Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,422 service calls we have performed 29,321 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/17/25: Brought in two pieces of mail with some sales flyers see photo below. The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level back up. The lanai may need to be cleaned soon. There are some dead ants underneath the living room and guest bedroom windows. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
11/17/25: Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
11/17/25: Monitoring all old water stains on the ceilings closely. The exterior of the residence needs to be pressure washed at some point. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
11/17/25: There is a small section of soffits damaged & hanging down on the middle of the right side of the house. The left side kitchen sink leaks from underneath where the drain connects to the bottom of the sink when water is being ran through it & is tagged as such. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
11/17/25: Made sure the water heater and ice maker were off. There are perishable items inside the refrigerator. The AC air filter was dirty and needed to be replaced. I replaced it with one of the new air filters provided and wrote the date of installation on it. The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge is off. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
11/17/25: Sprayed silicone lubricant in the tracks & ran the storm shutter down & up for preventative maintenance. The lawn has some browning on the left side of the house. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
11/17/25: Portable dehumidifier read 44. Ceiling fan is on.
11/17/25: The left side garage overhead door is still not working. A section of floor tile is buckling on the right side of the house along the walkway in front of the back living room window. Made sure both pool auto filler water valves were on. Some storm shutters are open & some are closed
11/17/25: Checked all damp rid bags throughout the residence. The new palm tree installed in the front yard appeared to be alive & healthy. There is an animal still digging a hole in the landscaping on the left side of the house just past the front door. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Used the water main handle on the left side of the garage.
11/17/25: Brought in one piece of mail see photo below. Made sure the water heater, range and ice maker were off. Found the master bedroom & bathroom windows unlocked and locked them. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
11/17/25: Watered the plant in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Green slip in mailbox.
11/17/25: Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 48. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
11/14/25: All ceiling fans are off. Storage room on breezeway is locked.
11/14/25: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.

11/14/25: All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
11/14/25: The plate on the vehicle is expired. Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
11/14/25: Made sure the water heater, range and ice maker were off. Checked all damp rid buckets. All ceiling fans are off. Poured approximately one cup each of vinegar & water down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
11/14/25: Made sure the water heater, range and ice maker were off. The lock on the right side living room sliding glass door handle does not appear to be working correctly. The secondary lock is engaged. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is on. Lanai screen door is unlocked. All storm shutter panels are off.
11/14/25: All of the weeds have been removed and the landscape beds have been re-mulched since the last service call. One of the pictures in the foyer has fallen off the wall due to the command strips no longer holding it on the wall. Client can address when they return. Excessive weeds are still growing on the lanai. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
11/14/25: Weeds are starting to build up in the landscape beds. Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
11/14/25: Swept off the front porch. All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lanai screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
11/14/25: All of the landscaping bushes have been trimmed since the last service call but excessive weeds are still in all the Landscape beds. The closer on the bottom of the glass storm door over the front door has quit working & will no longer hold the door open. Client is addressing. Checked all damp rid bags. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring all old water stains on the garage ceiling closely.
11/14/25: The broken irrigation sprinkler head by the front door appears to have been repaired since the last service call and the foyer and living room were clean and dry when I arrived photos below. The AC thermostat had been raised to 77 since the last service call and I returned it to the original setting of 78 before leaving as everything was dry inside the residence after the water intrusion. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
11/14/25: Made sure the water heater, range and ice maker were off. The AC thermostat had a low battery warning on the display when I arrived photo below. I replaced the batteries with two new AA batteries provided in the kitchen pantry removing the low battery alert from the display. Visual check of the large lithium battery on the living room floor. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below. Clear storm shutter panels are installed over the dining room & master bathroom shower windows.
