Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,660 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/23/20: Exterior observed well, interior small lizard in down half bath, disposed of , ran water, brushed flushed toilets and ran water in sinks , ran disposal, all good picture below3/23/20: No sign of problems, ran water thru all fixtures, flushed and brushed toilets. Ran disposal of a second, all clean.
3/23/20: Poured half a cup of white vinegar down HVAC condensation evacuation tube. Took batteries out of remotes.
3/23/20: Exterior clean, interior ran water, flushed toilets and brushed, ran disposal, all clean clean sheets and dishes per notes
3/23/20: Mail on counter, sign broken in back, ran water, ran disposal, flushed toilets no brushes, all clean
3/23/20: Pool clean, water 1/3 skimmer port, exterior good, garage dehumidifier running at 50, interior clean as observed, shoe covers worn, ran water, flushed toilets, no toilet brushes, ran disposal
3/19/20: The pool water level was very low about 1/4” from the bottom of the skimmer port when I arrived, I ran the hose in it during the entire time I was on property which brought the water level up to a 1/3 of the skimmer port. Checked boat straps & the landscaping all currently looks good. Could not access the breaker panels in the garage.
3/19/20: Removed the open bag of potatoes & several miscellaneous open bags of snacks from the kitchen see photo below. No packages were found by the front door.
3/19/20: Crack in ceiling in master bedroom just above slider has not changed in appearance, will continue to monitor closely.
3/19/20: The garbage bags have been removed from the guest bathroom bathtub. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
3/19/20: Drove the suv within the community.
3/19/20: The guest bathroom sink right faucet handle is leaking from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
3/19/20: Poured vinegar down the HVAC condensate drain line.
3/19/20: Brought a garbage can in the driveway back up to the side of the house. Turned off the water heater breaker. Found the first level thermostat set to 74 & moved it back up to the previous setting of 78. Found the second level thermostat set to 76 & moved it back up to the previous setting of 78. Lower level readings temp 77.7 and humidity 47.2%.
3/19/20: Adjusted both light timers for DST. Right side bow window in master bedroom has not changed in appearance, will continue to monitor.
3/19/20: The pool water level was low & had some debris in it when I arrived, I ran the hose in it during the entire service call to bring up the water level. The pool company arrived as I was leaving & said he would let the water hose keep going in the pool & shut the water main off before leaving. The washing machine water valves & hoses are corroded & could possibly start to leak soon if not replaced, I tried turning them into the off position but could not get them to turn. I have tagged them as such. The right side kitchen sink drain leaks from the trap when water is running only, it has been tagged as such. The guest bathroom sink has a slow drain, it has been tagged as such.
3/17/20: Water 2/3 skimmer port, some weeds around cage drain, minimal. Ran water through faucets, brushed and flushed toilets. Added bleach. Lowered Ac to cycle, put back to 76. All appears well.
3/17/20: Pool 1/2 skimmer port, some debris on bottom, poured vinegar down HVAC tube, lowered AC to cycle through, put back to 76, brought in some junk mail, ran water through all fixtures, brushed and flushed toilets and ran disposal for 1 second, picture of pool below
3/12/20: The alarm system activated before I could enter the code & a sheriff deputy came out to the residence while I was doing the service call. Brought in a magazine that was laying in the driveway photo below. Brought in 3 pool service slips dated 2/24, 3/3 & 3/6. The pool water level was low at 1/3 the skimmer port, I ran the hose in it during the entire service call which brought it up to the optimal level of middle of the skimmer port. The water main handle is corroded photo below. Wine cooler in kitchen was on & cold.
3/12/20: The garbage cans were already brought up when I arrived. Cleaned gecko droppings from the sliding glass door tracks.
3/12/20: The microwave range light is on. The tub spout was dripping in the off position again when I first arrived.
3/12/20: Brought in 3 pieces of mail photo below. Brought in 1 pool service slip dated 3/12. A garbage disposal has been installed on the kitchen sink photo below. Emptied & turned off the ice maker. Opened the dishwasher & turned off the water heater breaker. An auto leveler has been installed on the pool see photos below. No golf cart batteries needed filling at this time. I made sure to shut off the water main to the house only before leaving.
3/12/20: The pool pump is still leaking photo below.
3/12/20: Brought in 3 pieces of mail & 2 packages photos below. The pool has some debris on the bottom photo below.
3/12/20: Brought in 8 pieces of mail photo below. Both bathtubs had dead ants laying in them & the guest bathroom had a few live ants coming from a hole in the floor with some sand on the right side of the toilet see photos below. Cleaned up dead ants from the tile floors & hallways. A lamp in the living room is on. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left.
