Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/27/20: Brought in 2 pieces of mail photo below. Both the garbage & recycling can in the garage have garbage in them. One blue pool tile was laying on the bottom of the pool & what appeared to be the tip of a jet laying on the steps see photo below. The white vinyl privacy fence on the right side of the house has green mildew building up on it. An animal has dug a hole underneath the pool pump concrete slab. Checked the pool bathroom. The weather stripping between the two front doors in the middle is dry rotted & starting to fall apart.
5/27/20: The ac air filter is dirty & needs replaced size 18x24x1. Brought in 1 piece of mail that appeared to be important see photos below. An animal has been digging up plants & making holes in the front landscape bed. Weeds are growing in the driveway. I made sure to turn the water main off to the house only.
5/27/20: Drove the vehicle within the community. Found mud dauber activity on the exterior front entrance ceiling see photo below. The stain on the master bathroom ceiling has not changed in appearance, will continue to monitor closely. The spa water level is at an optimal level. An animal is digging another large hole in the landscaping bed on the left side of the house near the ac condenser. Weeds are growing in the driveway, walkway & lanai pavers. The wildlife trap is still on the left side of the house. Guest bathroom cushioned toilet seat has tears. The guest bathroom shower has grout falling out in the corners.
5/26/20: I stop by to see what the humidity level was inside your home. I measured it at 54.7%. This is an acceptable level. So with that I want to head and move the thermostat up to 77°. When I come back if in 11 days if It is under 60% humidity we may be able to move it up another degree or two.
5/25/20: Toilets covered in cellophane, did not flush.
5/25/20: Ran shutter up then down. Door from home to garage was not locked. Found the hallway light was on, now off. I found about two dozen dead love bugs by the front door, photo below. I found another 18-20 throughout the rest of the home. I cleaned these up as beat I could. Below are 2 photos of the pavers, one out back and the other near the front door.
5/25/20: Poured vinegar down the HVAC systems condensation evacuation tube. There was light mildew inside the master bathroom toilet bowl probably because the lid was down. I brushed and flushed each toilet and then poured an once of bleach in each. All lids are up on toilet now. The Water main was on upon arrival off upon departure. The two living room lamps are on, is that something you wanted? I found a thermostat fan set to on it should be set to auto. So I did turn it to auto the setting of 75° is probably a little low and should be probably somewhere around 78° however you have a very high humidity of 67.5% to 68% inside I want to make sure we get that drawn out of here.
5/25/20: Poured vinegar down HVAC condensation evacuation tube. Poured bleach in each toilet after flushing/brushing. Watered plant in kitchen sink. No mail in box #2. Removed batteries from visible remotes.
5/25/20: Ran disposal dry one second, glass from fridge door filled, mail on kitchen counter. One may be the refund you have been waiting for, photo below. The humidity inside your home is too high so I turn the dehumidistat back to 50% and the thermostat to 76 to help mitigate between now and next service call.
5/25/20: Pool with little debris on bottom, picture below, new water turn off, looks good but left on, turned off upon departure, interior clean, added bleach after flushing and brushing
5/25/20: Did not flush or brush toilets, they were taped down
5/25/20: Turned master toilet on to flush then off at tank valve (flushed twice). Found door to garage from kitchen unlocked (I locked it), vent hood seems complete, picture below
5/22/20: Brought in 1 piece of mail photo below. Brought the empty garbage bin & bungee cord into the garage. Removed the banana & picked up the check from the kitchen. Put the sign for the loose tile on the floor in front of the dishwasher. Poured capful of bleach into each toilet. The kitchen sink has no water pressure, I checked the valves which are on. I have tagged it as such.
5/22/20: Brought in several pieces of mail. More weeds growing in cracks of the lanai/pool area. Watered interior plant. Wine cooler cool, reading 54. Weeds in landscaping, photos below.
5/22/20: The driveway still has sunken spots photos below. Weeds are growing in the pool pavers photo below. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet photo below. Emptied & turned off the ice maker. Checked the pool bathroom.
5/22/20: Weeds growing on lanai. House has been painted all around.
5/22/20: Both pool cage doors are locked. Ran water into pool during the service call. I ran the AC to ensure it is cooling because the HVAC evac tube outside is dry.
5/22/20: All damp rid bags were full, all damp rid bags were replaced.
5/22/20: The master bathroom sink drains slowly, it is tagged as such. I found a four page document from the Charlotte county health department stuff in the gate door at the front of the home photos below. I brought inside placed on kitchen counter.
5/22/20: The landscape curbing appears to have been sealed recently see photo below.
5/22/20: The hole in the soffits around the electrical conduit on the right side of the house has not been sealed up yet photo below. The door between the house & the garage was cracked open & not latched. Pool water level was high around 1” from the top of the skimmer port.
5/22/20: Bobs truck was in the garage. Brown spot in center of front yard reported last service call is almost gone. The irrigation system is turned off at the control box, photo below. Some weeds growing in landscaping photo below. Photo of left property line below. Photos of 3 dead plants below. Pool has debris on top and on the bottom.
5/22/20: The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel. The palm tree on the left front corner of the house has fronds growing into the soffits. The guest bathroom bowl the water was so low there trap was exposed. This is an invitation for pest to swim inside, photo below. Over the 28 days between service this toilet is evaporating to this level.
5/22/20: Found several active hornets nest on the front entrance ceiling outside & sprayed them with the big spray from the laundry room see photos below. Also found some mud dauber activity in the outside recessed light fixture see photo below. Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it, made sure to use the right side slider only.
5/22/20: The tub spout was dripping in the off position again when I first arrived. The dryer door was open this the light was on, I closed it. The shed with the kayaks and air compressor was not locked, I locked it. Ceiling fans are on in the living room and front bedroom.
