Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,661 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/29/20: The foyer light was on & a package left by the front door when I arrived see photo below.
5/29/20: The guest bathroom toilet runs, the valve is off & I tagged it as such.
5/29/20: Found the 1st floor ac thermostat moved down to 72 & put it back up to the previous setting of 78. Found the 2nd floor ac thermostat moved down to 76 & put it back up to the previous setting of 78. Both ac filters need replaced size 20x20x1.The upstairs half bathroom toilet is leaking from between the tank & the bowl when the water is on & being flushed, I shut the valve off & tagged it as such. The railings on both balconies have green mildew starting to build up on them. Lower level readings temp 78.9 and humidity 48.6%.
5/29/20: Poured vinegar down the HVAC condensate drain line. The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
5/29/20: The refrigerator door had water in it again, I cleaned up & replaced with dry paper towels.
5/29/20: Changed the garage door opener passcode to 1822. Photos of landscaping below. The recycling can has been emptied & is back in the garage. All ceiling fans are on. Landscape lighting is off. The humidity level was still slightly high inside the residence, I lowered both ac thermostats down to 77 to help mitigate the humidity levels. The stain on the upstairs guest bedroom ceiling next to the ac return vent has not changed in appearance, will continue to monitor closely.
5/28/20: Crack in ceiling in master bedroom just above slider has not changed in appearance, will continue to monitor closely.
5/28/20: Started the car & let it idle during the entire service call. Dehumidifier in kitchen read 45. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
5/28/20: Turned off the breaker to the range. Emptied the ice maker. Found the living room & master bedroom sliding glass doors unlocked. The master bathroom bathtub has no water pressure, it is tagged as such.
5/28/20: Connected battery maintainer to white Toyota Camry, could not find the air dryer in storage room photo below. The washing machine has an odor coming from it, found moisture & mildew built up on the inside of the door & left it open for ventilation see photo below. Turned off the breaker to the range.
5/28/20: Ran shutters up & down. Photo of the master bathroom remodel progress below, nothing else has changed in appearance. No water in the kitchen or master bathroom. Watered the plants on the lanai. A smoke detector is chirping in the foyer. Water is off at 2004.
5/28/20: The wine cooler in the dining room was on & reading 41/50.
5/28/20: Started the car & let it idle during the service call.
5/28/20: The kitchen sink is leaking from the trap on the right side when water is running, I have tagged it as such see photo below. The refrigerator in the storage room is not working & making a strange sound when running, i opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
5/28/20: Master bathroom shower has no water pressure, it is tagged as such.
5/28/20: The guest bathroom toilet leaks from between the tank & the bowl when the water is on & the tank is full, I shut the valve off & tagged it as such.
5/28/20: Ran rinse cycle on the dishwasher & washing machine.
5/28/20: The storm shutters on the lanai were up & the cushions put back on some of the patio furniture.
5/28/20: The front entrance inside hallway light was on when I arrived. The guest bathroom sink right faucet handle is leaking from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
5/28/20: The humidity level was high & it was warm inside the residence when I arrived, I found the ac thermostat fan set to the on position and changed it to the correct setting of auto which should mitigate the high humidity levels. I also lowered the thermostat to 77 & will continue to monitor closely. There is a stain on the ceiling in the front entrance above the ceiling fan see photo below, will continue to monitor closely. Found the downstairs guest bedroom sliding glass door unlocked. Turned the breaker off to the range. Turned the ice maker off. There are cracks in the drywall tape in the upstairs ceiling see photo below. The seal on the bottom of the back lanai screen door is deteriorated & was laying on the ground when I arrived see photo below. Picked up the envelope from the kitchen counter. Could not access the storage room below with the keys provided.
5/28/20: Could not gain access to the storage room below with keys provided.
5/28/20: Started the vehicle & let it idle during the service call. Oil change indicator is on see photo below.
5/28/20: Poured vinegar down the HVAC condensate drain line.
5/28/20: Found the ice maker turned back on & emptied it. The guest bathroom bathtub faucet handle leaks when water is running only, it has been tagged as such. There is a crack on the living room ceiling above the ceiling fan, will continue to monitor closely. Upstairs temperature & humidity readings were 82.6 & 57.4%.
5/28/20: Found the ac thermostat changed to 78, the current humidity level was below the acceptable level so I did not move it back down to the previous setting of 77. Will continue to monitor the humidity level closely.
