Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,657 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/2/19: Could not get power to receptacle for charger and dehumidifier, used extension cord to power dehumidifier, golf cart not charging
10/2/19: Water from the sprinklers is staining the driveway & sidewalk in front of house see photos below.
10/2/19: The ac system is working correctly, I found the thermostat set at 78 and moved it back to the previous setting of 76. The dehumidistat was set on 60%, I moved it back to the previous setting of 55%.
10/2/19: Poured bleach down HVAC tube, filter okay
10/2/19: The pool water level is low about 1” from the bottom of the skimmer port, found the pool pump has a steady drip leaking from underneath the impeller housing see photo below. Landscape bushes at front of house need trimmed see photo below. Utility sink in laundry room has a leaking trap, it has been tagged as such. The wood base under the mailbox is rotted and the mailbox is loose.
10/2/19: Poured vinegar down HVAC tube, garage dehumidifier set at 70 and running
10/2/19: The ac system is off per homeowners request. Weeds around the house unchanged and reported upon in past reports. The spots on the ceiling of the living room are no worse. The roof on the back porch is leaking and causing the soffits to rot and fall down. There is also some soffits rotting on the back right corner of the house.
10/2/19: Landscaping trees & bushes need to be trimmed. AC came on and is working correctly.
10/2/19: Spa water level is at an optimal level. The master bathroom left sink has a drip leak from the trap around the drain stop area when water is running, It has been tagged and the valve shut off. An animal has been digging in the landscape bed by the water main on the left side of the house see photo below. A stain which appears to be mildew is developing on the exterior stucco under the front double window see photo below. Weeds are growing in the pavers on the pool lanai.
10/1/19: Faucet in the kitchen and guest bath was running upon entering your home, the water main was off so it had only been running for a minute, I unplugged the water heater. The pool net and a gallon of pesticide were sitting out on the concrete I put them in the shed, photo below.
10/1/19: Watered plants,all appears well
10/1/19: Towels dry in windows, poured vinegar down HVAC, all appears well, bath dehumidifier at 45
10/1/19: Brought in mail
10/1/19: Ran shutter up and down, watered plants
10/1/19: Ran water fridge door, turned disposal on 1 second, possible someone pried back Lanai door open, no entry to home observed, picture below
10/1/19: Pool water 1evel below skimmer ,picture below
10/1/19: Weeds on lanai spreading.
10/1/19: Spider nest in garage, some cobwebs interior, 4 dead spiders interior, poured vinegar down HVAC tube, pictures below
10/1/19: The ac thermostat appears to have been replaced or is working correctly again. I found it set at 85 and moved it back down to the previous setting of 82.
10/1/19: Brought in 4 pieces of mail of which appeared to be important see photo below. The right side pool cage screen door has a tear in the screen by the door handle see photo below.
10/1/19: The ac system is working correctly. The pool light is out and sat on the edge of the pool as it was last service call.
10/1/19: Went back to turn off the water running in the bathtub after letting it run for 2 hours.
10/1/19: The pool pump is still leaking. The pool water level was low and almost below the skimmer port, I used the quick pool fill valve to bring the water level back up to the middle of the skimmer port during the service call. Picked up 11 pieces of fruit from the yard. Vines & weeds growing in the landscape beds appear to have been sprayed & are dying, some are still covering a few bushes. Several pieces of mail being sent today.
10/1/19: An animal has been digging in the lawn on the right side of the house see photo below. Weeds are growing in the landscape beds. The master bedroom left sink is leaking from the trap when water is running, I tried to tighten it but it still leaked. It has been tagged and the valve shut off. Brought in 2 pieces of mail which appeared to be important see photo below.
10/1/19: The pool water level was a little low due to the auto leveler hose being turned off because the spigot handle was leaking.Turned on the irrigation system. Found the right side pool cage screen door closer broken and will not close, It has been unattached so the screen door will close see photo below. Poured 1 oz of bleach in each toilet. Left water main on for pool auto leveler device installed. Master bathroom toilet has been tagged for supply line leak, it is off at the valve so as not to leak.
