Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/7/20: The guest bathroom toilet runs, the valve is off & It is tagged it as such. Turned valve on then back off to flush it.
8/7/20: Brought the garbage can up to the side of the house. The unit appears to have been occupied since last service call. Made sure water heater breaker was off. Lower level readings temp 83.8 and humidity 49.6%.
8/7/20: Poured vinegar down the HVAC condensate drain line. The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
8/7/20: Checked to make sure the breakers to the water heater & range were off.
8/7/20: Photos of landscaping below. Started the car & let it idle during the service call. All ceiling fans are on. Landscape lighting is off.
8/6/20: Went to the residence to check on restoration progress from water leak in the master bathroom earlier today. A dehumidifier and several air dryers have been installed see photos below. The water does not appear to have made it to the cabinets & no drywall or baseboards have been removed at this time. Brought the wet towels home to wash & dry. Will return them next week.
8/6/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant in the kitchen sink. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet. Checked all damp rid buckets, big buckets are around 50% full see photo below.
8/6/20: The storm shutters on the back lanai have been closed. The stain on the ceiling in the utility room hallway has not changed in appearance, will continue to monitor closely. Crack in ceiling in master bedroom just above slider has not changed in appearance, will continue to monitor closely.
8/6/20: I heard water spraying in the master bathroom when I first entered the residence, i found the plastic water supply line on the master bathroom toilet had broken when I turned the water main on outside and was spraying water everywhere see photos below. I shut the water off immediately & started cleaning up any standing water with towels from the pantry. I contacted Cathy from management who came to check everything & has a water remediation crew coming today. The master bathroom bathtub has no water pressure, it is tagged as such.
8/6/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 78 to help mitigate the high humidity level, will continue to monitor closely & adjust accordingly. Dehumidifier in kitchen read 55. Emptied & refilled all damp rid buckets & replaced all hanging bags. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
8/6/20: Watered the live plant on the kitchen window sill.
8/6/20: Remodel progress has not changed in appearance since the last service call. Left the storage room unlocked for now. No water in the kitchen or master bathroom. Watered the plants on the lanai. Water is off at 2004.
8/6/20: There is still ghost ant activity in the kitchen on window sill over kitchen sink & by cabinets next to sink. The wine cooler in the dining room was on & reading 41/50.
8/6/20: Started the car & let it idle during the service call.
8/6/20: The dehumidifier in the storage room is making a loud noise. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & making a strange sound when running, i opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
8/6/20: The water pressure was very low throughout the whole unit during the service call. Master bathroom shower has no water pressure, it is tagged as such.
8/6/20: I lowered the dehumidistat to 35% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Nothing found in the master bedroom closet, current damp rid bucket is 50% full see photo below.
8/6/20: The humidity level was high inside the residence when I arrived, I lowered the dehumidistat to 55% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets which are currently 25% full see photo below. Watered plants on the lanai. Deep freezer in storage room was on & cold.
8/6/20: Set the upstairs ac thermostat to 78 per client. Put the storm shutter on the front door back down when leaving.
8/6/20: The ac air filter is dirty & needs replaced size 20x22x1. The guest bathroom sink right faucet handle leaks from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
8/6/20: The dehumidifier in the storage room was unplugged when I arrived. I plugged it back in. Drove the suv within the community.
8/6/20: Brought in 6 pieces of mail see photos below.
8/6/20: The front lanai storm shutter was down when I arrived. Wine chiller in the downstairs guest bedroom closet was on & cold. All ceiling fans are on.
8/6/20: Checked the damp rid bag in the mb closet. The stains on the living room ceiling & the upstairs guest bedroom closet have not changed in appearance, will continue to monitor closely.
8/6/20: Put the ac thermostat back to the previous setting of 80. Checked all damp rid buckets.
