Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/9/20: Visual check of the boat & trailer. The master bathroom sink drains slowly, it is tagged as such.
6/9/20: The humidity level was high inside the residence, I lowered the Ac thermostat to 82 & the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both pool cage doors are locked. The pool water level is back up to an optimal level.
6/9/20: A screen on the pool cage is torn on the back left side by the screen door which is now unlocked see photo below. Brought in 4 pool slips from the lanai dated 5/13-6/3. Weeds & grass are growing in the landscape beds see photos below. Large seed pods are growing on the palm tree in the front yard photo below.
6/9/20: One of the hurricane shutters on the lanai has become detached from the top see photo below. The pool water level is high from recent rains.
6/9/20: Weeds growing on lanai and screen damage, photos below. Two large ant hills very near front door.
6/9/20: Pool water clear but bottom needs vacuumed, interior clean, no insects observed, pool water 1/2 skimmer port
6/9/20: Brought in several pieces of mail. More weeds growing in cracks of the lanai/pool area, pooled as many as possible. Watered interior plant. Wine cooler cool, reading 55.
6/9/20: Pool deck pretty dirty, picture below.
6/9/20: Exterior good, pictures below, interior good but lowered temperature to 80 as humidity little high, front door working well
6/9/20: Found the master bedroom left sliding glass door unlocked. The south sink in the master bathroom was leaking from the trap when water was running, I shut the valves off & tagged it as such. See photo below. Turned off the breaker to the range & water heater. Watered the two plants on the lanai. No mailbox.
6/9/20: Exterior good except back exterior patio needs work and grass growing, possible mower running over corner. I poured vinegar down HVAC condensation evac tube .
6/9/20: I turn the water heater off at the circuit breaker. I drop the temperature from 80 to 79° because of the humidity level is a little high. Photo below of a dip in the pavers around the pool
6/9/20: Found the garage overhead door cracked open 6” when I arrived & made sure to close it all the way see photo below. Found the door handle on the front door unlocked. The ac was off and the batteries in the ac thermostat were dead when I arrived, I replaced them with 2 new AA batteries see photos below. The ac came back on & started cooling the house after putting the new batteries in. Checked all light timers. Checked damp rid bags.
6/9/20: Poured vinegar down HVAC condensation evacuation tube. Poured bleach in each toilet after flushing/brushing. Watered plant in kitchen sink. No mail in box #2. Smoke detector in day bed room upstairs chirping replaced 9 volt battery.
6/9/20: Turned breaker for disposal and then off
6/9/20: The guest bathroom sink is leaking from the trap when water is running. The water valves are corroded & will not turn. I cleaned up the water & tagged it as such see photos below. The water valves for the sink & toilet in the master bathroom are corroded as well see photos below.
6/9/20: Poured last of vinegar down HVAC condensation evac tube. Found a box and envelope of some type of food next to your garage entry door. It appears rats have gotten into it and ants, photo below. I felt it best not take it into the garage or put it in a garbage can. I am not equipped to carry this in my car even if I had a garbage bag that size. I feel it’s best for us to find another solution and come back with large garbage bags, photos below.
6/9/20: The ac air filter was dirty, I replaced it with a new one that was next to the air handler & wrote the date of installation on it.
6/9/20: No mail. Exterior, critter burrowing, picture below, interior clean, ran disposal dry 1second , filled glass at fridge, 2 large bugs found and disposed of, 1 master bedroom, 1 living area, pictures below
6/9/20: Found a trail of ants going in & out of the siding on the bottom left side of the front door see photos below. Removed both deteriorated toilet flaps for replacement, valves are off. The hose spigot on the back of the house was on when I turned the water main on to the house. Cleaned up gecko droppings from the kitchen, dining room & living room floors. Trees still need to be trimmed. Weeds are growing in the landscape beds.
6/8/20: Put the empty garbage cans in the garage. Closed all hurricane shutters, locked them & made sure to put the keys back in the bowl by the front door photos below. Brought the leather sofa inside the house & moved all patio furniture into the covered lanai behind the mesh shutter see photo below. Swept floors after finished. Closed the mesh shutter over the front door when leaving. There was no key in the lockbox, I made sure to leave the key from under the door mat in the lockbox. 1:30pm-3:30pm.
6/8/20: watered 2 plants, ran shutter up and down, no insects sighted, pool good water 1/2 skimmer port, picture below
6/8/20: Pool has some debris on bottom, tree and bushes have been trimmed.
6/8/20: Pool has small amount of debris on bottom, interior 1 large bug master area, water level cart batteries good, dehumidifier running 45. Pictures below
6/8/20: Poured vinegar down HVAC condensation evac tube.
