Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/8/20: The gutters over your garage are full of leaves and have weeds growing in them see photo below. The living room, master bedroom & guest bedroom have hairline cracks in the ceilings several feet long.
5/8/20: Visual check of leaf guard on ac condenser. Poured capful of bleach into each toilet. Found mud daubers inside the garage on the wall over the left side of the garage door.
5/8/20: Found mud daubers in the garage over the right side of the garage door see photo below. Table lamps in the living room & front bedroom are on. Dehumidifier in kitchen read 46.
5/8/20: Realtor left garage door opener on the kitchen counter.
5/8/20: Turned off the breaker to the range. Mini fridge in dining room was on & cold. Removed alkaline batteries from all remotes. All ceiling fans are off. The water heater is on the lowest setting. All closet doors are open. Poured capful of bleach into each toilet. Watered the plant on the lanai, I made sure to use the right side slider only.
5/8/20: Poured capful of bleach into each toilet.
5/8/20: Removed a truly nolen sign dated 5/1 from the front yard. There is a hole in the soffits that should be sealed around an electrical conduit pipe leading into the attic above the pool heater equipment on the right side of the house.
5/8/20: Found the guest bedroom & bathroom hallway lights on. Picked up the check from the kitchen counter.
5/8/20: Placed a damp rid bucket in the suv see photo below. The pool water level is back up to the optimal level of half the skimmer port. Palm tree next to pool cage now has a few branches starting to lean on the pool cage. Brought in 2 pool service slips dated 4/28 & 5/5. A piece of screen spline is coming loose on the back window on the left side of the house. A hole in the soffits where the pool pump electrical conduit goes into the attic on the back of the house needs to be sealed. The ladder & ladder guard are still on the left side of the house.
5/8/20: The guest bathroom bathtub faucet handle is leaking when water is running only, I have tagged it as such. Brought in 1 pool service slip dated 5/5. Wine cooler in kitchen was on & cold. The water main handle is corroded and is slightly leaking when turned on.
5/8/20: Replaced dirty ac air filter with a high quality pleated air filter & made sure to write the installation date on it see photo below.
5/7/20: Started the car & let it idle during the service call.
5/7/20: Watered the plants in the kitchen. Mini fridge in dining room is on & cold.
5/7/20: Emptied & turned off the ice maker. Turned off the breaker to the range. The master bathroom right side sink is leaking from underneath where the sink connects to the trap when water is running, I shut the valves off & tagged it as such see photo below.
5/7/20: A smoke detector in the foyer is chirping. Watered the plants on the lanai. Water is off at 2004.
5/7/20: Ran water thru fridge door. Drained water from system after water was turned off.
5/7/20: Shut water main off, drive by no charge.
5/7/20: Drive by temperature & humidity check. Temperature & humidity readings were 80.1 & 56.4%.
5/7/20: Brought in 4 pieces of mail see photo below.
5/7/20: Turned off the water heater breaker downstairs. Turned off the breaker to the range. Emptied & turned off the ice maker. Perishable food is in the refrigerator & opened perishable food is in the kitchen pantry see photos below. The downstairs guest bathroom bathtub water handle is leaking when water is on only, I have tagged it as such. There is a crack in the drywall on the living room ceiling above the ceiling fan, will continue to monitor closely see photo below. Found the living room sliding glass doors unlocked. All ceiling fans are on. A lamp by the front office desk is on. The ac air filter was recently replaced on 5/4. Upstairs temperature & humidity readings were 80.6 & 61.7%.
5/6/20: Brought in 3 pieces of mail see photo below. Checked pool bathroom. Dead ants were in both bathtubs.The master bathroom bathtub has low water pressure, it has been tagged as such. A lamp in the living room is on. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left.
5/6/20: Made sure to monitor all wood floors closely.
5/6/20: Brought in 2 pieces of mail photo below. Brought in 2 pool service slips dated 4/23 & 4/30. I made sure to shut off the water main to the house only before leaving.
5/6/20: The lawn has some yellowing & browning in various locations throughout, I checked the irrigation timer to ensure it was in the run position see photos below.
5/6/20: Visual check of the boat.
