Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,020 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/26/19: Brought in 2pieces of junk mail. Poured 2oz of bleach down AC Evan tube and the chases it with 3 cups of water.
2/26/19: I left the thermostat at 77 degrees to help mitigate the higher humidity.
2/26/19: Drained water from system after water was turned off.
2/26/19: The thermostat was set at 75 called the client and we agreed to adjust it to 78 and also the exterior exit and entry door to the garage deadbolt was not locked and she confirmed it should be a lot so it is.
2/21/19: The alarm system was off when I entered the home however I distinctly remember pushing the blue button to turn on glass I was there. The AC system have not been running all day because the outside tube is not wet the humidity with the house was above what I feel is acceptable so in order navigate I have reduce the temperature on the thermostat to 76° and set the dehumidistat down 5% from 60 to 55%.
2/20/19: Watered 6 exterior potted plants. I turned the thermostat down to 77° due to the high humidity inside the home to help mitigate it. The humidity is higher in the home because the AC is not running because the houses and getting warm enough even though there’s high humidity and it’s warmer outside currently well over 80°. Front yard is a bit brown see photos below. Pulled a Hughes Pest control sign from front yard.
2/20/19: The downstairs guest bathroom right side sink has low pressure on both the hot and cold valves. The valve/handle for the cold water in the upstairs bathroom is working very hard, water flow is fine but the handle is getting more and more difficult to turn on.
2/20/19: Storage room was not locked is this for real wastage access? Front door dead bolt was locked hand is not.
2/20/19: Unable to drive the SUV a car was parked inside the garage behind it.
2/19/19: Weeds growing in the cracks of the lanai pavers, photos below.
2/19/19: Based on today’s humidity readings inside your home I left the thermostat set at 76°. This time of year when the temperature outside fridge is just above settings inside your home the home stays cool until late afternoon but the humidity bills all that period of time so thermostat settings may have to stay around 76° to maintain ideal humidity levels until such time as the temperature outside is far above the settings inside your home.
2/19/19: Moved the thermostat down to 76 degrees from 78 to help mitigate the higher humidity inside the home.
2/19/19: The grass and especially the front yard is as it has been in the past some spots patchy some spots brown. Brought in small phone book that was in the driveway. The thermostat was set to 79° the last inspection I provided today I found it at 76° but due to the humidity level I left it at 76°.
2/14/19: Dehumidifier in kitchen read 50 and water was draining from in hose. A Gardenmaster service ticket from the front door, photo below.
2/14/19: Picked up 7 pieces of fruit from the yard. Several pieces of mail being sent today.
2/13/19: Rolled the garbage cans to the road for pick up tomorrow.
2/13/19: The lawn is short, photo below.
2/12/19: Garbage disposal switch has a note “Do not use does not grind”. Downspout out front garage has come loose again, reported previously. Tires on Mercedes are all low but not flat.
2/12/19: There is a slight water stain on the ceiling in the master bedroom but I hadn’t seen before it almost appears to be a bleed through from a past issue, photo below. I turn the thermostat down to 76° to help mitigate the higher humidity in your home. Some ant hills along drive, photo below.
2/12/19: No kitchen appliances hooked up. No kitchen sink so I couldn’t run the water. In the master bath there is no sink and no tub, the toilet water valve is turned off and there was little to no water in the tank. Since I do not know why the toilet was left like this I did not flush it. There is plenty of water still in the bowl. I unplugged and then plugged back in the camera next to the TV trying to reset it. I turned the thermostat down to 76° to help mitigate the high humidity.
2/12/19: Brought in several pieces of junk mail.
2/12/19: I turned the thermostat down to 77 degrees to help mitigate the higher humidity.
2/12/19: Drained water from system after water was turned off.
2/6/19: Unit appears to be occupied as the blinds are open and the water is on did not provide service.
2/6/19: A couple of spots have began to develop on the ceiling in the downstairs hallway, photos below. Since we have had little to no rain and because of how light they are I believe these are bleed through spots from past damage. There is a spot in the front downstairs guest bedroom I mentioned several reports ago that has not worsened so I believe they are all from past damage that bled through. Since you are trying to sell the unit, I would suggest hiring a painter to touch these spots up.
