Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/6/20: Water on upon arrival, water heater breaker was off, dehumidifier running at 50 sills dry, flushed toilets, ran water in sinks, ran disposal1/6/20: Ran water , flushed and brushed toilets, ran disposal. Exterior neighbors house, pool 2/3 skimmer port, tree in front leaning as one stake pulled out. Pictures below
1/6/20: Pool clean water 2/3, interior ran water brushed flushed toilets ran disposal, visual dead insects in master bath, pictures below
1/6/20: Ran water baths, kitchen, flushed toilets, ran disposal, all in good order
1/5/20: Doors locked, water off , breaker off to water heater, everything looks good
1/3/20: A table lamp in the living room is on. I turned the dehumidifier to auto from manual because the backside is a bit frozen, photo below. The unit was still working because there was a great deal of water in the drain line. The unit should not run constantly in this mode giving it time to thaw.
1/3/20: Poured capful of bleach into each toilet. The lanai is wet & dirty from rain. The sidewalk leading to your main entrance needs power washed quite a bit of mold on it, photo below. I found quite a bit of dirt like granules on the windowsills, I don’t think they are insect related. We will monitor, photos below. The humidity inside your home is higher than I like to see it I move the thermostat down to 73° so that we’re running from the dehumidistat help remove the humidity.
1/3/20: Water stain on ceiling has not changed will continue to monitor it. The humidity is a bit high as sometimes happens this time of year because the thermostat setting inside the house is higher than what temps normally get outside or there or close to it. Humidity bills and the AC system does not turn out enough to remove it. Hey suggestion would be to move the thermostats to 75° for this time of year unfortunately we will not be back for another 28 days
1/2/20: Yellow spots on closet ceiling have not changed in appearance. Opened all hurricane shutters. Put all batteries back and remotes.
1/2/20: The spline for the screens on the lanai has came lose, photo below.
1/2/20: Ran water thru fridge door. Drained water from system after water was turned off.
1/2/20: Watermain on upon arrival and burgundy Thunderbird with Michigan plates in garage area. Client must be here.
1/2/20: No mail today.
1/2/20: Refrigerator front water area leaking again, drained and wiped dry.
1/1/20: A smoke detector above the master bedroom doorway is chirping. The blinds in the front bedroom fell down again I put them back up heat pump for the pool on her clients instruction. There is a large hole in the front yard dug probably buy an armadillo see photo below.
1/1/20: Large ant hill in front yard and photo of new tree out back below.
1/1/20: The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel. The palm tree on the left front corner of the house has fronds growing into the soffits. Pulled a Truly Nolen sign from the front yard dated 12/7/19.
1/1/20: Weeds in landscaping and cleaned up several palm fronds from the yard, photos below.
1/1/20: The kitchen sink is leaking on the right side where the large gasket for the drain needs the bottom of the sink tub, photo below. I tried to tighten it but it would not tighten, more than likely needs replaced.
12/31/19: The pool level is optimum had about mid just give report. The humidity is high inside the home thermostat was lowered to 74 degrees to help mitigate.
12/31/19: Brought in 2 pool service slips dated 12/19 & 12/26. One kitchen cabinet fell off the wall no damage to countertop or other cabinets picture below. Brought sales flyers from mail box. Checked golf carts.
12/31/19: Brought in waste containers from the road. Checked to ensure all air fresheners where removed from outlets.
12/31/19: The humidity inside your home was higher than I like to see it so I turned the thermostat down to 72° from 74° It is the only way that I can see to lower the humidity without a dehumidifier to mitigate the humidity. Water the two front plants 3 gallons of water each.
12/31/19: The garage did not have any smell today. The humidity was higher in your condo and then I like to see so I turn the thermostat down to 76°. This time of year because it’s cooler outside the AC doesn’t run as frequently so I’m moving it down a couple of degrees should mitigate the humidity.
12/31/19: Mildew on fridge better. Started car and idled during service call.
