Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/29/20: Pull the car out from the garage and let it run during this inspection.
4/29/20: Closed all blinds without disturbing the security cameras. The pool water level was at the optimal level of middle of the skimmer port & the pool water auto leveler was on when I arrived. Weeds are growing in the driveway see photo below. I made sure to turn the water main off to the house only.
4/29/20: Brought in 4 pieces of mail photo below. Both the garbage & recycling can in the garage have garbage in them. A couple blue pool tiles are still laying on the bottom of the pool in different locations & found a large crack in the tiles running along the water line in different locations. The white vinyl privacy fence on the right side of the house has green mildew building up on it. An animal is still digging a hole underneath the pool pump concrete slab. Checked the pool bathroom. The weather stripping between the two front doors in the middle is dry rotted & starting to fall apart.
4/29/20: The broken mailbox was laying on the ground when I arrived, I picked it up & brought it into the garage see photo below. The pool was empty & under construction when I arrived see photo below. Fish pond looks very clean & at a good level. The garbage cans in the garage have garbage in them & a strong odor is present. The guest bathroom toilet tank is still loose & wobbly.
4/29/20: Spider webs are starting to build up on the walls & soffits on the outside of the house. Right side bow window in master bedroom has not changed in appearance, will continue to monitor.
4/29/20: The pool water level was slightly low from evaporation, I ran the hose in it during the entire service call to bring up the water level. The washing machine water valves & hoses are corroded, I tried turning them into the off position but could not get them to turn. I have tagged them as such. The right side kitchen sink drain leaks from the trap when water is running only, it has been tagged as such. The guest bathroom sink has a slow drain, it has been tagged as such.
4/29/20: Drove the vehicle. An animal is digging another large hole in the landscaping bed on the left side of the house near the ac condenser see photos below. Weeds are growing in the driveway, walkway & lanai pavers. The spa water level is at an optimal level. The wildlife trap is still on the left side of the house. Guest bathroom cushioned toilet seat has tears. The guest bathroom shower has grout falling out in the corners.
4/28/20: Grass growing in the cracks of the night pavers and it appears as if there was a snake hatch and they drowned in the pool, photos below. The left sink in the master bathroom is draining very slowly. There is a large sink hole spot in the drive photo below. Photos of bushes out back.
4/27/20: Plants were still moist we had rain on Friday and Saturday. I found the water main on upon arrival it is off upon departure. I found one dead broke on his back in the hall leading to the garage dispose of. Ran shutter up then down.
4/27/20: Plants Around the house need to be trimmed on the road side of the house is growing over and under the gutter photos below. Inside I found no insects. An animal that has dug a hole in your plant bed out front I’ve shown you two pictures one up close and one out but distance. There’s a spot in the master bedroom on the ceiling that I don’t recognize having been there before however it’s been a while since I’ve done your home. Photos below or up close and at a distance so you can see where it’s at, will monitor.
4/27/20: Pool level 2/3 skimmer port, spa full. Black mold pretty much all over the sides and edges of the pool deck, photos below. The hose clamp on the hose that she used for filling the pool is rusting and causing stains on the deck photo below. The water main valve was on when I arrived and it is now jammed open cannot close may need to be replaced water is still on as I do not have tools to close. Animal has been digging under the plant next to the water main valve photo below
4/27/20: The humidity inside the home than I care to have it . I think it should be under 60%. I turned the thermostat down to make sure that it was working and the system is cooling. I believe that 78 would be the highest this time of year, 77 would better. I turned it down to 78.
4/27/20: Poured vinegar down HVAC condensation evac tube. Debris in the pool on bottom in one corner only, photo below. Palms pushing against screen on both sides of the lanai, photo below. Found one live roach in hall leading to garage, caught, killed and disposed.
4/27/20: Alarm system to remain off per client. The humidity was very high inside the home I found that the HVAC fan was set to ON rather than auto where it should be set. Then I turned the thermostat down and waited for the humidity to drop by 5% before I left. I then put it back to the settings that it was at 78 and that should be fine should be fine
4/27/20: Ran HVAC system to ensure it cools. Humidity is high however it’s not a common this time of morning as the AC system hasn’t ran more than likely overnight because the temperature outside is lower than the set temperature inside. One piece of mail from Hughes exterminators, photo below. Taking this to the new house rather than leave here.
4/27/20: Some palm tree shedding along the back side of the pool. Pool had debris on top and bottom. Hose was pulled out all the way nozzle resting near skimmer port lid, I put away. Booties worn inside home.
4/24/20: Met with Zachary from Tri county air & let into the residence for ac maintenance. 3:35pm-5pm
4/24/20: Bobs truck was in the garage. Only weeds I could find are shown below in a photo.
4/24/20: Both pool cage doors are locked. Pool is very low filling pool to half skimmer port.
4/24/20: Two of your hurricane shutters are not down completely for those below. There is a spot over the kitchen range on the ceiling I’m not familiar with the photo below.
4/24/20: Found the batteries in the living room tv remote were corroded & removed them see photos below. Water stain on ceiling has not changed will continue to monitor it.
4/24/20: There is a hole in the soffits that should be sealed around an electrical conduit pipe leading into the attic above the pool heater equipment on the right side of the house.
4/24/20: The humidity level was high inside the residence when I arrived, I lowered the thermostat to 79 & the dehumidistat to 50% to help mitigate the high humidity level. Poured capful of bleach into each toilet.
4/24/20: The exterior is clean & appears to have been pressure washed. Replaced 2 AA batteries in the ac thermostat.
