Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/4/20: Small fridge on Lanai running.5/4/20: Ran car during service call. Spot on computer room ceiling, will monitor, photo below. Bad bag of Romain lettuce in fridge, discarded.
5/4/20: Pool clean water level 1/2, bushes growing, interior clean no insects sighted , still monitoring spot on m/bedroom ceiling
5/4/20: Tree debris in yard (photo below), garage dehumidifier running and read 50, turned master toilet off after flushing
5/1/20: The weather stripping around the front door is dry rotted & starting to deteriorate. There is a large crack in the stucco just above your unit.
5/1/20: Started the suv & let it idle during the service call. Upstairs temperature & humidity readings are 80.6 & 56.2%. Checked the attic space upstairs.
5/1/20: Turned off the breaker to the range. The living room ceiling fan is on.
5/1/20: The master bathroom toilet water supply valve is corroded and has a slight drip leak when water is on only, I shut the valve off and tagged it as such.
5/1/20: The humidity level was still slightly high inside when I arrived, I lowered the thermostat again down to 77 to help mitigate the high humidity level.
5/1/20: Watered the 3 plants on the lanai.
5/1/20: The upstairs half bathroom toilet is leaking from between the tank & the bowl when the water is on & being flushed, I shut the valve off & tagged it as such see photos below. The railings on both balconies have green mildew starting to build up on them. Both ac filters need replaced size 20x20x1. Lower level readings temp 77.7 and humidity 53.5%.
5/1/20: The humidity level was slightly high inside the residence when I arrived, I lowered the thermostat to 77 to help mitigate the high humidity level. The refrigerator door had water in it again, I cleaned up & replaced with dry paper towels.
4/30/20: The humidity level was high & it felt warm inside the residence when I arrived, I found the ac thermostat set to 76 & the dehumidistat set to 60%. I lowered the thermostat back down to the previous setting of 71 & the dehumidistat back to 50% to help mitigate the high humidity levels. Crack in ceiling in master bedroom just above slider has not changed in appearance, will continue to monitor closely.
4/30/20: Started the car & let it idle during the entire service call. Dehumidifier in kitchen read 50. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
4/30/20: A smoke detector in the foyer is chirping. Watered the plants on the lanai. Water is off at 2004.
4/30/20: The wine cooler in the dining room was on & reading 41/50.
4/30/20: Started the car & let idle during the service call.
4/30/20: The refrigerator in the storage room was not working & making a strange sound when I arrived, i opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
4/30/20: Power to the storage room has been restored. Master bathroom shower has no water pressure, i tagged it as such.
4/30/20: It felt really warm & the humidity level was high inside the residence when I arrived, I found the thermostat moved back up to 78 & the dehumidistat back up to 55%. I lowered the thermostat back down to previous settings of 74 & 45% to help mitigate the high humidity level & will continue to adjust accordingly. The guest bathroom toilet is leaking from between the tank and the bowl when the water is on & tank is full, I turned the valve off & tagged it as such. A Fire & Ice heating & air conditioning service report was on the kitchen counter when I arrived see photo below.
4/30/20: Brought in 1 piece of mail photo below. Ran the rinse cycle on the dishwasher & washing machine. Found the downstairs hallway closet light on.
4/30/20: Found the upstairs bathroom light on & all the toilet seats were down.
4/30/20: The guest bathroom sink right faucet handle is leaking from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
4/30/20: No charge drive by temperature & humidity readings to get into this weeks rotation. Temperature & humidity readings are 77.7 & 56.3%.
4/29/20: The mini fridge on the lanai was on & reading 36. Watered all potted exterior plants. White car in the driveway, photo below.
