Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,657 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/4/19: There is evidence of fresh digging in the yard, appears to be an armadillo. Cleaned up dead ants on lanai.
9/4/19: Plant again turned over in front, fairly heavy but maybe top heavy.
9/4/19: Utility sink in laundry room has a leaking trap, it has been tagged as such. The wood base under the mailbox is rotted and the mailbox is loose.
9/4/19: Poured vinegar down HVAC tube
9/4/19: The ac system is off per homeowners request. Weeds around the house unchanged and reported upon in past reports. The spots on the ceiling of the living room are no worse. The roof on the back porch is leaking and causing the soffits to rot and fall down. There is also some soffits rotting on the back right corner of the house.
9/4/19: Discarded one dead bug, poured bleach down HVAC tube
9/4/19: AC came on and is working correctly. Vines are growing in the landscape beds and starting to attach to the house see photo below. A piece of drywall finish fell from the ceiling in the front entrance see photos below.
9/4/19: Spa water level appears to be too high. The master bathroom left sink has a drip leak from the trap around the drain stop area when water is running, I tried to tighten anything that could be tightened but the leak continued see photo below. It has been tagged and the valve shut off.
9/3/19: Utilities marker struck by lawn mower possibly, photo below. Large amount mail, cleaned up dead bugs kitchen, laundry, and master bath
9/3/19: Brought in two pieces of mail which appeared to be important see photo below.
9/3/19: Moved plants back outside, found one pot broken, also watered the plants, ran shutter to top and down
9/3/19: Ran shutter up/down, swept up tree needles, watered plants
9/3/19: Vacuumed ants master bedroom/ master bath/ living room/ guest bedroom/no live ants observed
9/3/19: Batteries in the AC thermostat were corroded and the thermostat had no display, I changed the two AAA batteries but the thermostat display would not come back on see photo below. The AC is still coming on as normal and I had normal temperature & humidity readings in the house. It appears that only a new thermostat is needed.
9/3/19: Bushes & trees on all sides of the house need to be trimmed. Found evidence of a mouse or rat on the back closed in lanai see photo below. The paint is peeling on a section of the exterior wall in the front under a storm shutter see photo below.
9/3/19: Can’t access breaker panel in garage. Lamps in living room and master bedroom were on. Checked boat straps. Bushes on both sides of the house need trimmed. A package was at the front door which I brought inside see photo below.
9/3/19: The pool light is out and sat on the edge of the pool as it was last service call. The lawn company has not been string trimming around anything when they mow the lawn.
9/3/19: Watered the plant on the lanai.
9/3/19: Picked up 2 pieces of fruit from the yard. The pool pump is still leaking. Vines & weeds are growing in the landscape beds. No important mail today, will send on next service call.
9/3/19: The master bedroom left sink is leaking from the trap when water is running, I tried to tighten it but it still leaked. It has been tagged and the valve shut off.
9/3/19: The AC system is working correctly. Poured 1 oz of bleach in each toilet. Left water main on for pool auto leveler device installed. Master bathroom toilet has been tagged for supply line leak, it is off at the valve so as not to leak. Bushes on the front left side of the house need trimmed see photo below.
9/3/19: Garbage disposal is not working, I checked the breaker panel and the reset button. It has been tagged. Brought in one pool service slip dated 8/22. Palm trees in the front and back have large seed pods developing see photos below. A chunk of mortar has came off the left front corner of the roof tiles see photo below.
9/3/19: Boat garage humidity and temperature levels 73.0% & 83.0. The flag was up on the mailbox for mail waiting to go out.
9/2/19: Visual inspection of boat & trailer in driveway, both tires are low as previously reported. Guest bathroom toilet runs and possibly needs a new flapper, it has been tagged and the valve shut off. All electric hurricane shutters are down.
9/2/19: Tested irrigation system. All hurricane shutters have been put up around the entire exterior house see photos below.
