Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/27/19: Brought in 2 pool service slips dated 9/17 & 9/24. Furniture has been placed in the master bedroom & one of the guest bedrooms and items are in the closets. The hole in the ceiling from the roof leak has been temporarily patched with pieces of drywall. The pool cage & screens have green mildew on them and need to be pressure washed & cleaned see photos below. A ladder guard most likely from the roofers is hanging on the gutters on the left side of the house see photo below.9/27/19: Put the garbage can & bungee cord in the garage. Sprayed weeds around the house & pool lanai with round up. Master bathroom right sink leaks from the trap when water is running, it has been tagged.
9/26/19: Yellow spots on the ceiling in the downstairs guest bedroom have not changed in appearance but now we see some development in the master bedroom photo below. Visual check of the car (a bit dusty from window contractor). Photos of window installation below.
9/26/19: Emptied and refilled all damp rid buckets, removed the full damp rid bag in the master bedroom closet could not find any replacement bags.
9/26/19: Yellow spots on closet ceiling have not changed in appearance. Watered plants on lanai, but not hopeful they will survive.
9/26/19: A note from your house cleaner was on the kitchen counter see photos below.
9/26/19: I found the thermostat set to 75° so I moved it back up to 78° that has been past setting prior to client’s recent stay.
9/26/19: Dehumidifier in kitchen read 50. The half bath sink has very low water flow. Emptied and refilled all damp rid buckets, had to bring in 2 bags of damp rid of ours as you ate out of yours. Algae is growing on the sides and in the tanks of all the toilets see photo below.
9/26/19: Cleaned up a swarm of dead knats from the dining room floor, around the front door & the front window sill see photos below.
9/26/19: The ac system is back on and running correctly, I found the thermostat set at 80 and moved it back down to the previous setting of 78. Some mildew on the back seat of the golf cart see photo below.
9/26/19: About 20 tiles on the lanai have lifted but I see no grout missing or cracked. I have taped the corners of the 5 rows of three so we remember not to walk on them and so you know which tiles I am referencing, photo below.
9/26/19: Started the car, idled during service call.
9/26/19: Water is off at 2004.
9/26/19: Ran water thru fridge door. Drained water from system after water was turned off.
9/26/19: Half bathroom toilet runs continuously, probably needs a new tank flapper, it is turned off at the valve. The left side sink in the master bathroom is leaking at the washer and gasket for the bow, a photo below of me pointing where. I also tagged the sink. The back left tire on the boat trailer is a bit low but still has plenty of air.
9/26/19: In the storage room we found evidence of mildew on and some mold inside the grill on a couple of items outside of the grill and golf club handle etc. The ceiling holes have been patched but now I need painting, management was taking that company around showing them the work to be done as we were doing your condo
9/26/19: The new stove & microwave have been installed.
9/25/19: Put empty recycling can back in the garage, checked ac system which is still running correctly and cycled on & off. Humidity & temperature readings were 54.6% & 82.3.
9/25/19: Met with Tyler from Hughes Exterminators for termite inspection. GFI outlet in the master bathroom was tripped & I reset it. Brought in 4 pieces of mail which appeared to be important see photo below. Could not get water into home, poured water from jugs I brought with me into the sinks, toilets & bathtubs to keep the traps wet. Grill and smoker on back patio. Some water is leaking from around the large well system tank. Kitchen light is on I am assuming this is for nighttime theft deterrent. Ceiling fans are on in the bedrooms.
9/25/19: Front of unit reads humidity 49.7 temperature 83.9
9/25/19: Watered plant inside. The garbage disposal is seized every service call. A smoke detector is chirping in the den area. The bushes on the front & right side of the house have been trimmed. The right side sink in the master bathroom is leaking from the trap when water is running. It has been tagged and the valve shut off.
9/25/19: Removed a truly nolen sign dated 9/16 from the front yard.
9/25/19: Turned toilets on brushed and flushed and turned valves off
9/25/19: No mailbox. The lawn is browning from lack of rain see photo below.
