Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,686 service calls we have performed 29,562 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/5/19: Water stain on ceiling has not changed will continue to monitor it.7/5/19: Poured capful of bleach into each toilet.
7/5/19: Water main is to remain off per client.
7/5/19: The dehumidifier ran while I was there and had water in the tube. Dehumidifier reading was 48.
7/5/19: FedEx envelope was at front door see photo below.
7/5/19: Garbage disposal is very loud. Bushes by front entrance need trimmed and weeds are growing in landscaping see photos below.
7/4/19: Downstairs guest bedroom has yellow spots on the ceiling see photos below.
7/4/19: Plugged in golf cart to charge.
7/4/19: Dehumidifier in kitchen read 50. The half bath sink has very low water flow. Refilled all damp rid buckets.
7/4/19: Started the car, idled during service call.
7/4/19: Water is off at 2004.
7/4/19: Drove the car.
7/4/19: The unit has been occupied since our last inspection see photos below.
7/4/19: Put golf cart on charge.
7/4/19: Drained water from system after water was turned off. Ran water on fridge door. Condensate drain line for HVAC system air handler in master bathroom has been repaired on 6/22 by Grand Aire Services photos of work order and repair below.
7/4/19: Several large dead cockroaches on floors. Guest bathroom tub is full of garbage bags. Recommend cleaning
7/4/19: Some ghost ant activity in downstairs half bathroom. Lowered the downstairs & upstairs dehumidistats to 55% to help mitigate high humidity levels.
7/4/19: Half bathroom toilet is running and needs a new flapper. Turned off at valve.
7/3/19: Found both AC circuit breakers off and AC not running. Turned them on and waited to make sure the system was cooling. Found water main on upon arrival I turned off before leaving.
7/3/19: Poured bleach down HVAC tube. Checked all windows and doors for any possible reason electric bill has increased from last year. The only possible reason that can be deduced is that last year maybe the dehumidistat was used. On our first inspection we found it to be set to 0 (zero) which means it is not in use and the thermostat is controlling the AC unit. It is policy not to adjust a thermostat from the original owner settings unless given a reason. Given our communication about this issue and the humidity levels found to-date, we set the dehumidistat to 55 and will monitor closely. This should reduce the number of times the AC unit cycles per day while hopefully keeping the humidity down within the condo.
7/3/19: Shed doors are painted shut. Turned dehumidistat down for AC to come on and checked òk. Turned back up.
7/3/19: Car too close to shed for me to check inside.
7/3/19: Sprayed one active hornets nest in outside storage area attached to the house.
7/3/19: Flushed toilets turned off valves
7/3/19: Removed 1 large bug 1 salamander, both dead
