Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,661 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/1/20: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it. The guest bathroom toilet is runs slowly, I shut the valve off & tagged it as such. The handle on the water supply valve for the guest bathroom toilet had a small drip leak when being turned off, I have tagged it as such.
7/1/20: Some slight browning of the grass front and side, photos below. Watered the plant next to the front door. Pool level mid skimmer port.
7/1/20: The refrigerator was off & the doors closed when I arrived, I made sure to prop them open before leaving. Made sure all breakers with a white sticker were turned off. Found the door between garage and home unlocked.
7/1/20: Weeds in all the landscape beds & pavers appear to have been sprayed with round up & are wilted. The guest bathroom bathtub hot water faucet handle drips when water is running, it has been tagged as such.
7/1/20: Minimal weeds are growing in all the rocks.
7/1/20: Brought in 10 pieces of mail see photo below. Turned off the breaker to the range. Emptied & turned off the ice maker. The ceiling fan in the kitchen is on. Found the guest bathroom pool door & exterior garage door handles unlocked. Visual check of the boat photo below. Made sure to only use the water main with the green handles only see photo below.
7/1/20: The water main was on when I arrived, most likely from lawn or pool guys. Weeds are all dead, will continue to monitor closely. There was a pile of cut grass laying at the end of the driveway when I arrived from recent lawn mowing see photo below. Visual check of the boat.
7/1/20: Removed a problem solved pest control sign dated 6/26 from the front yard. Watered all exterior potted plants. Valves are off on all toilets, I turned them on then back off to flush them. Mini fridge on lanai is off, can not find any tripped breakers or gfi’s.
7/1/20: Did not turn on the master bathroom shower per client. Pulled the Vette out of the garage and let idle during service call.
7/1/20: Made sure not to touch any settings on the ac thermostat. Mini fridge on lanai is on & cold.
7/1/20: Made sure to monitor all wood floors closely.
7/1/20: The lawn needs to be mowed. Brought in 3 pieces of mail photo below. Brought in 2 pool service slips dated 6/18 & 6/25. I made sure to shut off the water main to the house only before leaving.
7/1/20: Checked security camera on pool lanai. Could not get power to any of the receptacles, could not find any tripped breakers at the panel or any tripped gfi’s anywhere. Brought in 5 pieces of mail photo below. Found the door between garage & home unlocked. Turned off the breaker to the range. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left.
7/1/20: Checked security camera on pool lanai. Could not get power to any of the receptacles, could not find any tripped breakers at the panel or any tripped gfi’s anywhere. Brought in 5 pieces of mail photo below. Found the door between garage & home unlocked. Turned off the breaker to the range. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left.
6/30/20: Picked up the package & brought to the post office for forwarding. Photo of receipt with tracking number below.
6/30/20: Put the two garbage bags from inside the garage into the garbage can and put the garbage can down by the street for pickup tomorrow. The water main was on when I arrived & the lawn needs to be mowed.
6/30/20: Exterior good, interior clean, no problems observed
6/30/20: Wall paint does not match up or needs second coat wherever the painters touched up in several areas throughout the residence including the original area of damage see photos below. Some baseboards still need caulked still photo below. There is still dirty grout around & underneath the sofa in the living room see photos below. Made sure to run the water in all sinks, showers & bathtub during the entire service call. Dehumidifier in kitchen read 41.
6/30/20: Interior clean, humidity good, tree lost less leaves, did not water this inspection. No other problems observed
6/30/20: Unit clean, dehumidifier hose has been fixed and cleaned tub as well. Poured vinegar down HVAC condensation evac tube, dehumidifier running at 50, no problems observed
6/30/20: Unit clean, master bath no shower head, no other problems observed
6/30/20: Unit clean, humidity little high, suggest lowering dehumidistat to 50 , will adjust next inspection if needed, breaker on/off to run disposal, no other problems observed
6/30/20: Shoe covers worn, unit clean, no problems observed
6/30/20: Interior 4 dead bugs disposed of, picture below ,no other problems observed
6/30/20: Turned off the breaker to the range. Poured capful of bleach into each toilet. Found the left side sliding glass door in the office & all living room doors unlocked. The ac air filter was dirty, I replaced it with a new one from the box underneath the air handler and wrote the date of installation on it. Garage #9528- Humidity & temperature readings were 63.4% & 84.4. Dehumidifier read 51. Refrigerator off doors open.
