Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,424 service calls we have performed 29,321 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/17/25: Plugged in the Internet modem and made sure it was on before leaving. The humidity level was still over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Lanai screen door is locked.10/17/25: Both toilet fill valves are tagged for not working correctly. Client can address when they return. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.

10/17/25: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
10/17/25: Lowered the AC thermostat to 75 before leaving per the client. Lanai screen door is locked.

10/17/25: All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
10/17/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
10/17/25: Checked all damp rid buckets. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
10/17/25: Excessive weeds are still growing on the lanai. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
10/17/25: Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
10/17/25: All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lanai screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
10/17/25: Excessive weeds are building up in all the landscape beds and the Bougainvillea needs to be trimmed soon. The closer on the bottom of the glass storm door over the front door has quit working & will no longer hold the door open. Client is addressing. Checked all damp rid bags. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring all old water stains on the garage ceiling closely.
10/17/25: Watered the plant on a lanai and made sure to use the right side slider only. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
10/17/25: All of the landscaping bushes may need to be trimmed soon. The plate on the vehicle is expired. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
10/17/25: Excessive weeds are growing on the lanai. All ceiling fans are off. All storm shutters are on/closed except for the windows on the right & back side of the house & the front door.
10/17/25: Brought in two pieces of mail see photo below. The plastic water main handle is recommended to be replaced with a brass ball valve handle. The plastic gutter downspout extension on the left side of the house is forming a hole in the yard from significant washout when it rains. Watered the bromeliad in the foyer. All ceiling fans are off. Lanai screen door is locked.
10/17/25: The garbage disposal is seized & I’m unable to free it. All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on.
10/16/25: All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.
10/16/25: Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
10/16/25: Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
10/16/25: Made sure the water heater, range & ice maker were off. Air dryer is off. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
10/16/25: The automatic ac condensate drain line cleaner is 1/4 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
10/16/25: All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
10/16/25: Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door.
