. Washing machine door is cracked open to prevent mildew and odors. All ceiling fans inside the residence are on.
