Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/15/20: The landscape bushes have been trimmed. Weeds are starting to grow in the driveway, walkway & lanai pavers see photos below.The spa water level is at an optimal level. The wildlife trap is still on the left side of the house. Guest bathroom cushioned toilet seat has tears. The guest bathroom shower has grout falling out in the corners.
4/13/20: Pool clean, water 2/3 skimmer port, hot tub empty ? Interior clean, ran water in sinks, tubs, and showers, flushed toilets and brushed
4/13/20: Pool clean 1/2 skimmer port, watered plants, interior clean, ran water in sinks, tubs and showers, flushed toilets ran disposal 1 second, ran shutter up and down all good
4/13/20: Pool clean,1/2 skimmer port, bushes blooming but in need of trimming, pictures below, interior good no insects sighted, ran water flushed and brushed toilets ran disposal
4/13/20: Pool clean, water middle of skimmer port, poured vinegar down HVAC tube, ran water in sinks and toilets, flushed and brushed toilets, ran disposal 1 second, brought in several pieces of mail placed on counter, weeds developing on lanai picture below
4/13/20: Pool clean but water 1” above skimmer port bottom, water was on upon arrival, toilet in master stuck on and running (I stopped it), interior clean, ran water flushed toilets ran disposal, garage dehumidifier at 50 all good, turned water off with pliers, locked garage door, picture of pool level below
4/10/20: The inside humidity is down to 45.7%, I also turned the lamp off.
4/10/20: Replaced all full damp rid bags.
4/10/20: There is a hole in the soffits that should be sealed around an electrical conduit pipe leading into the attic above the pool heater equipment on the right side of the house.
4/10/20: Picked up new key from the gate house. Turned the water main off, brought in the garbage cans & reset the cable modem. Confirmed with client that the security camera was back online. Let Sharon in to take photos of the kitchen. 11:19am-11:42am.
4/10/20: Watered plant inside. Brought in several pieces of mail. The humidity inside your home is quite high I found the fan setting to on as opposed to auto. In order for the system to work properly it should be on auto not on.I said the thermostat to 78° to mitigate the humidity and also this time of year when the temperature barely reaches 80 it’s better to have it at 78 that way the system will run during the day, if not it may take days before it runs in between with that also means you’ll have humidity as well. Lamp inside door to left is on.
4/10/20: The unit has been cleaned, found the master bathroom ceiling fan on & both toilet bowls covered with Saran Wrap which I removed to prevent mildew from forming. The landscapers were present & trimming the outside bushes when I arrived. Large amount of ants were present on the exterior walls. Spider webs & hornet nest are starting to build up on the garage door & soffits see photos below. The hose spigot above the exterior water main has a slight leak coming from the handle when the water main is on.
4/10/20: I left the water heater on because I can’t tell whether or not you’re cleaning person has been yet, your home is always so clean however in the one bathroom I could see that the fixtures were pretty dirty picture below. So I am assuming that they haven’t met you yet.
4/10/20: The living room, master bedroom & guest bedroom have hairline cracks in the ceilings several feet long see photos below.
4/10/20: Both pool cage doors are locked. Picked up envelope with checks.
4/10/20: No ants seen today. Table lamps in the living room & front bedroom are on. Dehumidifier in kitchen read 53.
4/10/20: Brought in all pool service cards, photo below. I met the SOS septic person to flush toilets and run water to ensure after pump things were working. I move the thermostat down from 84° to 81° I believe this will help mitigate the humidity. Both doors to the pool cage are locked and we do not have a key so we have to enter through the door out of the dining room area which is fine.
4/10/20: The grass is green & plush & the landscape bushes on the back of the house have been trimmed. Brought in 2 pool service slips dated 3/31 & 4/7. A piece of screen spline is coming loose on the back window on the left side of the house. A hole in the soffits where the pool pump electrical conduit goes into the attic on the back of the house needs to be sealed. The ladder & ladder guard are still on the left side of the house.
4/10/20: Brought in 2 pool service slips dated 3/31 & 4/7. The broken chlorine feeder line on the pool pump has been replaced & the pump is no longer leaking see photo below. The pool water level was at 1/3 the skimmer port when I arrived, I ran the hose in it during the entire service call to help bring the water level up some. Wine cooler in kitchen was on & cold. The water main handle is corroded and is slightly leaking when turned on.
4/10/20: Photo of the breaker panel with marked breakers below. The exterior of the house has green mildew & spider webs starting to build up on the surface see photos below. The rear window screens are dry rotted & are starting to deteriorate see photo below.
4/9/20: Picked up check from the dining room table.
4/9/20: Removed a truly nolen sign dated 3/20 from the front yard. A package & two truly nolen service slips were on the kitchen counter see photos below. Checked car battery maintainer & the kitchen window covering was down.
4/9/20: The guest bathroom hot water shower handle drips when water is running, it has been tagged as such.
4/9/20: Found the gfi receptacle in the garage for the golf cart charger tripped & reset it. Both downstairs & upstairs humidity levels were high, I lowered both thermostats to 78 & both dehumidistats to 50% to help mitigate the high humidity levels.
4/9/20: Turned off ice maker. The humidity level was high upstairs, I lowered the thermostat to 76 & the dehumidistat to 50% to help mitigate high humidity level. watered the plants in the kitchen.
