Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,424 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/6/19: The pool light is out and sat on the edge of the pool as it was last service call.
8/6/19: Water in both toilets within an inch of exposing the trap.
8/6/19: Watered the plant on the lanai. Seed pods are forming on the palm trees in the back yard and right side of house see photos below.
8/6/19: Poured bleach down the AC condensation evacuation tube. All sink stoppers are down with the exception of the MB right side sink, keeps popping back up won't stay down. Garbage disposal frozen, could not get to or find a wrench socket in the disposal may be under tin cover on the bottom but I don’t carry tools like that remove so I unplugged the disposal. Found mildew on toilet seats, cleaned off. Water in toilets was an inch from exposing the trap area. I cleaned up several dead bugs just inside the front door, I believe it is because the door sweep needs adjusted or replaced as you can see daylight from one side to the other, photo below.
8/6/19: Picked up 0 pieces of fruit from the yard. Most recent package of mail sent out was returned to the mailbox, will be going to the post office to investigate the matter.
8/6/19: Removed truly nolen sign from yard dated 8/6.
8/6/19: Poured 1 oz of bleach in each toilet. Left water main on for pool auto leveler device installed. Master bathroom toilet has been tagged for supply line leak.
8/6/19: Garbage disposal not working, I checked the breaker panel and the reset button. Brought in one pool slip dated 7/25. A white Kia Soul was parked in the driveway see photo below. GFI outlet in the garage car charger is plugged into was tripped.
8/6/19: Master bathroom toilet flapper is leaking, It has been tagged and the water valve to toilet is shut off. Boat garage humidity and temperature levels 75.1% & 83.6 degrees. Pool water level was low, see photo below. I ran the water hose in it during the inspection. I left the pump running because it is getting water from the bottom drains. I will let the hose run and will come back to check on it in a couple of hours.
8/5/19: Poured vinegar down HVAC tube. Circuit breakers 6, 13,15, 26 were tripped, I reset each.
8/5/19: Numerous weeds growing in lanai pavers around the pool, needs spraying. More weeds in drive pavers also. Some apparent digging by what may be an armadillo but the hole was never completed. This is just behind the palm tree out front.
8/5/19: Started car, idled during inspection. Pulled several weeds around the pool. Circuit breakers 26, 27 were tripped, I reset each.
8/5/19: Found a small bunch of dead ant like bugs in the hall just outside the guest bathroom, I believe t wall socket might light attacked them to this area. Removed an undated Pest Patrol sign from beside the mailbox.
8/5/19: I checked each window towels found none wet or damp. Dehumidifier in guest bath read 50. Locked the door between the garage and home. Air temp and humidity very pleasant inside your condo.
8/5/19: Brought several pieces of mail.
8/5/19: Returned to check high humidity levels in the house & discovered a roof leak in the living room. See photos below.
8/5/19: Humidity is slightly high but I believe it may be due to the almost 100% we have had the past 18 to 20 hours.
8/5/19: Watered 3 interior trees. Cycled the dishwasher on rinse.
8/5/19: Ran water through exterior fridge door. Turned the disposal on and then right back off. Brought in 9 pieces of mail , none appeared to be important. Found a dozen dead ant looking bugs in the master bathroom next to the toilet, photo below.
8/5/19: Nothing has changed since the last visit. All fans & dehumidifiers are still running.
8/5/19: No mail, put vinegar down HVAC tube. Replaced Damp-Rid bags.
8/5/19: Tested irrigation system.
8/5/19: Visual inspection of boat & trailer in driveway, both tires are low as previously reported. Guest bathroom toilet runs and needs a new flapper, it has been tagged and the valve shut off. Weeds are growing in the pavers see photos below.
8/2/19: The dehumidifier ran while I was there and had water in the tube. Dehumidifier reading was 50. Not frozen.
8/2/19: Poured capful of bleach into each toilet. Re-booted the cable modem & security camera to try and get the camera back online.
