Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,441 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/7/20: The smoke detector in the living room was chirping when I arrived, I replaced the battery with one new 9v battery & made sure to test it after installing the new battery.
10/7/20: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
10/7/20: The master bathroom toilet has developed a crack on the front of the tank & was slowly leaking water after I turned on the water main & came inside, I shut the valve off & tagged it as such see photo below. Visually checked all pictures on the walls.
10/7/20: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it to keep the trap from drying out.
10/7/20: Sprayed some more active hornets nest on the back soffits. The guest bathroom bathtub hot water faucet handle drips when water is running, it has been tagged as such.
10/7/20: Seed pods are starting to develop on one of palm trees in the back yard. The lawn has some browning in the front. The back guest bathroom bathtub plastic faucet handle & toilet are broken, they have been tagged as such. I use a mop bucket to pour water into the toilet to keep the trap from drying out. Poured capful of bleach into each toilet when finished cleaning them.
10/7/20: Brought in 9 pieces of mail photo below. Weeds are growing in the deco drain by the pool. Made sure to use the water main with the green handles only.
10/7/20: Weeds are starting to grow in the landscape beds. Visual check of the boat photo below.
10/7/20: Watered all exterior potted plants. The master bathroom toilet leaks from between the base & the floor when flushed, the valve is off & it is tagged as such. Valves are off on all toilets. Mini fridge on the lanai is off.
10/7/20: Drove the vehicle within the community, made sure to go really slow until it warmed up. Did not turn on the master bathroom shower per client.
10/7/20: Interior clean, humidity little high, turned thermostat down to 81, front area reads temperature 84 humidity 58.9, no problems observed
10/7/20: Exterior good, interior clean, humidity little high with orange mold starting on dining room ceiling, picture below, turned thermostat down to 78 to help mitigate humidity levels.
10/7/20: Brought in 2 pieces of mail see photo below. There was some survey markings in the front yard when I arrived see photo below. The century link interface has been installed in the desired location, it appears they are running the line from the pole in the back yard see photos below. There was a package from century link laying on the inside of the front door when I arrived photo below. Weeds & grass are growing in the landscape beds photo below. Made sure the water heater & range breakers were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance with the vinegar provided.
10/7/20: Exterior good, interior clean, no worker activity, humidity good, no problems observed
10/7/20: Exterior good, interior thermostat set to off? Humidity 68.7. Turned thermostat on and unit is running and cooling. Interior clean. Charger on car still says battery bad, picture below. I stopped back after an hour and the humidity was down to 55%, so system is working.
10/7/20: Interior 4 insects disposed of, humidity acceptable, no problems observed, picture below
10/7/20: Checked all wood floors throughly.
10/7/20: No problems observed exterior or interior, no insects, humidity acceptable
10/7/20: There is an ant pile coming up through the carpet along a baseboard in the front guest bedroom closest to the front door see photo below. Brought in 4 pieces of mail & 2 pool service slips dated 9/24 & 10/1 photo below. The pool cage & deck may need to be pressure washed soon. I shut off the water main to the house only when leaving.
10/7/20: No problems observed exterior or interior, no insects sighted, car charger green, humidity good
10/7/20: No problems observed exterior or interior, humidity acceptable
10/7/20: The lawn has some browning in the front on each side of the driveway & right side of the house. The guest bathroom shower has grout starting to come out of one of the corners. Poured a capful of bleach into each toilet.
10/6/20: Printed & dropped off the insurance certificate with the friend per client.
10/6/20: The front door is extremely hard to open & close. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
10/6/20: Exterior good, interior clean, poured vinegar down HVAC tube and bleach in toilets.
