Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,692 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/14/21: The kitchen sink faucet was not working when I arrived. I found the batteries were dead in the battery pack underneath the sink. I replaced the batteries with six new AA batteries provided in the utility room hallway which enabled the kitchen sink faucet to work again. Put the storm shutter over the front door back down when leaving.10/14/21: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.
10/14/21: Emptied & refilled all damp rid buckets in both vehicles. The ac system was back on & appeared to be working correctly since being repaired after the last service call. Will continue to monitor closely. Was unable to run any water inside the residence as it appears to be shut off. Portable dehumidifier in kitchen read 41.
10/14/21: The entire car has been throughly cleaned since the last service call & the cover was off when I arrived see photo below. Brought in a new air dryer, a large damp rid bucket & installed them in the Saab for mold prevention see photo below. The upstairs ac thermostat had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries. I closed the storm shutter over the front lanai when leaving.
10/14/21: Brought in one piece of mail see photo below. Had to replace the damp rid bag in the mb closet. All ceiling fans are on. All water stains on the living room ceiling & the upstairs closet have not changed in appearance since the last service call. Will continue to monitor closely.
10/14/21: Checked all damp rid buckets which are approximately 75% full.
10/14/21: The storm shutters on the lanai are closed.
10/14/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will need another container of vinegar by next service call. The storm shutters on the back lanai are closed.
10/14/21: The lanai storage closet door needs repair.
10/14/21: Drive by. Put a lockbox on the front door with a key to the residence inside for plumbing repairs per the client.
10/13/21: Met conditioned air tech for service. After replacing the capacitor he checked the air in the outbound duct it was 61°.
10/13/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Visual check of the boat photo below.
10/12/21: The kitchen sink faucet has been tagged for leaking from underneath when water is running. Did not run water in the master bathroom shower until repairs are completed.
10/12/21: The pest hole that was dug on the corner near the water main is not active as there is a great deal of debris in it.
10/12/21: There was 1/4” of water in the water heater drain pan when I arrived see photo below. I could not find where the water came from & not sure if the water heater is leaking. Will contact the client to advise them of the situation. While I was inspecting the water heater I discovered that the washable ac air filter above the water heater was dirty & tried to remove it to clean it but it was difficult to remove as it was being held up in the back. I was finally able to remove the air filter & found that the coil for the air handler has fallen on the back right corner & fell onto the air filter holding it in place see photos below. I washed the air filter & contacted the client. The air filter is being blocked from being installed in the back right corner but I was able to get it in for now. The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
10/12/21: The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. I contacted the roofing company who confirmed that the roof leak has been repaired. Removed the lockbox from the garage side entry door when leaving. Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside of the back of the lanai. No mailbox.
10/12/21: Set the thermostat to 70 as requested.
10/12/21: Weeds are growing in the landscape beds see photo below. The wood siding on the back right side of the house is starting to rot along the bottom see photos below. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23 x1.The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
10/12/21: Stopped back found the pool about mid skimmer port shut water main off.
10/12/21: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The front door keypad was flashing red at the top indicating low batteries, I looked in all the draws but did not find any batteries so I replaced them with batteries I carry just for this purpose.
10/12/21: The pool pump filter canister is still leaking photo below. The damp rid bucket in the truck is full see photo below. Monitoring the water leak in the living room closely. The garage side entry door is rusted on the bottom & there is a large hole in the bottom of the door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. I left all the water supply valves to all the sinks & toilets on. Turned the water main off to the house when leaving.
10/12/21: The lawn is very dry left of the drive and there are 2 dead plants just right of the water main, photos below. Some paver work being done at the front of the main garage overhead foot, photos below. The carpet has been lifted and remains loose as you walk into the master bedroom, photo below.
10/12/21: Put both the empty garbage cans in the garage. Brought in a package that was by the front door when I arrived see photo below. Made sure the water heater, oven & ice maker were off. Clients are aware of the pre-existing oil stains in the driveway.
10/12/21: Lawn is about the same. Poured vinegar down the HVAC condensation evac tube. Found one screen seam open, it is ripped and would need replaced as reported previously. Front door sweep coming apart, as previously reported. The pool level was very low, without any real heavy rain in the forecast I put the hose in before beginning the service call and will leave it for at least the next two service calls. Photo below of the skimmer port. I will return in an hour or so to see where the level is then. Weds growing in the cracks of the pavers on the lanai as previously reported.
10/12/21: The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
