Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/6/20: Found the dehumidistat set to the on position & moved it back to the previous setting of 55%. Turned the ice maker off. Turned off the water heater & range breakers. The ac air filter is dirty & needs to be replaced. Could not gain access to the storage room below with keys provided.8/6/20: The mold has been removed from the suv see photos below. Installed new air dryer with a new 25’ extension cord in the suv see photos below. A grand aire hvac maintenance report was on the kitchen counter when I arrived see photo below. Started the vehicle & let it idle during the service call. Oil change indicator is on.
8/6/20: Poured vinegar down the HVAC condensate drain line & brought in a 1 gallon replacement container see photo below.
8/6/20: The humidity level was over the acceptable level of 60% again, I found the dehumidistat settings have been changed again from the last service call from 55% to 60%. I moved the dehumidistat back to 55% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Any humidity level over 60% increases your chances of getting mold. The guest bathroom bathtub faucet handle leaks when water is running only, it has been tagged as such. There is a crack on the living room ceiling above the ceiling fan, will continue to monitor closely. Upstairs temperature & humidity readings were 82.6 & 61.5%.
8/6/20: Checked all damp rid buckets which are 25% full see photo below.
8/5/20: Met with ac technician John from 4 seasons & let inside the residence for HVAC repair. I stayed with the technician until he was finished, confirmed that the ac was working properly & locked the front door upon leaving. Technician found the condensate drain line clogged & cleaned out the drain.
8/5/20: There appears to be a broken irrigation line washing out on the back right corner of the house see photos below. Brought in several pieces of mail & sent out all requested mail. Visual check of the boat photo below. Weeds & vines are growing in all the landscape beds. The alarm keypad still has a message displayed Error sensor #12AFW & an intermittent beeping sound is coming from the living room entertainment center. It is also saying warning a smoke detector is not responding.
8/5/20: Brought in 1 package that was laying by the front door when I arrived see photo below. The lawn still has some browning In the front & back photos below.
8/5/20: Removed a truly nolen sign dated 8/3 from the front yard. Brought in 3 pieces of mail see photo below. Current photo of seawall construction below. Weeds are growing in the landscape beds & the lawn still has some browning in the back photos below. Poured capful of bleach into each toilet.
8/5/20: Elite pest control was on the property when I arrived, I removed the sign from the front yard when they left. One of the boat lift motor covers was laying on the lanai when I arrived see photos below. The kitchen sink faucet leaks from underneath when water is running, I shut the valves off & tagged it as such. Visual check of the boat photo below.
8/5/20: Turned the irrigation system off per client. Visual check of the boat photo below.
8/5/20: Brought in 6 pieces of mail see photo below. Weeds are growing in the pavers & landscape beds see photos below. Visual check of the boat photo below. Made sure to use the water main with the green handles only.
8/5/20: Watered all exterior potted plants. Valves are off on all toilets. Mini fridge on lanai is off, can not find any tripped breakers or gfi outlets.
8/4/20: The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
8/4/20: Started the car, pulled it out of the garage & let it idle during the service call. Checked all damp rid bags & air fresheners. Checked all light timers. No mailbox.
8/4/20: Both bathroom faucets are leaking from the traps when water is running, I have tagged them as such. See photos below. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
8/4/20: The dining room light was on when I arrived. The kitchen sink leaks from the trap when water is running, the valves are shut off & it has been tagged as such. The guest bathroom sink leaks from underneath when water is running, the valves are shut off & it has been tagged as such. The water supply valves are corroded in both bathrooms.
8/4/20: Exterior good, pool debris on bottom, water level 1/2 skimmer port, picture below, interior clean, humidity good, no problems observed
8/4/20: Bobs truck was in the garage. Tested the irrigation system, ran 2 zones.
8/4/20: Exterior good, pool clean water 1/2 skimmer port, interior clean, no problems observed
8/4/20: The weeds appear to have all been sprayed. Checked all damp rid bags & buckets. Visual check of the boat & trailer. The master bathroom sink drains slowly, it is tagged as such.
8/4/20: The humidity level was slightly high inside the residence, I lowered the ac thermostat to 81 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both pool cage doors are locked.
8/4/20: Exterior good, interior clean, watered plant in sink, poured vinegar down HVAC tube, poured a few ounces of bleach in toilets, humidity good. No problems observed
8/4/20: A Florida department of health septic certificate was on the front door when I arrived see photo below. Found loose spline to be the cause of the pool cage screen, it appears that the wrong size spline was used in several areas see photos below. I was able to put the screen temporarily back into position by pressing in some of the fallen spline. Brought in 4 pool slips from the lanai dated 7/8-7/29. Weeds & grass are growing in the landscape beds.
8/4/20: Exterior good, interior clean, poured vinegar down HVAC tube, disposal on off, no problems observed
