Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,661 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/9/20: There was mold on the steering wheel in the suv when I arrived, found the air dryer is no longer working since last service call see photo below. The fan & battery maintainer were still on & working. The seat was off the golf cart when I arrived see photo below. The guest bathroom toilet leaks from between the tank & the bowl when the water is on & the tank is full, I shut the valve off & tagged it as such.7/9/20: Unplugged both cords on the black phone in the kitchen. Checked all damp rid buckets. Watered plants on the lanai. Deep freezer in storage room was on & cold.
7/9/20: Put the storm shutter on the front door back down when leaving.
7/9/20: The ac air filter is dirty & needs replaced size 20x22x1. The guest bathroom sink right faucet handle leaks from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
7/9/20: Suv will not start, could not drive the suv today, the battery in the key fob is dead & message on dash said key fob not detected see photo below. Could not find another key fob to try.
7/9/20: The table lamp on the back lanai was on when I arrived. Brought in 3 pieces of mail, will email photos to see if they arrive with better quality.
7/9/20: Purchased new 25’ extension cord with built in 3 way splitter & connected the battery maintainer & air dryer to suv. Used storage key from the kitchen drawer & made sure to put it back when finished.
7/9/20: Wine chiller in the downstairs guest bedroom closet was on & cold. All ceiling fans are on.
7/9/20: Checked damp rid bag in mb closet. The stains on the living room ceiling & the upstairs guest bedroom closet have not changed in appearance, will continue to monitor closely.
7/9/20: Connected the battery maintainer to the battery in the rear compartment & set up the air dryer in the suv using the new heavy duty extension cord with a built in 3 way splitter. Found both the front left sliding glass door & the left side master bedroom sliding glass doors unlocked. Found the master bathroom light on. Emptied & turned off the ice maker. Checked all damp rid buckets.
7/9/20: Started the vehicle & let it idle during the service call. Oil change indicator is on.
7/9/20: Poured vinegar down the HVAC condensate drain line.
7/9/20: The humidity level is back down to an acceptable level of 53% from previous adjustments. The guest bathroom bathtub faucet handle leaks when water is running only, it has been tagged as such. There is a crack on the living room ceiling above the ceiling fan, will continue to monitor closely. Upstairs temperature & humidity readings were 80.7 & 55.2%.
7/9/20: The front door still has black spots on it. Checked damp rid buckets.
7/8/20: Brought in 10 pieces of mail & some junk mail. Visual check of the boats, the boat directly behind the house is missing from the dock photos below. There is some browning in the lawn on the right side of the house photo below. Vines are growing in all the landscape beds. The alarm keypad still has a message displayed Error sensor #12AFW & an intermittent beeping sound is coming from the living room entertainment center. It is also saying warning a smoke detector is not responding.
7/8/20: Brought in 9 pieces of mail photo below. Turned off the breaker to the range. The master bathroom right side sink has a slow drain, I have tagged it as such. Both ac air filters are dirty & need to be replaced size 20x20x1 photos below. Visual check of the boat photo below. Watered the plants on the lanai.
7/8/20: The landscape bushes on the left side of the house need to be trimmed see photo below. The lawn has some browning on the front, back and sides see photos below. The irrigation timer is off.
7/8/20: Removed a truly nolen sign dated 7/1 from the front yard. Brought in 5 pieces of mail photo below. The pool water auto leveler is not connected & sitting on the lanai. There is some minimal browning in the front yard see photo below. Weeds in the landscape beds appear to have been sprayed & are brown and wilting. The irrigation system is turned off. Current photo of seawall construction below. Poured 1 oz of bleach in each toilet.
7/8/20: The air conditioner has been repaired & is no longer dripping water on the garage floor. A smoke detector in the living room & the guest bedroom hallway were chirping when I arrived, I was able to replace one of the 9v batteries with the last one provided on the table in the living room & had to supply a 9v for the other smoke detector. Made sure to text them after installing the new batteries. The kitchen sink faucet leaks from underneath when water is running only, I shut the valves off & tagged it as such. Visual check of the boat photo below. Remove. the lockbox from the front door.
7/8/20: The water main was on when I arrived, most likely from pool company leaving hose with timer on in pool. Visual check of the boat photo below.
7/8/20: Brought in 18 pieces of mail see photos below. Visual check of the boat photo below. The ceiling fan in the kitchen is on. Made sure to use the water main with the green handles only.
7/8/20: Watered all exterior potted plants. Valves are off on all toilets, I turned them on then back off to flush them. Mini fridge on lanai is off, can not find any tripped breakers or gfi’s.
7/7/20: The humidity level was slightly high inside when I arrived over 60%, i lowered the dehumidistat down to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The new fan blades have already been installed before I arrived & it appears repairs have started on the bathroom leak see photos below. Did not run the shower in the master bathroom due to potential leak going through wall. Replaced two 9v batteries in the smoke detector on our first meeting to set up service.
7/7/20: Disconnected the battery maintainer, unplugged the air dryer, opened the garage door screens, pulled the car out of the garage & let it idle during the entire service call see photo below. Reconnected the battery maintainer, plugged the air dryer back in, closed the screens & put the car keys back on the dining room table. There is a fresh oil stain on the garage floor from underneath the front of the car see photo below. Put the old mailbox in the garbage can. The section of metal soffit on the front of the house still needs to be repaired. Checked all light timers.
7/7/20: The small citrus tree in the front yard appears to be dying see photo below. Tested the irrigation system, ran 2 zones.
