Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,662 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/10/20: Brought in 3 pieces of mail see photo below. Drove the suv & golf cart within the community. The smoke detector in the master bedroom was chirping, I replaced the battery with a new 9v battery & made sure to test it. Damp rid buckets in the suv are full.7/10/20: No signs of any water damage from recent fire sprinkler leaks in adjacent units. The ac air filter was dirty, I replaced it with a new one from the under stair storage size 18x18x1. Replaced a full damp rid bag in the attic.
7/10/20: Neighbor Ella was in the unit when I arrived.
7/10/20: Started the suv & let it idle during the service call. Checked the attic space upstairs.
7/10/20: The humidity level was on the cusp of being over an acceptable level, I lowered the dehumidistat to 50% to help mitigate the humidity level. Will continue to monitor closely & adjust accordingly.
7/10/20: Watered the plant on the kitchen counter.
7/10/20: Master bathroom toilet water supply valve is corroded & has a drip leak when turned on, the valve is shut off & tagged as such. I have been pouring water down the toilet to ensure that the trap doesn't dry out.
7/10/20: Turned off breakers to the water heater & range. There is a section of the living room ceiling under repair from possible water leak above see photo below. One of the living room ceiling fans are on. Watered the sago palm on the lanai.
7/10/20: Met paver employee to open garage so they could put items back on lanai
7/10/20: Poured vinegar down the HVAC condensate drain line.
7/10/20: Watered the 3 plants on the lanai.
7/10/20: The guest bathroom toilet runs, the valve is off & I tagged it as such. Turned valve on then back off to flush it.
7/10/20: The railings on both balconies have green mildew on them. Lower level readings temp 81.4 and humidity 46.2%.
7/10/20: Black mildew is starting to build up on the inside front door jamb see photo below. The master bathroom toilet is running slowly as well, it appears the flappers in both toilets are deteriorated and need to be replaced, I shut the valve off & tagged it as such. The guest bathroom toilet runs slowly, I shut the valve off & tagged it as such.
7/10/20: The water main & laundry room lights were on when I arrived. The master bathroom toilet has been put back into place photo below. Poured vinegar down the HVAC condensate drain line. The wine cooler & both mini fridges were all on & cold. The front balcony had minimal droppings on the floor photo below.
7/10/20: Landscape flowers & bushes appear to have been trimmed recently see photos below. Started the car & let it idle during the entire service call, made sure to put the keys back in the locked closet. All ac filters were replaced on the last service call photo of Grand Aire maintenance report below. Ac technician said stain on upstairs guest bedroom ceiling next to ac return is ok & nothing to be concerned with. All ceiling fans are on. Landscape lighting is off.
7/9/20: The lamps in the dining room are still on. Watered the plant in the kitchen sink. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet. Checked all damp rid buckets.
7/9/20: Crack in ceiling in master bedroom just above slider has not changed in appearance, will continue to monitor closely.
7/9/20: The light was on in the China hutch by the front door when I arrived. The master bathroom bathtub has no water pressure, it is tagged as such.
7/9/20: The Audi has been moved out to the parking lot by management from the garage floors getting painted. I replaced the damp rid bucket in the vehicle. Dehumidifier in kitchen read 45. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
7/9/20: The Camry is still in building #25. The battery maintainer is in the storage room but still can not find the air dryer. Everything has been removed from the other areas of the garage for painting floors. Watered the live plant on the kitchen window sill.
7/9/20: Ran storm shutters up & down. Remodel work has not changed in appearance since the last service call. No water in the kitchen or master bathroom. Watered the plants on the lanai. Water is off at 2004.
7/9/20: The wine cooler in the dining room was on & reading 41/50.
7/9/20: Started the car & let it idle during the service call.
7/9/20: The dehumidifier in the storage room is making a loud noise. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & making a strange sound when running, i opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
