Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/9/20: Started the car, idled during service call.
4/9/20: Watered the plants on the lanai. Water is off at 2004.
4/9/20: Moved the ac thermostat up to 78 & the dehumidistat to 55%. Emptied & turned off the ice maker. Turned off water heater & range breakers. Removed batteries from all remotes. Brought in all cushions from the lanai, hurricane shutters were already closed.
4/9/20: Ran water thru fridge door. Drained water from system after water was turned off.
4/9/20: Brought in 4 pieces of mail & 1 package see photos below.
4/8/20: There was water on the living room floor when I arrived, I found the dehumidifier leaking from the back where the hose connects. The hose was broken at the connection allowing it to leak down the back of the cabinets & onto the floor. The throw rugs in the living room were wet & a puddle had formed across the living room. It did not reach ant carpets in the bedroom. I immediately shut it off & turned the ceiling fan on. I lowered the ac thermostat to help mitigate humidity levels. Photos below.
4/8/20: Picked up checks from the kitchen counter. The humidity level was high inside the residence when I arrived, I lowered the ac thermostat to 76 to help mitigate the humidity level. Found the living room & master bedroom sliding glass doors unlocked. A smoke detector in the master bedroom is chirping.
4/8/20: The pool pump is still leaking.
4/8/20: Adjusted the light timer by the front door for D.S.T. The mini fridge on the lanai was on & reading 36. Watered all potted exterior plants.
4/8/20: Brought in 1 piece of mail photo below. Brought in 2 pool service slips dated 3/26 & 4/2. I made sure to shut off the water main to the house only before leaving.
4/8/20: Turned the water heater down to the low setting. Ceiling fans are on in the guest bedrooms. Mini fridge on the lanai was on & cold.
4/8/20: The humidity level was high inside the residence when I arrived, I lowered the ac thermostat down to 80 to help mitigate the humidity level. Brought in 5 pieces of mail photo below. Dead ants were in both bathtubs. The master bathroom bathtub has low water pressure, it has been tagged as such. A lamp in the living room is on. Checked the pool bathroom. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left.
4/7/20: Ran water sinks shower tub , flushed and brushed toilets, ran disposal, disposal making a little noise, slider to porch won’t lock, all clean
4/7/20: Vacuumed a few dead flies in sitting room, ran water flushed brushed toilets ran disposal ran water in all sinks showers and tub, removed batteries from remotes
4/7/20: Turned water on, ran sinks, tub and shower, ran disposal, flushed and brushed toilets, added bleach, added vinegar down HVAC tube, humidity getting higher , lowered thermostat to 78 to mitigate humidity, unit running & cooling, will check next inspection
4/7/20: Shoe covers worn, turned water on, turned breaker off and ran disposal, turned off breaker, ran water sinks, tub and shower, flushed and brushed toilets , humidity little high but it is a humid day, will recheck next inspection to determine action if any to be taken
4/7/20: Humidity good, ran water, flushed and brushed toilets, ran disposal, water in all sinks tub and shower, turned water off,
4/7/20: Entry door deadbolt unlocked, found 3 large bugs master bedroom, 1 guest bedroom, 2 master bath, ran water , disposal water in sinks, flushed and brushed toilets, ran disposal, pictures below
4/7/20: Exterior good, gate locked, interior ran water, flushed and brushed toilets, ran disposal, all clean interior
4/7/20: No car, HW breaker on, kicked off, emptied ice maker, ran water, flushed and brushed toilets, ran disposal, all clean
4/6/20: Pool had debris on bottom, photo below.
4/6/20: Pool clean water 2/3 of skimmer port, checked attic area from garage, ran water, flushed and brushed toilets, ran disposal or one second
4/6/20: Plants on Lanai Still moist possibly due to the recent rain we had, pool clean water 1/2 skimmer port, interior removed cover master toilet , needed brushed, replaced cover, ran water in sinks, ran disposal, ran shutter up and down, alarm was on upon arrival off upon departure
4/6/20: Removed batteries from remotes on Lanai and master bedroom, ran water disposal flushed and brushed toilets , all good
4/6/20: Poured half a cup of white vinegar down HVAC condensation evacuation tube. Guest half bath toilet wouldn’t flush with handle, we flushed manually inside tank. I (Bill) tripped and fell against your pool cage door, photos below. Door has minor damage but closes normally.
