Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,660 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/12/20: Brought in 7 pieces of mail photo below. The water pump still had 0 psi & the switches were still off when I arrived. The garage has a slight gasoline smell from the boat. The guest bathroom tub spout is loose, it has been tagged as such.3/12/20: Table lamps in the living room & front bedroom are on. Dehumidifier in kitchen read 50.
3/12/20: The garbage cans in the garage are full. Irrigation sprinklers were on & running when I arrived, the lawn is green & plush see photos below. A pile of debris from the pool filter was laying in the mulch by the rear pool cage door see photos below. The landscape bushes on the back of the house are starting to touch the soffits & need to be trimmed see photos below. Brought in 2 pool service slips dated 3/3 & 3/10. A piece of screen spline is coming loose on the back window on the left side of the house. A hole in the soffits where the pool pump electrical conduit goes into the attic on the back of the house needs to be sealed. The ladder & ladder guard are still on the left side of the house.
3/11/20: Bring in garbage and recycling cans for pick up. Bathroom door leading to the lanai was not locked, is now.
3/10/20: Bring out garbage and recycling cans for pick up
3/9/20: Turned water on then off after, flushed brushed and added bleach to toilets, ran disposal 1 second, covers worn, all clean as observed
3/9/20: Ran water , flushed toilets and brushed toilets, water in sinks , all is clean, no insects observed
3/9/20: Passage door to garage unlocked, turned water main on, flushed and brushed toilets, ran sinks and disposal
3/9/20: Front door unlocked upon arrival, no sign of problems, ran water thru all fixtures, flushed and brushed toilets. Ran disposal of a second, all clean
3/9/20: Pool clean, water level 1/2 skimmer port, no problems exterior, put mail on kitchen counter, ran car during service call, ran water from all fixtures, flushed and brushed toilets, ran disposal for 1 second
3/6/20: Checked the irrigation system which has been repaired, it appears the valve box was discovered buried a couple feet away from the water main see photos below. The water main at the street is turned back on but the handle is still broken see photo below. The water main on the house was off & all is well inside. The pool water level was at the optimal level of half the skimmer port. I activated the alarm & removed the lock box from the front door before leaving. 3:45pm-4:45pm.
3/5/20: The white vinyl privacy fence on the right side of the house has green mildew building up on it & needs pressure washed see photo below. An animal is digging a hole underneath the pool pump concrete slab see photos below. Checked the pool bathroom which caused the alarm to go off. The weather stripping between the two front doors in the middle is dry rotted & starting to fall apart.. High humidity so I turned the thermostat to 78 and waited until the humidity was under 64% before leaving. Brought in several pieces of mail.
3/5/20: Damaged section of wall under the dining room window has been repaired see photo below. Humidity was extremely high due to the setting of the thermostat in the lower temperatures outside. So I move the thermostat to 71° in the dehumidistat to 50% in order to mitigate. Crack in ceiling in master bedroom just above slider photo below. It does not appear to be wet floor damage from moisture.
3/5/20: Guest bathroom tub is full of garbage bags. The yellow spots on the master bedroom ceiling have not changed in appearance. Humidity is a little higher than I’d like to see it so I move the thermostat to 75° in the dehumidistat to 50 to help mitigate. Hall closet near guest bedroom starting show signs of orange spots in corners.
3/5/20: The guest bathroom sink right faucet handle is leaking from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such. Humidity level was excessively high turn the thermostat down to 73° to mitigate the temperature only being 75 inside at this time of the day is causing issue we need to get that system to run for a couple of hours to remove the humidity. I tried to call the client was able to get a hold of her will check back next week to see where is the humidity is
3/5/20: Weeds are growing in the landscape beds see photos below. There is a hairline crack in the ceiling above the kitchen sink about 6’-8’ long. No tub or sink in MBathroom. Checked the pipe screwed into the top of the irrigation pump. Pool edges need scrubbing, debris on bottom and top of pool. Higher than desired humidity inside the home however I know you’re coming this weekend so I believe it will be fine until then.
3/5/20: Checked both light timers. Right side bow window in master bedroom appears to have leaked some. No damage to be seen on wall our floor under window, photo below.
3/5/20: The washing machine water valves & hoses are corroded & could possibly start to leak soon if not replaced, I tried turning them into the off position but could not get them to turn see photo below. I have tagged them as such. The right side kitchen sink drain leaks from the trap when water is running only, it has been tagged as such. The guest bathroom sink has a slow drain, it has been tagged as such.
3/2/20: Pool clean, water 1/2 skimmer port, ran water flushed brushed toilets ran water in sinks, added bleach to toilets
3/2/20: Pool 2/3 skimmer port,clean as observed, interior, ran water, flushed brushed toilets, ran disposal,
3/2/20: Pool water 2/3 skimmer port, small debris on bottom, interior clean, no insect observed, ran water, disposal, flushed toilets
3/2/20: Pool level1/2 skimmer port , some debris on bottom,added vinegar down HVAC tube, ran water which was yellow for a bit, ran until clean as observed, phone book on counter
3/2/20: Pool clean level acceptable, interior clean, no workers on site , garage dehumidifier running at 48, ran water flushed toilets
3/1/20: I went to the residence to check on the irrigation system which had been reported that the sprinklers were running & had been on for more then several hours when it is not supposed to be turned on. The sprinklers were running in the front, right side & backyard when I arrived & several neighbors were standing in the street in front of the house by the water main which they had attempted to shut off before I got there but the metal handle was broken & they couldn’t get the water to shut off. I immediately ran around the entire exterior perimeter of the house looking for the irrigation timer or any shut off valves for the irrigation system which none were found. I went inside the residence & found the irrigation timer inside the garage which was in the off position but the sprinklers were still running see photo below. I was unable to locate the power source for the irrigation timer to see if that would possibly shut the sprinklers off. I was then advised that the county water department would be coming out to shut the water main off & could leave the residence unattended.
2/28/20: Inside garage light was on, turned off. Reset cameras per client’s instructions. Home very clean, ready for next renters. Thermostat was set to off so I set the thermostat and the dehumidistat to the settings indicated on the blue card next to the thermostat
