Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,721 service calls we have performed 29,924 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/31/20: There was still weeds & grass growing in the landscape beds & pavers when I arrived see photos below. I contacted mark ransom who apologized as he just had a heart attack recently & needed an employee, said they will be out here no later then Sunday to spray all the weeds. Checked light timer by lamp in living room. Made sure not to flush the master bathroom toilet & filled by hand. Poured capful of bleach into each toilet. Low water pressure on kitchen sink faucet.7/30/20: Brought in all furniture & items on the lanai. Closed the accordion shutter over the sliding glass door & put the shutters up on the front & back windows see photos below.
7/30/20: Found the shutter keys. Closed all open accordion shutters & put all of the light items on the side of the garage into the garage see photos below. Was unable to close & latch the lanai shutter completely due to the garden hose supplying the pool water auto leveler.
7/30/20: Checked water level in golf cart batteries. Checked all damp rids, replaced full bag in guest bedroom closet.
7/30/20: Tried to lower the storm shutter over the front door but could not get any power to it.
7/30/20: The foyer light was on when I arrived. Watered the plants on the lanai again which were very dry. The round window in the upstairs guest bedroom has been tagged for leaking. Made sure to lock the front door handle only when leaving.
7/30/20: Checked water level in the golf cart batteries. All ceiling fans & closet fans are on. Storage room #2 observations- Refrigerator & freezer on & cold. Dehumidifier was on. Fan is on. Temperature & humidity readings were 86.3 & 42.8%.
7/30/20: Plugged in the camera in the living room. The laundry room hallway lights were on when I arrived. The ac thermostat fan is in the on position, spoke with client over the phone & will be returning tomorrow afternoon to change the settings. Dehumidifier in shower read 55.
7/30/20: Mini fridge in the dining room was on & cold.
7/30/20: Started the car & let it idle during the service call.
7/30/20: Ran storm shutters up & down. Remodel progress has not changed in appearance since the last service call. Left the storage room unlocked for now. No water in the kitchen or master bathroom. Watered the plants on the lanai. Water is off at 2004.
7/30/20: Was able to gain access to the unit after management fixed the door handle. Tried to close the storm shutter over the front door when leaving but could not get it to work. Client requests no water to be ran.
7/30/20: Moved all items on the front lanai inside the foyer & closed the accordion shutter over the front door when leaving before & after photos below.
7/30/20: The garbage disposal was seized again when i arrived, I was able to free it using the Allen wrench.
7/30/20: The metal flange for the fire sprinkler on the upstairs bathroom ceiling has fallen & is laying on the floor.
7/30/20: Checked the water pan in the ac return vent.
7/30/20: Master bathroom bathtub has patio furniture cushions in it.
7/30/20: Ran water through fridge door. Drained water from system after water was turned off.
7/30/20: Checked damp rid bucket in master bedroom closet.
7/30/20: Brought in 2 pieces of mail see photos below.
7/30/20: Drive by temperature & humidity check after ac repair last week. Ac thermostat set to 78. Temperature & humidity readings were 78.9 & 54.0%. Ac seems to be working fine. Photo of grand aire services invoice left on kitchen counter below.
7/29/20: Replaced the ac air filter with a new 16x20x1 pleated air filter & wrote the date of installation on it see photo below. Poured vinegar down the HVAC condensate drain line. Replaced all 6 full damp rid containers with large damp rid buckets see photo below.
7/29/20: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it.
7/29/20: The humidity level is back down to an acceptable level of under 60% after the last adjustment. Will continue to monitor closely & adjust accordingly. Visually checked all pictures on walls.
7/29/20: The smoke detector in the kitchen was chirping when I arrived, I replaced the batteries with 3 new AA batteries supplied on the kitchen counter.
