Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,661 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/27/20: The back flow preventer on the water main has a slight drip leak coming from it when the water is off or on see photos below. Could not access the water heater, the boat is blocking the door to the storage room. Visual check of the boat, trailer & vehicle.
5/27/20: Outside clam shutters have all been put in the down position. Photos of boat & motor below. All the damp rid bags are full, could only find one replacement bag on the kitchen counter.
5/27/20: Brought in 2 pieces of mail & a package see photos below.
5/27/20: The pool water level was just slightly low from evaporation, I ran the hose in it during the entire service call to help bring up the water level. The empty lot behind the residence is being maintained. The washing machine water valves & hoses are corroded, I tried turning them into the off position but could not get them to turn. I have tagged them as such. The right side kitchen sink drain leaks from the trap when water is running only, it has been tagged as such.
5/27/20: Spider webs are starting to build up on the walls & soffits on the outside of the house. Right side bow window in master bedroom has not changed in appearance, will continue to monitor.
5/27/20: The alarm was on & activated when I arrived. The alarm keypad was on & working and had a message that it had recently went offline on the screen. The message went away after I deactivated the alarm. The master bathroom shower light switch is broken see photo below.
5/27/20: Found a package at the front door brought inside. The light in the hall above the garage entry door was on, I turned off.
5/27/20: Window in the garage cracked open, is this to be kept open? Photo below. There is a gecko in the kitchen hanging out under the fridge I tried but couldn’t catch him.
5/27/20: Turned the irrigation system off. The guest bathroom sink leaks from the trap at the drain stop connection when water is running, I tried tightening the drain stop but it continued to leak. I shut the valves off & tagged it as such. The damp rid bags in the closets are full, was able to replace one with a bag found under the kitchen sink.
5/27/20: The alarm was off when I arrived & I made sure to activate it before leaving. Made sure the new storm shutters were secured to the house. Brought in 1 piece of mail photo below. Made sure the breakers to the routers were on. Moved the alarm keypad next to the front door. Made sure the garage door between the garage & home was locked. The west guest bedroom & the half bathroom each has some drywall removed from one of the walls see photos below. No tub or sink in the master bathroom. Watered the plant by the front door. Checked the pipe screwed into the top of the irrigation pump.
5/27/20: The irrigation timer is on but we need it for now as the rainy season has yet to kick into full swing. Humidity inside the house was too high. I turn the dehumidistat back to 55% to help mitigate humidity. There is a crack in one of the pool equipment housing. Will send video.
5/27/20: The mini fridge on the lanai was on & reading 36. Watered all potted exterior plants.
5/27/20: The pool water level was low when I arrived about 1” from the bottom of the skimmer port, I ran water from the hose on the lanai in it during the entire service call which helped bring the water level up to 1/3 the skimmer port. Turned off the breaker to the range. Took several photos of the exterior of the house & sending via email. Both dehumidifiers are working. Lanai furniture is in the guest bedroom. Weeds & grass are growing in the landscape beds in the backyard by the pool see photo below. A section of drywall corner bead on the coffered ceiling in the master bedroom is slightly cracking.
5/27/20: Removed a truly nolen sign dated 5/22 from the front yard. The pool has been refilled & construction appears to be completed, all the lanai furniture is outside in the backyard on the right side of the house see photos below. The broken mailbox has not been replaced. The fish pond looks clean & the water is at a good level photo below.
5/27/20: The master bathroom rain shower head has been removed.
5/27/20: Brought in 2 pieces of mail photo below. Both the garbage & recycling can in the garage have garbage in them. One blue pool tile was laying on the bottom of the pool & what appeared to be the tip of a jet laying on the steps see photo below. The white vinyl privacy fence on the right side of the house has green mildew building up on it. An animal has dug a hole underneath the pool pump concrete slab. Checked the pool bathroom. The weather stripping between the two front doors in the middle is dry rotted & starting to fall apart.
5/27/20: The ac air filter is dirty & needs replaced size 18x24x1. Brought in 1 piece of mail that appeared to be important see photos below. An animal has been digging up plants & making holes in the front landscape bed. Weeds are growing in the driveway. I made sure to turn the water main off to the house only.
5/27/20: Drove the vehicle within the community. Found mud dauber activity on the exterior front entrance ceiling see photo below. The stain on the master bathroom ceiling has not changed in appearance, will continue to monitor closely. The spa water level is at an optimal level. An animal is digging another large hole in the landscaping bed on the left side of the house near the ac condenser. Weeds are growing in the driveway, walkway & lanai pavers. The wildlife trap is still on the left side of the house. Guest bathroom cushioned toilet seat has tears. The guest bathroom shower has grout falling out in the corners.
5/26/20: I stop by to see what the humidity level was inside your home. I measured it at 54.7%. This is an acceptable level. So with that I want to head and move the thermostat up to 77°. When I come back if in 11 days if It is under 60% humidity we may be able to move it up another degree or two.
5/25/20: Toilets covered in cellophane, did not flush.
5/25/20: Ran shutter up then down. Door from home to garage was not locked. Found the hallway light was on, now off. I found about two dozen dead love bugs by the front door, photo below. I found another 18-20 throughout the rest of the home. I cleaned these up as beat I could. Below are 2 photos of the pavers, one out back and the other near the front door.
5/25/20: Poured vinegar down the HVAC systems condensation evacuation tube. There was light mildew inside the master bathroom toilet bowl probably because the lid was down. I brushed and flushed each toilet and then poured an once of bleach in each. All lids are up on toilet now. The Water main was on upon arrival off upon departure. The two living room lamps are on, is that something you wanted? I found a thermostat fan set to on it should be set to auto. So I did turn it to auto the setting of 75° is probably a little low and should be probably somewhere around 78° however you have a very high humidity of 67.5% to 68% inside I want to make sure we get that drawn out of here.
5/25/20: Poured vinegar down HVAC condensation evacuation tube. Poured bleach in each toilet after flushing/brushing. Watered plant in kitchen sink. No mail in box #2. Removed batteries from visible remotes.
5/25/20: Ran disposal dry one second, glass from fridge door filled, mail on kitchen counter. One may be the refund you have been waiting for, photo below. The humidity inside your home is too high so I turn the dehumidistat back to 50% and the thermostat to 76 to help mitigate between now and next service call.
5/25/20: Pool with little debris on bottom, picture below, new water turn off, looks good but left on, turned off upon departure, interior clean, added bleach after flushing and brushing
