Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,455 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/8/21: There were several pieces of tile grout laying in the guest bathroom bathtub when I arrived. It appears a section of tile grout is starting to fall out of one of the corners again see photos below. Irrigation system is off.9/8/21: There was a pile of sawdust on the driveway when I arrived see photo below. The master bedroom & lanai lights were on. I turned them off before leaving. The contractor appears to still be working inside the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. The irrigation system is on. Left the water main on for the pool water auto filler when leaving.
9/7/21: Electrical box still uncovered, as reported previously. Weeds growing on the lanai. Back right corner tree is leaning too far to one side again, photo below.
9/7/21: Watered the three plants on the lanai. The front hibiscus tree has begun to uproot and should be completely restaked, photo below.
9/7/21: Weeds growing in the cracks of the lanai pavers.
9/7/21: Watered all the potted plants on the lanai inside and outside the hurricane shutter. Replaced the HVAC Air Handler filter. Poured vinegar down the HVAC condensation evac tube and flushed with water.
9/7/21: Watered the 3 interior plants.
9/7/21: Pest Patrol was just leaving as I pulled up. There are still active wasp nests in the front under cover are by the front door. I’ve never had a pest control company that would kill them knock down wasps and wasp nest, very strange.
9/7/21: Several pest droppings in the guest bathroom and utility area as reported previously. Some chafing of roof tarp on the floor of the kitchen from the broken skylight as reported previously. No need to water plants due to the high volume of rain we’ve been having.
9/7/21: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
9/7/21: Client requires no water to be used in sinks, toilets, tubs and showers. The dehumidifier read 55 and filter was clean.
9/7/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
9/7/21: The dehumidifier read 55 and was running. There are still a bunch of live ants out front along the front wall and now there is another group on the side lanai. I did not find any live ants anywhere else.
9/7/21: The ac air filter was dirty & needed to be replaced. I replaced it with a new air filter provided next to the air handler & wrote the date of installation on it. Ran the storm shutter up & down for preventative maintenance. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
9/7/21: Photo of lake below. Found an irrigation head on the ground and moved it next to AC unit to ensure it didn’t get damaged or lost. Front water valve fit irrigation is off.
9/7/21: Ran the storm shutters up & down. The guest bathroom toilet is tagged for running. Client stated they will have the toilet repaired when they return. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
9/7/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. Both toilets were/are off at the tank valve. Bushes are all trimmed nicely.
9/7/21: The rear left tire was low on air when I arrived. I inflated the tire to the manufacturer specs on the drivers door with my cordless inflator see photos below. The master bathroom toilet has been tagged for running. It appears to need a new fill valve & flapper. Some paint is peeling underneath the bottom left corner of the right side guest bedroom window. It does not currently feel wet or damp. Checked & watered the 12 plants on the lanai.
9/7/21: All storm shutters are closed. Garage #9528 observations- Humidity & temperature readings were 62.4% & 84.9. Portable dehumidifier read 57. Refrigerator & freezer were on & cold.
9/7/21: Watered the palm plant on the lanai, the other plants tested very moist using a soil meter. There were several pieces of mail, none appeared important. The wine cooler was reading 50. Dehumidifier was not running & check bucket light was on. The bucket was full so I emptied it. If it is full next week it may indicate a plugged line issue. The #22 circuit breaker (Den/Foyer) is tripped. Efforts to reset this breaker failed, so it remains off.
9/7/21: The front tires on the vehicle were low when I arrived. I inflated both tires to the manufacturer specs on the drivers door using my cordless inflator see photos below. Made sure the water heater, range & ice maker were off. The ac air filter has been replaced since the last service call & a box of replacements has been provided. Closed the storm shutters on the lanai.
9/7/21: Portable dehumidifier in kitchen read 42. Watered the plant in the kitchen & rotated it.
9/7/21: The pool water level was low again when I arrived. I set the timer on the hose to run for 60mins when leaving to help bring the water level back up. The palm tree on the front of the house appears to be dying.
9/7/21: The pool pump appears to still be slowly leaking when running. The master bathtub shower handle is tagged for leaking when turned on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 67.8% & 84.9. Made sure to leave the water main on for the pool auto leveler when leaving.
9/7/21: The water hose for the pool auto filler has not been replaced yet. Client advised they will arrange a new hose for the pool auto filler. The pool water level is currently at the optimal level of half the skimmer port. Visual check of the boat photo below.
