Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/1/19: Weeds on lanai spreading.
10/1/19: Spider nest in garage, some cobwebs interior, 4 dead spiders interior, poured vinegar down HVAC tube, pictures below
10/1/19: The ac thermostat appears to have been replaced or is working correctly again. I found it set at 85 and moved it back down to the previous setting of 82.
10/1/19: Brought in 4 pieces of mail of which appeared to be important see photo below. The right side pool cage screen door has a tear in the screen by the door handle see photo below.
10/1/19: The ac system is working correctly. The pool light is out and sat on the edge of the pool as it was last service call.
10/1/19: Went back to turn off the water running in the bathtub after letting it run for 2 hours.
10/1/19: The pool pump is still leaking. The pool water level was low and almost below the skimmer port, I used the quick pool fill valve to bring the water level back up to the middle of the skimmer port during the service call. Picked up 11 pieces of fruit from the yard. Vines & weeds growing in the landscape beds appear to have been sprayed & are dying, some are still covering a few bushes. Several pieces of mail being sent today.
10/1/19: An animal has been digging in the lawn on the right side of the house see photo below. Weeds are growing in the landscape beds. The master bedroom left sink is leaking from the trap when water is running, I tried to tighten it but it still leaked. It has been tagged and the valve shut off. Brought in 2 pieces of mail which appeared to be important see photo below.
10/1/19: The pool water level was a little low due to the auto leveler hose being turned off because the spigot handle was leaking.Turned on the irrigation system. Found the right side pool cage screen door closer broken and will not close, It has been unattached so the screen door will close see photo below. Poured 1 oz of bleach in each toilet. Left water main on for pool auto leveler device installed. Master bathroom toilet has been tagged for supply line leak, it is off at the valve so as not to leak.
10/1/19: Ran shutters up & down. Left the water main turned on & the bathtub water running when I left and will return in 2 hours to shut it off.
10/1/19: There is a grey Toyota Tundra truck with a contractors magnet sign on the side in the driveway see photos below. Removed a problem solved pest control sign dated 9/21 from the front yard. The master bathroom right sink is leaking from under the sink when water is running, it has been tagged & the valves shut off. See photo below. Garbage disposal is not working, I checked the breaker panel and the reset button. It has been tagged. Palm trees in the front & back have large seed pods developing.
10/1/19: Boat garage humidity and temperature levels 66.1% & 75.8. Cleaned up dead ants from the master bathroom floor see photo below. A smoke detector was chirping in the back right guest bedroom. It appears the pool pump might still be leaking but I can’t see where it’s coming from. The pool water level was below the skimmer port so I ran the hose in it during the service call & shut it off when I left.
9/30/19: Vinegar down HVAC tube, started car
9/30/19: Garbage disposal stuck for a moment but started when turned on again , poured vinegar down HVAC tube.
9/30/19: New ant nests master bath and dining, pictures below
9/30/19: Found a hole in the pool cage left screen door see photo below. Visual inspection of boat & trailer in driveway, both tires are low as previously reported. Weeds are growing in the landscape beds & pavers around the house. Landscape bushes around the house need trimmed. Guest bathroom toilet runs and possibly needs a new flapper, it has been tagged and the valve shut off. All electric hurricane shutters are down.
9/30/19: Tested irrigation system. Bobs truck was in the garage. Found a broken solar light in the front landscape bed & put it in the garage on a work bench see photo below.
9/28/19: Met with Good Guys Home Services to remove the hurricane shutters from all doors & windows.
9/27/19: The exterior garage side door is rusting on the bottom see photo below. Some palm tree fronds by the garage door are growing into the soffits see photo below. The lawn is starting to brown from lack of rain.
9/27/19: The disposal was seized again, I had to free it to run again.
9/27/19: Cleaned up several small dead cockroaches from the floors in the kitchen & dining room area. Poured capful of bleach into each toilet. Lanai is dirty from all the recent rains, will need to be pressure washed.
9/27/19: The screens on the lanai have several small holes in different locations see photos below. The garage door button on the wall was beeping & displaying a message that says battery bad see photo below. Water main is to remain off per client.
9/27/19: The garbage cans in the garage have garbage in them, are you going to need them pulled out for collection?
9/27/19: The dehumidifier ran while I was there and had water in the tube. Dehumidifier reading was 48. Not frozen. The plastic wrap covering the toilet seats is causing mildew to grow on the inside bowls. We highly suggest taking the plastic wrap off.
9/27/19: Found the ac thermostat set to 73 again & put it back up to 77 and put it on hold. Pine needles are starting to build up on the roof and gutters from the pine trees on the left & back side. The bushes by the front entrance need trimmed & weeds & grass are starting to grow in the landscape beds again see photos below. The garbage disposal is very loud.
