Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,424 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/19/19: Poured capful of bleach into each toilet. Hughes exterminators card was on the front door see photo below. Master bathroom copper water supply valves for both sinks & toilet have some corrosion developing see photos below. Water has been puddling on the right side of the lanai see photo below.7/19/19: Found several cracks in the exterior stucco on the left side of the house see photos below. Possible gopher turtle digging hole under electrical box in front yard see photo below.
7/19/19: Lawn has some minimal browning. Lawn company keeps knocking the downspouts off the gutters see photo below. I found a crack in the exterior stucco on the left side of the house see photo below.
7/19/19: Brought in one pool service card dated 7/9.
7/19/19: Master bathroom right sink is leaking from the trap around the drain stop connection when water is running, I tried tightening it but it is rusted out on the inside and will not stop leaking. It has been tagged and the valve shut off to the sink. See photo below. Removed undated Hughes exterminator sign from yard.
7/19/19: Met Don Oakley pest control and let into the residence. Put one capfull of perfect weekly into the pool.
7/18/19: Yellow spots on the ceiling in the downstairs guest bedroom have not changed in appearance.
7/18/19: Plugged in golf cart to charge. Refilled damp rid buckets in bathrooms and removed full damp rid bags in closets, could only find one replacement.
7/18/19: Master bedroom closet has yellow spots on the ceiling see photos below.
7/18/19: Dehumidifier in kitchen read 55. The half bath sink has very low water flow. Work order from Fire & Ice Heating & Air Conditioning dated 7/8 was on the kitchen counter see photo below. Removed open damp rid bucket from passenger side of car and opened driver side bucket.
7/18/19: Started the car, idled during service call.
7/18/19: Water is off at 2004.
7/18/19: Raised both thermostats to 77 due to lower humidity levels.
7/18/19: Drained water from system after water was turned off. Ran water on fridge door.
7/18/19: Several large dead cockroaches on floors. Guest bathroom tub is full of garbage bags. Recommend cleaning
7/18/19: Half bathroom toilet is running and needs a new flapper. Turned off at valve.
7/18/19: Brought in two pieces of mail photos below. Unplugged, propped doors open & moved contents of storage room fridge to condo fridge. Found tempered glass table top on the lanai shattered upon arrival see photo below.
7/17/19: Brought package in from front door, photo below. Placed it on top of the tool box in the laundry room. Pulled an undated Massey Peat Control sign from the front yard. Reset the timer on the living room light, it was on when I walked in.
7/17/19: Replaced all moisture eliminators in the closets & air fresheners throughout the house.
7/17/19: Poured bleach down HVAC tube. There is enough bleach for one more service call and then we will be out. The humidity along the gulf side windows of the living room was 52.5% and the temp was 88.8 degrees. The low battery indicator icon on the thermostat was flashing so I replaced them with the batteries from the remote on the coffee table in the living room.
7/17/19: New mulch has been put down in the front landscape beds see photo below.
7/17/19: Shed doors are painted shut.
7/17/19: Car too close to shed for me to check inside. Found trace evidence of mildew forming behind sofa. It is my belief the sofa’s close proximity to the wall and the sheet draped from the wall decorations caused no air circulation which helped promote this issue. I have removed the draping sheet and pulled the sofa away from the wall. I cleaned the wall best I could with cleaners available, will continue to monitor. A gecko must have gotten inside, I cleaned up a dozen or so droppings in the office area.
7/17/19: Guest bath sink stopper broken will not lift, cannot run water.
7/17/19: Turned valves off after flushing toilets.
