Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/26/19: Circuit breakers 25 and 26 tripped, I reset them. Breaker 25 is listed as entry foyer Den. Breaker 26 is listed as dining and nook. Pulled a half dozen weeds on the lanai.
8/26/19: Dehumidifier running and draining well
8/26/19: Large dead bug living room, small dead bug front entry pictures below. Turned dehumidistat to on lowered temp to 74 . AC ran during inspection, reset to thermostat to 78 and dehumidistat to 60
8/26/19: Breaker off for disposal with black tape over it indicating home owner does not want it on. We have placed a note with post-it note tape over the sink side button, do not run. Circuit breaker #28 tripped, I reset, it is marked master bedroom. Found over 6 dozen weeds on the lanai, pulled many of the larger ones but they a beginning to take over. Should be sprayed and/or sealed.
8/26/19: Live ants in master shower, pictures added, live ants living room, hedges and tree in need of trim
8/26/19: Poured a cup full of vinegar down the AC condensation evac tube. Spider and spider egg sacks remain all around your home as reported previously, should probably notify your pest control.
8/26/19: Dehumidifier reading 50.
8/26/19: The pool pump was running very loudly when I arrived, it had no water running through it and was very hot so I shut it off. The pool has plenty of water in it and the strainer bucket was not clogged with anything.
8/23/19: The ac is working correctly, temperature & humidity readings were 83.7 & 56.3%. The tarps have been removed from the roof top see photos below. Brought in one pool service slip dated 8/20. Nothing has changed wit the ceiling, cannot see any wet areas, the hole in the ceiling has not changed.
8/23/19: Ac is working correctly. Photo of balcony tile work progress see below.
8/23/19: Lower level readings temp 86.7 and humidity 43.5%. Found both thermostats set on 77 and moved them back to 78. Garbage can was pulled out in the driveway upon arrival.
8/23/19: Ran mesh shutters up & down.
8/23/19: The ac system air handler in the master bedroom was leaking water and saturated the carpet underneath it & in the hallway causing black mold to set up on a section of baseboard. See photo below. I turned the thermostat off.
8/23/19: Toilets in master bathroom & guest bathroom fill very slowly.
8/23/19: Watered both plants on the lanai.
8/23/19: Not much if anything has happened on the roof photos below
8/23/19: Brought in several pieces of mail which two appeared to be important see photo below. Poured 2oz of bleach down ac condensate drain line and flushed with water.
8/23/19: I did not find any ants working along the power in piping for the outdoor kitchen. Pulled a Hughes Pest Control sign from the front yard. Pulled a half a dozen weeds on the lanai.
8/23/19: Replaced full damp rid bag in the attic. Ken from absolute window was downstairs waiting for the window inspector.
8/23/19: Checked attic space upstairs. Downstairs half bathroom toilet runs occasionally needs new flapper it has been tagged and valve shut off.
8/23/19: Upstairs bathroom toilet water valve has slight water drip when turned on only, toilet has note attached, reported previously.
8/22/19: Checked all circuit breakers found none tripped. Pool circuit breaker was not tripped I turned off then back on. Turned thermostat down to ensure AC would turn on and cool it did. Walked through home found nothing to report.
8/22/19: The water main is leaking from the handle when turned on. Guest bathroom tub fixture is leaking when off.
8/22/19: Wiped moisture around refrigerator doors. Car battery is completely dead, no power at all.
8/22/19: Master bathroom toilet is leaking from the tank to bowl seal when flushed a few seconds after the flush. It has been tagged and the valve shut off.
