Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/30/20: Drive by temperature & humidity check after ac repair last week. Ac thermostat set to 78. Temperature & humidity readings were 78.9 & 54.0%. Ac seems to be working fine. Photo of grand aire services invoice left on kitchen counter below.
7/29/20: Replaced the ac air filter with a new 16x20x1 pleated air filter & wrote the date of installation on it see photo below. Poured vinegar down the HVAC condensate drain line. Replaced all 6 full damp rid containers with large damp rid buckets see photo below.
7/29/20: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it.
7/29/20: The humidity level is back down to an acceptable level of under 60% after the last adjustment. Will continue to monitor closely & adjust accordingly. Visually checked all pictures on walls.
7/29/20: The smoke detector in the kitchen was chirping when I arrived, I replaced the batteries with 3 new AA batteries supplied on the kitchen counter.
7/29/20: Some weeds are growing in the landscape beds. The guest bathroom bathtub hot water faucet handle drips when water is running, it has been tagged as such.
7/29/20: Brought in 2 pieces of mail & 1 package see photos below. Weeds & grass are growing in all the rocks.
7/29/20: Brought in 5 pieces of mail see photo below. The landscape bushes on right side have been trimmed. Weeds are growing in the pavers & landscape beds. Emptied & refilled damp rid buckets in both vehicles with damp rid granules supplied. Visual check of the boat photo below. Made sure to use the water main with the green handles only.

7/29/20: Watered all exterior potted plants. Valves are off on all toilets, I turned them on then back off to flush them. Mini fridge on lanai is off, can not find any tripped breakers or gfi’s.
7/29/20: Did not turn on the master bathroom shower per client.
7/29/20: Interior clean, no problems observed, front humidity 48.6 temperature 86.1
7/29/20: Exterior painting in progress, all opens covered,
7/29/20: All the landscape bushes have been trimmed except the front right corner of the house see photo below. Mini fridge on lanai was on & cold.
7/29/20: All good, no problems observed,
7/29/20: Exterior good, interior clean, humidity good, a good thing again no problems observed
7/29/20: The humidity level was on the cusp of being over the acceptable level of 60%, I lowered the ac thermostat to 77 to help mitigate the humidity level. Will continue to monitor closely & adjust accordingly. Checked all wood floors throughly.
7/29/20: Exterior good, interior clean, turned water on off toilets, flushed and brushed, humidity good, no problems observed
7/29/20: Exterior good, interior 1 cinch worm discarded, damp rid bags half full, no other problems observed
7/29/20: The humidity level was slightly high over the acceptable level of 60% in the living room, I lowered the thermostat to 77 to help mitigate the humidity level. Will continue to monitor closely & adjust accordingly. Brought in 1 pool service slip dated 7/23. I shut off the water main to the house only when leaving.
7/29/20: There is still some browning in the lawn see photos below. Weeds & grass are growing in some of the landscape beds. Poured a capful of bleach into each toilet.
7/29/20: Exterior good, interior humidity over 60, lowered thermostat to 80, no other problems observed,
7/29/20: Exterior good, interior humidity up, am turning humidistat to on and will check back before I leave area, countertop chip repaired picture below, interior clean. When I returned the humidity had been brought down under 60%, reset the humidistat to 50%
7/29/20: Brought in 3 pieces of mail see photo below. The lawn needs to be mowed. Checked the pool bathroom. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left.
7/29/20: The humidity level was slightly high inside the residence, I lowered the ac thermostat to 77 to help mitigate the humidity level. Will continue to monitor closely & adjust accordingly. The pool water level was at an optimal level of half the skimmer port.
