Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,678 service calls we have performed 29,924 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/7/20: Brought in 4 pieces of mail see photo below.5/7/20: Turned off the water heater breaker downstairs. Turned off the breaker to the range. Emptied & turned off the ice maker. Perishable food is in the refrigerator & opened perishable food is in the kitchen pantry see photos below. The downstairs guest bathroom bathtub water handle is leaking when water is on only, I have tagged it as such. There is a crack in the drywall on the living room ceiling above the ceiling fan, will continue to monitor closely see photo below. Found the living room sliding glass doors unlocked. All ceiling fans are on. A lamp by the front office desk is on. The ac air filter was recently replaced on 5/4. Upstairs temperature & humidity readings were 80.6 & 61.7%.
5/6/20: Brought in 3 pieces of mail see photo below. Checked pool bathroom. Dead ants were in both bathtubs.The master bathroom bathtub has low water pressure, it has been tagged as such. A lamp in the living room is on. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left.
5/6/20: Made sure to monitor all wood floors closely.
5/6/20: Brought in 2 pieces of mail photo below. Brought in 2 pool service slips dated 4/23 & 4/30. I made sure to shut off the water main to the house only before leaving.
5/6/20: The lawn has some yellowing & browning in various locations throughout, I checked the irrigation timer to ensure it was in the run position see photos below.
5/6/20: Visual check of the boat.
5/6/20: The empty lot next door has been cleared for construction & the property line goes through your Areca palm trees on the left side of the house see photos below. The suv has been removed from the garage. Palm trees in the back yard have large seed pods growing on them see photo below. The mini fridge on the lanai was on & reading 36. Watered all potted exterior plants.
5/6/20: Drive by to check temperature & humidity readings. Temperature & humidity readings were 81.6 & 48%
5/6/20: The guest bathroom hot water shower handle drips when water is running, it has been tagged as such.
5/5/20: Water on upon arrival, off upon departure, thermostat fan setting set to on was set to on, put on automatic.
5/5/20: Ran water sinks tub and shower, ran disposal, flushed and brushed toilets, poured vinegar down HVAC tube, guest bath had bad rust stain at dehumidifier, tightened hose and cleaned up pretty good, light stain still , pictures below, dehumidifier running at 45
5/5/20: Ran water sinks tub and shower, flushed and brushed toilets, added bleach to toilets, poured vinegar down HVAC tube, ran disposal, watered tree in corner last trip, soil still feels ok but leaves falling, picture below
5/5/20: Cleaning lady leaving as I was coming, picture below of living room, closed all blinds, turned water on and flushed brushed toilets, ran disposal, ran water sinks showers and tub, left all interior doors open,
5/5/20: The batteries were low on the ac thermostat, I replaced 2 aa batteries from the kitchen drawer. The pool pump is still leaking.
5/5/20: Covers worn, ran water sinks shower and tub, turned breaker on and ran disposal turned breaker off. Flushed and brushed toilets. Added bleach to each
5/5/20: Could not get the kitchen sink faucet to work, I made sure the handle was on & waved my hand under it but could not get any water. Turned off the breaker to the range. Watered the 2 plants by the front door on the inside. Brought in 4 pieces of mail see photo below. The pool has some debris on the top & bottom.
5/5/20: Two large dead bugs found 2 in hall 1 utility room, disposed of, picture below
5/5/20: Replaced low batteries in the ac thermostat with 2 aa batteries from the kitchen pantry. The air filter was dirty as well, I replaced it with a new one from the laundry room size 20x20x1.
5/5/20: Interior good except several dead cinch worms in downstairs bathroom, disposed of, picture below.
5/5/20: Repairs have not been started. Dehumidifier in kitchen read 42.
5/5/20: Turned water on to toilets, flushed and brushed toilets, turned valves off. There is still food in fridge, will await your instructions. One small dead insect on kitchen floor, disposed of, picture below
5/5/20: Found a stain on the ceiling next to the vent fan in the guest bathroom next to the laundry room which is currently not soft or wet to the touch, will continue to monitor closely see photo below. The toilet in the office bathroom is running, I shut the valve off & tagged it as such. Replaced the battery in the smoke detector with one 9 volt battery from the hallway closet.
5/5/20: There was still some light ghost ant activity in the kitchen by the coffee maker. Removed an undated truly nolen sign from the front yard.
5/4/20: No water available to home even with the water main turned on. Plants appear moist from recent rain. Some weeds on pool deck, picture below. Ran shutter up then down
