Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/9/19: Found 4-6 dozen flies inside the home, about half are alive mainly concentrated in the master bedroom and front bathroom. We killed as many as we could but are not equipped to clean up today. Photos below.
9/9/19: I found 4 dead beetle like bugs in the corner just inside the front door photos below.
9/9/19: I restarted both routers for the security system & spoke with mr.carlson on the phone.
9/9/19: Spot on the ceiling in the music room doesn’t appear to be wet at this point but it is new at least till us, photo below.
9/9/19: Met Jim at the home and picked up the spare key. He was putting water in the pool as it was down. He was also going to do some painting this afternoon so he said he would turn off the water and lock up.
9/9/19: A smoke detector on the living room ceiling is chirping. The door handle is loose on the back door in the hallway.
9/9/19: Dehumidifier read 50.
9/9/19: Water spot in the corner on ceiling of utility room and some spots above the car in the garage, photos below. These five do not appear to be wet so they may be believed it through from years past problems we will monitor.Weeds on lanai are over walk, photo below. Dehumidifier is ruining, draining and read 48. I got the key from Toni and when I was in the utility room I saw another spare on the key rack so I took it and returned Toni’s key to her
9/9/19: Turned humidistat to on , air ran cold, reset to 60. Humidifier on 55, running well, possible Lizard in wreath at front door? Picture below
9/9/19: Took down garage door hurricane brace
9/9/19: Dehumidifier read 60. Ran shutters up & down.
9/9/19: Found the thermostat set to 74 and moved it back up to 78.
9/9/19: Ran shutters up & down.
9/9/19: Dehumidifier reading 48. The master bathroom sink on the right side as you walk in has low water pressure. Ran shutters up & down.
9/9/19: The pool pump was running correctly & was very quiet. The paint is bubbling in several locations on both the front doors see photos below.
9/9/19: No sign of insects, pool spa has residue on bottom
9/7/19: Could not get water into home, client said don’t worry about that now. Grill and smoker on back patio. Some water is leaking from around the large well system tank, photos below. Kitchen light is on I am assuming this is for nighttime theft deterrent. Fan is running in the living room.
9/7/19: We found a circuit breaker number 15 seconds holds both the guest bedroom bath and guest bedroom itself as well as the security alarm system when you turn that breaker off the alarm keypad beeping stopped.
9/7/19: I found the thermostat set to 85 and the dehumidistat set to zero, it has been set to 79° and the dehumidistat set to zero all summer long. The humidity is extremely high so I turned it back to the previous settings. Found a package tucked in behind one of the front flower pots brought inside, photos below.
9/7/19: Ran the mesh shutters up and then down. The SUV tire gauge indicator came on while I was driving at showing somewhat low pressure in the tires photo below. Circuit breaker 35 was tripped I reset it that is for bedroom two and three. Weeds are back with a vengeance, photos below. I have a company that will spray those once a month to kill and keep them under control if you are interested.
9/7/19: Contractor is working on the roof photos below. Because they’re doing the work on the roof there was no way for me to drive the vehicle or the golf cart. Some debris at the bottom of the pool near the drain, photo below. The handle on the fixture for the guest bathroom shower is loose it takes a star screwdriver which I didn’t have with me I’ll try to remember to bring one next time.
9/7/19: Pulled a dozen weeds on the lanai. The water main was on upon arrival off upon departure. Poured about 4oz of vinegar down the AC condensation evac tube. Found a Charlotte County Proprty inspector’s note slide under front door hurricane shutter, photo below.
9/6/19: A Grand Aire Services work order dated 8/23 was on the kitchen counter see photo below. The ac air handler has been repaired and is working correctly. Sections of carpet padding have been removed from the hallway, closet & master bedroom. All Damex equipment has been removed see photos below. I left the master bedroom ac thermostat set to 78 for now.
9/6/19: Toilets in master bathroom & guest bathroom fill very slowly.
9/6/19: Brought both plants back out onto the lanai & watered them. The water heater closet light was on when I arrived.
