Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!

12/30/19: Kitchen faucet was dripping steady when water main is on. Ran water, flushed and brushed .ran disposal, no insects observed
12/30/19: Unit clean as observed, humidity acceptable, ran water ran disposal, brushed and flushed toilets.
12/30/19: Pool clean, 2/3 skimmer port, large bug in closet disposed of , lowered AC to 74 and humidifier to 50 as humidity getting high, pictures below
12/30/19: Ran water, flushed and brushed, ran disposal,no visible insects, golf bal on Lanai with torn screen, picture below
12/30/19: Ran water flushed an brushed, ran disposal. Drip from exterior door ice area, did not leave water on or HW tank as felt this should be monitored, picture below
12/30/19: Brought charger but car still wouldn’t start so I jump started the car and left running approximately 15 minutes, flushed and brushed, water has odor, ran disposal, spider on ceiling in guest bedroom with blue stripped cover, humidity up some so I lowered temp setting to 74 to help mitigate.
12/30/19: Pool clean, 2/3 skimmer port, all clean interior, ran water, flushed and brushed, ran disposal, several ant colonies exterior but no insects visible interior, pictures below. Humidity is still too high within your house, turned the thermostat down to 74 degrees to help mitigate.
12/27/19: Opened house, turned all breakers, set clocks on water system, turned on fridge, replaced smoke detector batteries and left water main on.
12/27/19: The master bathroom sink is leaking underneath from the trap at the base of the sink when water is running. Checked attic space upstairs. The thermostat indicated the batteries need replaced so I found two in the desk drawer to replace them. The humidity is too high inside the condo so I turned the dehumidistat to 55% from 65% and I reduce the setting on the thermostat to 74°. I left the water main valve on as per clients instructions.
12/27/19: There is a fishing pole outside leaning in the corner by the front door. The humidity is a bit high inside your condo however that’s normal for a day like today with lower temperatures and higher humidity outside the AC is running and so it should be burnt off by the end of the day.
12/27/19: The humidity is a bit high inside but the thermostat is off. Both toilets were taped down so I did not flush per client.
12/27/19: The humidity is rather high inside but that’s pretty much been the normal all day long as it’s very humid outside and it’s been raining most of the morning. However in order to reduce the humidity I turn the thermostat down stairs down to 74° I left the dehumidistat at 55%. This should allow the system to kick on and remove some or all of the humidity downstairs. The upstairs dehumidistat is set to zero so we’re running off the thermostat itself I turned the dehumidistat to 55 and set the thermostat to 74°. By doing these settings your system will come on just about any time the humidity rises above 55% regardless of the temperature outside.
12/27/19: The latch in the front door handle has quit working & the door will not stay closed unless the deadbolt is used. It has been tagged as such. Paint blistering under the breakfast nook window, It does not appear nor feel wet. We will monitor closely. Has not changed in appearance since last service call. The humidity is high inside your condo however that’s pretty much what is the norm today based on all the humidity outside and the lower temperatures not kicking the AC systems on. I believe as the day progresses in the AC system does kick in it’ll remove that humidity that’s in there.
12/27/19: The master bathroom toilet tank is loose, it has been tagged as such & the valve shut off. No water pressure in MB bathtub. Since the humidity is high inside your condo and you have a dehumidistat I move the thermostat down to 73° so that sometime today the system should kick in and remove that humidity. Once the humidity reaches the setting of 55 the system was shut off I will not get to 73° inside but the humidity but will be removed.
12/27/19: The humidity is high inside your condo however that’s pretty much what is the norm today based on all the humidity outside and the lower temperatures not kicking the AC systems on. I believe as the day progresses in the AC system does kick in it’ll remove that humidity that’s in there, but I lowered the thermostat to 76 to ensure it does kick in.
12/27/19: Guest bathroom tub is full of garbage bags. The yellow spots on the master bedroom ceiling have not changed in appearance.
12/27/19: Yellowing on ceilings the same. The humidity level inside your condo is higher than normal primarily due to the amount of moisture outside and the time of day. I believe by the end of the day the humidity will be reduced when the AC finally kicks in later because the temperatures rise outside.
12/27/19: Brought in several pieces of mail see photos below.
12/27/19: The humidity was quite high inside your unit. Because of the time of year it is and humidity outside I lowered the thermostat to 72° but I left the dehumidistat at 50%. It is supposed to get to 80° today so your AC unit should one several times during the day which will remove humidity. Once the humidity reaches less than 50% the unit will shut off regardless of the thermostat setting. There was some condensation on the top door of the freezer, I wiped it off (photo below).
12/24/19: Pool clean, water 2/3 skimmer port, new dig on right side dwelling, ran water brushed and flushed, adde splash of bleach to toilets
12/24/19: Pool cage complete, left keys to cage doors in laundry room, some debris in pool minor but due to debris on pavers in cage area, need sweeping and removal of debris, ran water all sinks, flushed and brushed toilets, ran disposal pictures below
12/24/19: Pool clean, water level 2/3 skimmer port, blinds close, ran water flushed toilets, ran disposal, all working fine as observed
12/24/19: Flushed toilets, ran water sinks showers, kitchen sink plus disposal,
12/23/19: All window sills dry, dehumidifier at 60 , ran wAter disposal all is well
12/23/19: Pool clean, water 2/3 skimmer port, picture below, plants ok with water, ran water baths and kitchen, brushed flushed and ran disposal
