Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,386 service calls we have performed 28,296 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/25/25: Did not see any dead spiders on the floors. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Checked all light timers. Both lanai screen doors are locked. Water softener salt container half full.7/25/25: All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Pool is being filtered through the bottom drain. All storm shutter panels are off.
7/25/25: Removed the milk & creamer from the refrigerator. Locked the door between the garage & home. All ceiling fans are off. Some of the storm shutters around the residence have not been installed yet
7/25/25: Brought in one piece of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Poured 8ozs of Nuline down the ac condensate drain line for preventative maintenance. Water softener pump lcd screen was on. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour 8ozs of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
7/25/25: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
7/25/25: Mini fridge in kitchen was on & cold.
7/25/25: The ac system was back on & appeared to be working correctly again since being repaired after the last service call. Checked all small damp rid buckets. All ceiling fans are off.
7/25/25: All ceiling fans are off. Lanai screen door is locked.
7/25/25: The fill valve in the guest bathroom toilet has quit working. I have tagged the toilet as such. Client can address when they return. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.
7/25/25: All ceiling fans are off. Storage room on breezeway is locked.
7/25/25: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the Humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off.
7/25/25: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
7/25/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.

7/25/25: Removed the bags of ice from the freezer. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off.
7/25/25: The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
7/25/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
7/25/25: Checked all damp rid buckets. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
7/25/25: Portable dehumidifier in kitchen read 58. Checked light timer in living room. Lanai screen door is locked.
7/25/25: The lock on the right side living room sliding glass door handle does not appear to be working correctly. The secondary lock is engaged. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
7/25/25: Weeds are starting to build up on the lanai & all the landscape beds. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
7/25/25: Contractor access plus inspection. Met with Tom from Charlotte county safe & lock & let him use my key to the residence to repair the broken deadbolt on the front door. Tom repaired the deadbolt & latch on the front door. I stayed with tom until he was finished & confirmed the deadbolt was working correctly again before tom left. Weeds are starting to build up in the landscape beds. All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on.
7/25/25: Weeds are starting to build up in the landscape beds. Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
7/25/25: All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lanai screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
7/25/25: The bougainvillea may need to be trimmed soon photo below. The closer on the bottom of the glass storm door over the front door has quit working & will no longer hold the door open. Client is addressing. Checked all damp rid bags. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring all old water stains on the garage ceiling closely.
