Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,657 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/1/19: Ran shutters up & down. Left the water main turned on & the bathtub water running when I left and will return in 2 hours to shut it off.10/1/19: There is a grey Toyota Tundra truck with a contractors magnet sign on the side in the driveway see photos below. Removed a problem solved pest control sign dated 9/21 from the front yard. The master bathroom right sink is leaking from under the sink when water is running, it has been tagged & the valves shut off. See photo below. Garbage disposal is not working, I checked the breaker panel and the reset button. It has been tagged. Palm trees in the front & back have large seed pods developing.
10/1/19: Boat garage humidity and temperature levels 66.1% & 75.8. Cleaned up dead ants from the master bathroom floor see photo below. A smoke detector was chirping in the back right guest bedroom. It appears the pool pump might still be leaking but I can’t see where it’s coming from. The pool water level was below the skimmer port so I ran the hose in it during the service call & shut it off when I left.
9/30/19: Vinegar down HVAC tube, started car
9/30/19: Garbage disposal stuck for a moment but started when turned on again , poured vinegar down HVAC tube.
9/30/19: New ant nests master bath and dining, pictures below
9/30/19: Found a hole in the pool cage left screen door see photo below. Visual inspection of boat & trailer in driveway, both tires are low as previously reported. Weeds are growing in the landscape beds & pavers around the house. Landscape bushes around the house need trimmed. Guest bathroom toilet runs and possibly needs a new flapper, it has been tagged and the valve shut off. All electric hurricane shutters are down.
9/30/19: Tested irrigation system. Bobs truck was in the garage. Found a broken solar light in the front landscape bed & put it in the garage on a work bench see photo below.
9/28/19: Met with Good Guys Home Services to remove the hurricane shutters from all doors & windows.
9/27/19: The exterior garage side door is rusting on the bottom see photo below. Some palm tree fronds by the garage door are growing into the soffits see photo below. The lawn is starting to brown from lack of rain.
9/27/19: The disposal was seized again, I had to free it to run again.
9/27/19: Cleaned up several small dead cockroaches from the floors in the kitchen & dining room area. Poured capful of bleach into each toilet. Lanai is dirty from all the recent rains, will need to be pressure washed.
9/27/19: The screens on the lanai have several small holes in different locations see photos below. The garage door button on the wall was beeping & displaying a message that says battery bad see photo below. Water main is to remain off per client.
9/27/19: The garbage cans in the garage have garbage in them, are you going to need them pulled out for collection?
9/27/19: The dehumidifier ran while I was there and had water in the tube. Dehumidifier reading was 48. Not frozen. The plastic wrap covering the toilet seats is causing mildew to grow on the inside bowls. We highly suggest taking the plastic wrap off.
9/27/19: Found the ac thermostat set to 73 again & put it back up to 77 and put it on hold. Pine needles are starting to build up on the roof and gutters from the pine trees on the left & back side. The bushes by the front entrance need trimmed & weeds & grass are starting to grow in the landscape beds again see photos below. The garbage disposal is very loud.
9/27/19: Brought in 2 pool service slips dated 9/17 & 9/24. Furniture has been placed in the master bedroom & one of the guest bedrooms and items are in the closets. The hole in the ceiling from the roof leak has been temporarily patched with pieces of drywall. The pool cage & screens have green mildew on them and need to be pressure washed & cleaned see photos below. A ladder guard most likely from the roofers is hanging on the gutters on the left side of the house see photo below.
9/27/19: Put the garbage can & bungee cord in the garage. Sprayed weeds around the house & pool lanai with round up. Master bathroom right sink leaks from the trap when water is running, it has been tagged.
9/26/19: Yellow spots on the ceiling in the downstairs guest bedroom have not changed in appearance but now we see some development in the master bedroom photo below. Visual check of the car (a bit dusty from window contractor). Photos of window installation below.
9/26/19: Emptied and refilled all damp rid buckets, removed the full damp rid bag in the master bedroom closet could not find any replacement bags.
9/26/19: Yellow spots on closet ceiling have not changed in appearance. Watered plants on lanai, but not hopeful they will survive.
9/26/19: A note from your house cleaner was on the kitchen counter see photos below.
9/26/19: I found the thermostat set to 75° so I moved it back up to 78° that has been past setting prior to client’s recent stay.
9/26/19: Dehumidifier in kitchen read 50. The half bath sink has very low water flow. Emptied and refilled all damp rid buckets, had to bring in 2 bags of damp rid of ours as you ate out of yours. Algae is growing on the sides and in the tanks of all the toilets see photo below.
9/26/19: Cleaned up a swarm of dead knats from the dining room floor, around the front door & the front window sill see photos below.
