Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/28/20: Unit clean, dehumidifier running at 45, humidity good, no problems observed
7/28/20: Interior clean, watered tree in corner, appears to need some attention but I don’t know what, picture below, poured vinegar down HVAC evac tube, poured bleach in toilets
7/28/20: Interior clean, humidity good. Ran disposal, flushed and brushed toilets, added bleach to toilets
7/28/20: Unit clean, humidity good, covers worn , no problems observed
7/28/20: Interior again found 3 large bugs, picture below, humidity good, water was on upon arrival and off upon departure, green tape over sink stoppers ?
7/28/20: Exterior good, pool clean and water level 2/3 skimmer port, interior clean, no problems observed
7/28/20: Exterior good , pool clean, water level 1/2 skimmer port, bushes have been trimmed, interior two bugs disposed of, humidity good no other problems observed
7/28/20: Exterior good, interior one cinch bug disposed of, humidity good upstairs and down,
7/28/20: Damp rid bucket in the car has just now reached the halfway mark, will continue to monitor closely see photo below. Dehumidifier in kitchen read 44.
7/28/20: Started the car & let it idle during the service call.
7/28/20: Unit clean, again no problems observed, humidity good also
7/28/20: The neighbor roger was working in garage #9528 when I arrived, the dehumidifier was unplugged as he had the overhead door open. Poured capful of bleach into each toilet. Garage #9528 observations- Humidity & temperature readings were 67.3% & 88.6. Dehumidifier unplugged. Refrigerator off doors open.
7/28/20: Exterior good, interior one spider disposed of, picture below, no problems observed
7/28/20: Checked damp rid bag in master bedroom closet. The stain on the guest bathroom ceiling has not changed in appearance, will continue to monitor closely. The toilet in the office bathroom runs, the valve is off & it is tagged as such. I fill a mop bucket with water to flush it.
7/28/20: Exterior good, pool clean, water level 1/2 skimmer port, picture below, interior clean, garage dehumidifier at 55, no problems observed, dry spot in yard
7/28/20: Interior, clean, humidity good, disposal little noisy, no problems observed
7/28/20: Interior clean, humidity good, move humidistat back to 55, no problems observed
7/28/20: Dehumidifier in kitchen read 48. Watered the plant in the kitchen & rotated it.
7/28/20: Removed an undated truly Nolan sign from the front yard. Weeds are growing in the pool pavers.
7/28/20: Exterior good, pool weeds in pavers, pool clean and water level 1/3 skimmer port, interior clean, poured vinegar down HVAC tube, no problems observed. Pictures below
7/28/20: There is still excessive condensation on the bottom of the air handler in the garage. Boat garage humidity and temperature levels 69.1% & 83.8. Visual check of the boat & trailer. Poured capful of bleach into each toilet. Made sure to leave the water main on for the pool water auto leveler.
7/28/20: Exterior good, appears a golf ball went through pool screen, photo below. Water level of pool 1/3 skimmer port.
7/28/20: Replaced all damp rid bags which were full, no more replacements are left. Watered the 2 plants by the front door on the inside.
7/28/20: Exterior, weeds in pool area, pool debris on bottom, water level 2/3 skimmer port, interior clean no problems observed, pictures below
7/28/20: Exterior, many spider webs and spiders, weeds on Lanai, interior vinegar down HVAC tube, humidity high, lowered thermostat to 72, went to next client inspection, came back and HVAC not running
