Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/22/20: Poured capful of bleach into each toilet.
5/22/20: Trees need to be trimmed. Lawn crew began mowing and finished mowing while I was here. Their is quite a bit of weeds in landscaping. The master bathroom toilet flap has decade and broken. Toilet runs constantly so I turned the tank off at the valve. This will need repaired. Several photos below.
5/22/20: Left a lockbox on the front door for the drywall repairs. The gutters over your garage appear to have been cleaned out. The living room, master bedroom & guest bedroom have hairline cracks in the ceilings several feet long.
5/22/20: Visual check of leaf guard on ac condenser, periodic photo below. Poured capful of bleach into each toilet. Found mud daubers inside the garage on the wall over the left side of the garage door.
5/22/20: Found mud daubers in the garage over the right side of the garage door. Table lamps in the living room & front bedroom are on. Dehumidifier in kitchen read 46.
5/21/20: Replaced a full damp rid bag in the master bedroom closet with the last one from the box on the kitchen counter & refilled 2 damp rid buckets in the bathrooms. Could not find anymore replacement damp rid bags to replace the bag in the guest bedroom closet.
5/21/20: Storage room #2- Refrigerator & freezer were both cold. Dehumidifier was on & draining properly. Fan is on. Temperature & humidity readings were 83.8 & 40.3%. Visual check of the golf cart. Honda Pilot has been removed by client heading home. All ceiling fans & closet fans were on. The upstairs humidity level was slightly high, I lowered the thermostat down to 78 & the dehumidistat to 55% to help mitigate the high humidity level. Will continue to monitor closely.
5/21/20: I have been watering the plants in the kitchen but one has died & the rest are starting to wilt see photo below. Mini fridge in dining room is on & cold.
5/21/20: The outside water main valve has been repaired see photo below. Started the car & let it idle during the service call.
5/21/20: Kitchen & bathroom remodel work has not changed in appearance. No water in the kitchen or master bathroom. Watered the plants on the lanai. A smoke detector is chirping in the foyer. Water is off at 2004.
5/21/20: The humidity level was high & it felt very warm inside the residence on both floors when I arrived, I lowered both dehumidistat’s to 55% to help mitigate the high humidity levels & will continue to monitor closely. Turned off the breaker to the range. Found the master bedroom sliding glass doors unlocked. The screens on the lanai have been repaired.
5/21/20: The ac air filter is dirty & needs replaced size 24x24x1.
5/21/20: Checked the water pan in the ac return vent. Tried tightening the spanner nut on the master bathroom sink but it continued to leak, the supply valves are corroded on both sinks & may also start to leak soon see photos below. The humidity level was slightly high inside the residence again, I lowered the ac thermostat down to 77 to help mitigate the high humidity level.
5/21/20: Found the right side living room sliding glass door unlocked. Master bathroom bathtub has patio furniture cushions in it.
5/21/20: Ran water thru fridge door. Drained water from system after water was turned off.
5/20/20: Pulled the car out from the garage and let it run during this inspection.
5/20/20: The guest bathroom hot water faucet handle drips when water is running, it has been tagged as such.
5/20/20: Made sure to monitor all wood floors closely.
5/20/20: Removed an undated truly nolen sign from the front yard. The lawn is browning from lack of rain see photo below. Brought in 2 pool service slips dated 5/7 & 5/14. I made sure to shut off the water main to the house only before leaving.
5/20/20: Cleaned up a large pile of dead love bugs from the living room floor by the front door see photos below. The lawn still has some yellowing & browning in various locations throughout. Poured a capful of bleach into each toilet.
5/20/20: The pool water level was slightly low when I arrived, I ran water from the hose in it during the entire service call to help bring up the water level. Ronnie from Howard’s pool world arrived as I was leaving & said he would let the hose continue to run in the pool while he is doing the batesoles pool next door & would shut the water off after servicing your pool. Visual check of the boat.
5/20/20: The Areca palms have been removed from the property line see photos below. The suv has been returned to the garage. The desert rose plants in the left side corner of the pool Lanai have what appears to be a fungus or bugs growing on the leaves see photo below. Palm trees in the back yard have large seed pods growing on them. The mini fridge on the lanai was on & reading 36. Watered all potted exterior plants.
5/20/20: Vacuumed up dead ants along baseboards on all tile Floors. Dead ants were in both bathtubs.The master bathroom bathtub has low water pressure, it has been tagged as such. A lamp in the living room is on. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left.
5/20/20: The humidity level was high in the residence when I arrived, I lowered the ac thermostat down to 77 to help mitigate the high humidity level. The ac air filter is dirty & needs replaced, will bring a new one on the next service call size 14x20x1. Found several plaster bag worms attached to the walls in the guest bedroom closet most likely due to the high humidity level & removed them see photos below.
5/20/20: The master bathroom sink next to the shower is leaking from a supply line underneath & from the top from under the faucet handles when turned on only, I made sure both valves were shut off & tagged it as such see photo below. The master bathroom toilet runs, I shut the valve off & tagged it as such. The garbage disposal switch appears to be broken & is hard to turn on. I have tagged it as such.
