Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,386 service calls we have performed 28,296 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/25/25: Client advised there will be activity throughout the residence in between service calls. Checked all damp rid buckets. All ceiling fans are off. Lanai screen door is unlocked.7/25/25: Watered the plant on the lanai & used the right side slider only. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
7/25/25: The plate on the vehicle is expired. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
7/25/25: The guest bathroom sink leaks from underneath where the trap connects to the bottom of the sink when water is running through it only. The valves are off & it is tagged as such. Client will address. All ceiling fans are off. All storm shutters are off/open.
7/25/25: All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below.
7/25/25: Monitoring the water damaged dining room ceiling closely. The ceiling has not changed in appearance & everything was currently dry. A section of the roof is temporarily tarped & a solar panel section is leaning on the left side of the residence. The plate on the Kia expires soon. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed.
7/24/25: All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.
7/24/25: Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
7/24/25: Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
7/24/25: A new water drain has been installed in the parking lot near the front of all the garage overhead doors recently see photo below. Brought in a large package that was laying by the front door when I arrived see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. I’m unable to access the garage storage room as my current passcode is no longer working. The wine cooler in the dining room is not working. Ac condensate automatic drain line cleaner was full. Mini fridge in dining room was on and cold. The garbage disposal is seized & Im unable to free it. Storm shutters are closed.
7/24/25: The garbage disposal was seized again when I arrived. I was able to free it using a disposal hex key & sprayed some wd-40 into it for now. Air dryer was on. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
7/24/25: The plastic was dry & I did not see any evidence of water underneath the white covering on the master bedroom ceiling. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 53. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. All storm shutters are closed. All storm shutter switches are in the neutral position.
7/24/25: The automatic ac condensate drain line cleaner is 1/2 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
7/24/25: The upstairs humidity level was over the acceptable level of 60% when I arrived. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
7/24/25: Automatic ac condensate drain line cleaner attached to air handler is 1/2 full. Mini fridge in foyer read 37/54. All ceiling fans are off. All storm shutters are closed.
7/24/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.

All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door.
7/24/25: Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
7/24/25: Removed a Hughes exterminators pest sign from the front yard. Brought in two pieces of mail with a Hughes exterminators business card see photo below. The garbage disposal was seized when I arrived. I was able to free it using a disposal hex key. There is an alert on the security panel concerning one of the motion sensors when I arrived. Several of the new landscaping bushes on the right side of the house appear to have died. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are unlocked. Left the water main on when leaving for the pool water auto filler.
7/24/25: The lawn has some browning in the backyard. Did not run any water in the showers & poured water down the drains using the water jugs provided. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
7/24/25: Brought in two pieces of mail see photo below. The plate on the vehicle has expired recently. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
7/24/25: Excessive weeds & grass are growing in all the landscape beds. Removing all of the patio furniture etc from the back of the house is highly recommended before hurricane season. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat & boat trailer. Turned off the water main to the house only when leaving.
7/24/25: Drive by. Unlocked the garage side entry door & the door going into the house for Kyle with Kirkus aire to repair the ac system. Kyle stated he would lock the door handles when leaving & contact the client. I will be returning to check the ac system & complete locking up the house.
7/23/25: All ceiling fans are off. Stairwell was clean.
7/23/25: I did not see any ants inside the residence. All ceiling fans are off.
