Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/13/20: An animal is digging up plants & making holes in the front landscape bed see photo below. I made sure to turn the water main off to the house only.
5/13/20: Started the vehicle & let it idle during the service call.
5/13/20: Poured vinegar down the HVAC condensate drain line. Found the breakers to the garbage disposal & washer tripped.
5/13/20: Drive by no charge temperature & humidity check to get into this weeks schedule. Temperature & humidity readings were 76.4 & 53.5%.
5/13/20: All outside furniture has been brought inside.
5/13/20: The garbage cans in the garage have been emptied. Tuff mudder pools was on site & working on the pool when I arrived see photos below. Brought in 3 pieces of mail left at the front door that appear to be important, I will be forwarding these items using the Manila envelopes & stamps from the dining room table see photo below. Mailbox has not been repaired or replaced yet. Fish pond looks very clean & at a good level. The guest bathroom toilet tank is still loose & wobbly.
5/13/20: Turned off the breaker to the range. Could not access the water heater, a boat is blocking access to the storage room outside underneath the carport. Visual check of the boat, trailer & vehicle.
5/13/20: Turned off the switch to the water heater. The humidity level was slightly high inside when I arrived, I lowered the ac in the living room down to 80 to help mitigate the humidity level. As I was leaving I met Dwayne and he mentioned he would be putting the clam shutters down by the end of the week.
5/13/20: The pool water level was low again, I ran the hose in it during the entire service call to help bring up the water level to around 1/3 the skimmer port. The empty lot behind the residence is being maintained. The washing machine water valves & hoses are corroded, I tried turning them into the off position but could not get them to turn. I have tagged them as such. The right side kitchen sink drain leaks from the trap when water is running only, it has been tagged as such.
5/13/20: Spider webs are starting to build up on the walls & soffits on the outside of the house. Right side bow window in master bedroom has not changed in appearance, will continue to monitor.
5/13/20: The spa water level is slightly low. An animal is digging another large hole in the landscaping bed on the left side of the house near the ac condenser. Weeds are growing in the driveway, walkway & lanai pavers. The wildlife trap is still on the left side of the house. Guest bathroom cushioned toilet seat has tears. The guest bathroom shower has grout falling out in the corners.
5/12/20: Brought the garbage can and the glass & plastic recycling can out to the street for pick up. Will make sure to bring the cans back in tomorrow afternoon. Paper & cardboard recycling is picked up next Wednesday 5/20. 4pm-4:45pm. 13 miles traveled.
5/11/20: Drove by to pull garbage cans out for pickup, did not see anyone else with garbage cans pulled out. Discovered garbage pickup day is actually on Wednesday’s per the city website. 3:45pm-4:30pm. 13 miles traveled.
5/11/20: Pool clean, hot tub full, water 1/2 skimmer port, exterior good, some weeds growing pool deck area, interior clean no problems observed but 1 guest bath toilet, ran water sinks shower tub anf kitchen sink. Could not turn water off exterior by hand, made sure all water off interior.
5/11/20: Pool clean and water leave at 1/2 skimmer. dehumidifier running in garage reading 45. Move each thermostat to 80.
5/11/20: Pool clean, water 1/2 skimmer port, weeds growing in pool pavers , interior clean, ran water sinks tub and shower, flushed and brushed toilets, ran disposal, ran shutter up and down.
5/11/20: Alarm off upon entry and off upon departure.
5/11/20: No workers present but evidence of work below, picture below
5/11/20: Pool clean water level good. Garage dehumidifier running at 48. Turned water off outside.
5/8/20: Brought in several pieces of mail. Pulled, as best I can, weeds growing in cracks of the lanai/pool area. Watered interior plant. Wine cooler cool, reading 53.
5/8/20: No live ant activity in the garage’s center crack this service call. Weeds growing on lanai. It doesn’t appear as if any power washing has taken place however there is a paint sample area out front. The piece of front facia that I have reported about prior is still missing.
5/8/20: Turned all circuit breakers off turn the main water valve off. Replace the batteries in the smoke detector in the kitchen. Propped the doors open to the refrigerator. Lock the garage door and and secured. Unplugged the garage opener. Set the thermostat to 78.
5/8/20: Both doors to the pool cage are locked. Brought in 4 pool slips from the lanai, photo below.
5/8/20: Both pool cage doors are locked.
5/8/20: Bobs truck was in the garage. Slight brown spot in center of front yard, tested the sprinkler system and this area is getting covered ran it fo 6 minutes.
