Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,441 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/6/20: No problems observed, humidity acceptable, all clean
10/6/20: No problems observed
10/6/20: Exterior vines growing around Lanai and on left side growing into soffits and could give access to unwanted pests, interior clean and humidity good, no problems observed, picture below
10/6/20: Started the car & let it run during the service call. Ran the mesh storm shutters up & down.
10/6/20: Exterior good, interior, no problems observed, humidity good, disposal very noisy
10/6/20: Ran the storm shutters up & down.
10/6/20: Yellow ribbon on coach light? Interior 1 dead insect, work continues in guest bath. Garage - dehumidifier shows filter needs cleaning, unit running with dry hose which was pulled out of door (photo below), realigned hose but turned dehumidifier off as I am not sure why it was in this condition> Car - right front tire on car appears very low, charger running. Photo of pool skimmer port for water level. Additional pictures below .
10/6/20: The humidity level was over 60% inside the residence again, I lowered the ac thermostat to 76 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Dehumidifier in the kitchen read 54. Dehumidifier in bathroom read 50. The stain on the master bedroom ceiling over the right side window has not changed in appearance, will continue to monitor closely. Did not flush any toilets. Watered the 5 plants on the lanai.
10/6/20: Dehumidifier in kitchen read 50. The tags have been removed from both toilets & they are no longer leaking. They appear to have been repaired or replaced. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
10/6/20: Exterior good, interior clean and humidity good, dehumidifier running at 40, poured vinegar down HVAC tube.
10/6/20: No problems observed except tree doesn’t look well, picture below. Poured bleach in toilets and vinegar down HVAC tube.
10/6/20: Found the ac thermostat set to 72 when I arrived? It is set to permanent hold & not running any schedules.
10/6/20: Met with Sharon from Coldwell banker & let into the residence to take a video during the service call. The stain on the guest bathroom ceiling has not changed in appearance, will continue to monitor closely. The toilet in the office bathroom runs, the valve is off & it is tagged as such. I fill a mop bucket with water to flush it.
10/6/20: No problems observed, turned breaker on ran disposal turned breaker off, poured bleach in toilets, all is well
10/6/20: Interior clean, no problems observed, humidity good,
10/6/20: No problems observed. Put covers back HVAC on, sprayed front door threshold and up about 2 feet, humidity good.
10/6/20: Ran the storm shutters up & down. Dehumidifier in kitchen read 56. Watered the plant in the kitchen & rotated it.
10/6/20: Exterior landscaping being done, pool clean and water level abou 1/3 skimmer port, downspout unhooked back by pool, pictures below interior several dead insects and 1 live small spider in master tub discarded, humidity good
10/6/20: Met technician from Air Experts at 9 AM. Lanai has several dead leaves from plants. Attic area near air handler is dry. Some surface mold but could be cleaned and painted especially since it is damage found in the garage. Some dirt in ceiling in guest bedroom near garage probably because the vent is partially closed. A water leak has started above the entry door needs a roofer to determine problem. Tile in master bathroom sound/feel hollow when walked on, this has been this way for months none are cracked and grout appears fine. Refrigerator door gaskets not sealing fully causing some moisture see photos below.
10/6/20: Exterior good, gate locked, interior some dead bugs by front door and back patio door, pictures below, humidity good, no other problems observed
10/6/20: Removed a Hughes exterminators sign from the front yard. The water pressure was back in the house when I arrived. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 71.4% & 83.6. Poured capful of bleach into each toilet. Made sure to leave the water main on for the pool auto leveler when leaving.
10/6/20: Exterior trim work has been done, pictures below, interior many many dead ants In dining and kitchen, also several dead large bugs disposed of, nothing alive , pictures below,
10/6/20: The irrigation leak on the left side of the house has not been repaired yet, it appears to be an uncapped threaded riser possibly 1/2”. It will need to be dug out & the line cleared of debris for repair. Watered the 2 plants by the front door.
10/6/20: Interior clean, humidity still little high but acceptable, no problems observed
10/6/20: There appears to be an invasive melaleuca tree growing in front of the juniper bush on the front right side of the house.
