Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,692 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/15/21: There were several pallets of pavers on each side of the driveway when I arrived see photos below. I left the storm shutter over the front door partially open for driveway paver installation photo below. Weeds are still growing by the pool. Started the Toyota, moved it out of the garage & let it idle during the service call.10/15/21: Drove the vehicle & golf cart again to keep the schedule. The front right tire was low on the vehicle when I arrived. I inflated it to the manufacturer specs on the drivers door using my cordless inflator see photos below. Branches from the rubber tree on the left side of the house are starting to rub against the pool cage screens. There appears to be some sections of facia rotting on the back of the house above the south pool cage screen door. The half bathroom appears to be completed.
10/15/21: There appears to be weeds growing in the gutters on the left side of the house. Weeds are growing by the pool. The water stain on the guest bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. There is a small section of soffits pushed up on the front left corner of the house above the address plaque. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
10/15/21: Drove the vehicle & golf cart again to keep the schedule. The bungee cords holding the tarps on the hot tub & outdoor kitchen are starting to dry rot & will need to be replaced soon. Brought in three pieces of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Could not run water in the utility sink as it is full of bbq grill parts. There are several hairline cracks in the stucco on both sides of the house. Photo of pool below.
10/15/21: The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
10/15/21: Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
10/15/21: The metal roof appears to be rusting on the edges looking down from the balcony.
10/15/21: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
10/15/21: The wine cooler in the kitchen was on & cold.
10/15/21: Watered the two plants in the living room. Vacant slip was in the mailbox.
10/15/21: There is mildew forming on the outside of the sliding glass doors & weather seals see photos below. The lanai may need to be cleaned soon. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
10/15/21: The wine cooler & both mini fridges were all on & cold. Both balcony floors were clean.
10/14/21: No workers were present when I arrived. I was unable to run water during today’s inspection as all of the rooms have been gutted. The workers have lowered the ac thermostat to 72. Photos of construction progress below.
10/14/21: Brought in a small stack of sales flyers. Portable dehumidifier in kitchen read 46. Mini fridge in kitchen is off & door propped open. Will need another container of vinegar by the next service call. The storm shutters are cracked for ventilation.
10/14/21: Checked all damp rids. Dehumidifier in kitchen read 55. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor closely.
10/14/21: The crown molding above the tv in the living room is starting to separate from the ceiling.
10/14/21: The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
10/14/21: Ran the storm shutters up & down. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
10/14/21: The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
10/14/21: The alarm keypad on the wall in the foyer will not stop beeping & I can not figure out how to turn it off. Did not run any water per the client.
10/14/21: All storm shutters are closed.
10/14/21: Moved all the storm shutters 1/4 of the way up & back down. The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
10/14/21: The master bathroom toilet is tagged for running. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
10/14/21: Checked the open damp rid bucket in master bedroom closet which is currently approximately 50% full.
10/14/21: Client advised they will deal with the garage disposal when they return. Checked all seven damp rid buckets which are approximately 50%-75% full & may need to be replaced soon. Watered the plants on the lanai.
