Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/8/20: Exterior good, except plants still pushing on pool cage screen. Pool has debris in one corner on bottom, picture below. Poured 2-4 ounces of vinegar into the HVAC condensation evac tube.
6/8/20: Lanai unlocked, locked upon departure, landscapers working, some weeds in drive pavers
6/8/20: Painters working master bedroom area
6/8/20: Brought the garbage cans out to the curb for pickup. Hurricane shutters are open on all the windows, can close then when coming back later to bring garbage cans back in & bring lanai furniture inside with helper. Turned off the breaker to the water heater. Curtains on all the windows and sliding glass doors are open. Ceiling fans are on in all the bedrooms. Poured vinegar down the HVAC condensate drain line. Connected the battery maintainer to the suv. The humidity level was high inside the residence, I lowered the ac thermostat to 78 to help mitigate the high humidity level. Will continue to monitor closely & make adjustments accordingly.
6/8/20: Letter in mailbox, picture below. Found the door between garage and house unlocked, locked upon departure
6/5/20: Brought in 1 piece of mail, there was a pile of mail already on the kitchen counter with 4 other pieces of important mail when I arrived photo below. The driveway has sunken spots. Weeds are growing in the pool pavers. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet. Checked the pool bathroom.
6/5/20: The battery maintainer & air dryer for the vehicle were off when I arrived, I found the gfi receptacle in the garage tripped & reset it giving power back to them. The breaker to the garbage disposal was off when I arrived, I turned it back on to run it. Poured capful of bleach into each toilet. Checked all damp rids.
6/5/20: The pool water level is high from recent rains.
6/5/20: Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it, made sure to use the right side slider only.
6/5/20: Poured capful of bleach into each toilet.
6/5/20: The alarm keypad was beeping when I arrived, I was able to shut it off. Everything is secure.
6/5/20: Nothing has changed in appearance. Left the lockbox on front door. The living room, master bedroom & guest bedroom have hairline cracks in the ceilings several feet long.
6/5/20: Visual check of leaf guard on ac condenser. Poured capful of bleach into each toilet. Found mud daubers inside the garage on the wall over the left side of the garage door.
6/5/20: Dehumidifier in kitchen read 50. Found mud daubers in the garage over the right side of the garage door. Table lamps in the living room & front bedroom are on.
6/5/20: Brought in 2 pieces of mail photo below. Made sure not to flush the master bathroom toilet, filled by hand. Poured capful of bleach into each toilet.
6/5/20: Ac thermostat was set to 78 when I arrived. The ac air filter was dirty, I replaced it with a new one from the garage see photo below. Found a hose loose on the fill valve in the guest bathroom toilet that was spraying up at the lid when flushed & reconnected it see photos below. Found the door between garage & home unlocked. Found the right side guest bedroom window that was previously missing a screen unlocked & cracked open about 1/4” see photos below. The palm tree that was touching the pool cage has been trimmed photos below. The soffits still need to be sealed around the pool pump electrical conduit on the back of the house see photo below. Made sure the damp rid bucket was inside the vehicle. Brought in 2 pool service slips dated 5/26 & 6/2.
6/4/20: Replaced damp rid bag in guest bedroom closet.
6/4/20: Found a water leak in the upstairs guest bedroom round window see photos below. It is currently a slow drip that appears to be going into the wall. The deadbolt on the front door was locked & the handle unlocked when I arrived. Found the living room sliding glass door unlocked. The humidity level was high inside the residence when I arrived, I lowered the downstairs thermostat down to 77 & the upstairs thermostat down to 76 to mitigate the high humidity levels. Will continue to monitor closely. Made sure to lock the handle only when leaving.
6/4/20: The upstairs humidity level was still slightly high, I lowered the thermostat to 77 & the dehumidistat to 50% to mitigate the high humidity level. Will continue to monitor closely. Storage room #2- Refrigerator & freezer were both cold. Dehumidifier was on & draining properly. Fan is on. Temperature & humidity readings were 85.1 & 38.9%. Visual check of the golf cart.
6/4/20: Turned off the breaker to the oven. The ac air filter was dirty, I replaced it it with a new one that was next to the air handler. Found the master bedroom sliding glass door unlocked.
6/4/20: Mini fridge in dining room is on & cold.
6/4/20: Started the car & let it idle during the service call.
6/4/20: Photo of the master bathroom remodel progress below, nothing else has changed in appearance. No water in the kitchen or master bathroom. Watered the plants on the lanai. Replaced one 9v battery in the smoke detector that was chirping in the front entrance. Water is off at 2004.
6/4/20: The ac air filter is dirty & needs replaced size 24x24x1.
6/4/20: The metal flange for the fire sprinkler in the ceiling of the upstairs bathroom was laying on the floor when I arrived see photos below.
